A real resale market

Boss Village is already trading as an established residential community rather than a promise of future construction. Buyers can inspect the actual house, land and condition before committing. The trade-off is that the specification of one listing should never be treated as the specification of the entire village.

Small-scale community

The best-supported project count is around 20 homes, which would make Boss Village relatively compact for East Pattaya. Hipflat, however, reports only eight, so the exact number of plots should remain a verification item until village or title records are reviewed.

East Pattaya practicality

The project sits in Nong Prue near the Siam Country Club and Pornprapanimit Road corridor, with road links toward the motorway network and Sukhumvit. It fits a car-based residential routine better than a buyer who expects to walk to the beach, nightlife or the central tourist strip.

House-by-house pricing

Current resale asking prices run from roughly THB 4.9M to THB 12.5M. The gap is not just about floor area: plot size, private pool, renovation, furnishing, mechanical condition and legal ownership structure can materially change what two apparently similar houses are worth.

Title before brand

We could not verify the original developer from an independent primary source. In a mature resale village, the more useful due-diligence questions are therefore tied to the specific asset: land title, registered owner, encumbrances, ownership of the structure, village rules and the physical condition of the property.

About the project

Boss Village is a small detached-house community in Nong Prue on the east side of Pattaya. It is not a new launch with a developer price list and standardized floor plans; it now functions as a resale market where completed homes appear in different sizes, conditions and specifications. That makes the individual property more important than a generic project description. Current listings show the lower end of the market around THB 4.9 million, while a substantially larger home on a 640 sqm plot with a private pool is marketed at THB 12.5 million. The spread reflects differences in land, internal area, renovation and private amenities rather than separate phases that we could verify.

The location sits in East Pattaya around the Siam Country Club and Pornprapanimit Road corridor. The practical use case is closer to year-round suburban living than to a walk-to-the-beach resort purchase. Local agency descriptions consistently point to access toward Motorways 7 and 36 and connections back to Sukhumvit Road. Rai Vanasin evening market is reported at about 1.3 km from the project. Buyers who expect to commute to central Pattaya, international schools or the Mabprachan area should test those routes at the hours they would actually travel, because the value of this location depends heavily on driving rather than on a compact pedestrian catchment.

Published project data is inconsistent. PropertyHub and a current Nestopa project record both state 20 units, while Hipflat lists eight. We use 20 as the better-supported figure but do not treat it as conclusive until the village or title documentation is checked. The completion year is also not published by the stronger sources. Even so, the project is plainly an existing occupied community: completed houses are being sold and rented, current listings describe tenants and move-in-ready properties, and a long-established Pattaya agency gives an East Pattaya office address inside Boss Village. An 'off plan' or 'under construction' label still shown by one property database conflicts with the observable resale market and appears to be a database-status error rather than the physical state of the village.

The shared amenity package is modest and residential. A communal swimming pool and security are repeated across independent local listings, with CCTV also mentioned in several sources. Private features vary by house. Some current and historical resale listings have private pools, gardens, covered parking, furnished interiors and European-style kitchens, while others are simpler homes relying mainly on the communal facilities. That variation is important when comparing asking prices: two three-bedroom houses in the same village may have very different land plots, usable areas, private outdoor space and maintenance needs.

The largest information gap is the original developer. We did not find a project website, launch archive or independently corroborated developer record. Thailand-Property currently associates Boss Village with '124 Privacy Condominium', but that attribution is not supported by the other project sources and appears to come from a broad aggregator developer database. We therefore leave the developer field out rather than convert an uncertain feed relationship into a fact. For a mature resale village, due diligence should focus on the specific land title, registered owner, encumbrances, ownership of the building, village rules and the physical condition of the home rather than on an unverified historical developer name.

Ownership format

Current Boss Village resale listings offer individual houses with land held in a Thai name. That does not give a foreign buyer ordinary direct freehold ownership of the land: Thai law generally restricts foreign land ownership, subject to narrow statutory exceptions. For a specific house, the land title, ownership of the structure and legally available transaction structure need to be checked separately.
