Renovations, extensions, private pools, plot sizes and maintenance standards vary widely. That changes how the project should be assessed. A buyer is not choosing between identical units with different views; they are comparing individual homes inside the same broader community. One may be turnkey, another may need a substantial refurbishment budget, while a third may have a larger plot or a private pool that materially changes its value. The village name provides the location and shared context, but the individual property determines most of the transaction risk and day-to-day quality.
The most consistent large-platform dataset places the project in Nong Prue and records completion in June 2009 with roughly 1,400 units. Other local project records, however, publish materially different historical figures: 2001 with 596 properties, or 2006 with 120. Those differences are too large to smooth away. Listings also refer to Eakmongkol 4/1, 4/2 and 4/3, suggesting that some websites may be counting separate internal sections while others roll them into the umbrella project. No accessible primary developer document was found that conclusively reconciles the boundaries. Eakmongkol 4 sits along Soi Khao Talo in East Pattaya, within an established urban area of local markets, convenience shops, restaurants and everyday services. Access toward Sukhumvit Road and the central city is straightforward by Pattaya standards, while Jomtien remains a drive rather than a walk. That trade-off is central to the project. Buyers gain the possibility of a private house and land-use arrangement inside a mature city neighborhood, but they should not expect beachfront living or a self-contained luxury compound. For families, retirees and long-stay residents who use a car, the setting can be very practical; for someone prioritising a walk-to-beach routine, it is a different proposition.
Shared facilities are supported by several independent sources, although the lists are not identical. The most consistently reported items are 24-hour security, CCTV and parking, while multiple local project records also describe a controlled entrance, communal swimming pool and internal roads. In an older village, the current operating condition matters more than the brochure list. A pool may exist but be managed differently across sections; security standards and common-area upkeep can also change over time. A sensible inspection therefore goes beyond the house itself. Buyers should identify the active village management for the relevant section, check current common charges and arrears, and confirm exactly which shared facilities the selected property is entitled to use.
Resale pricing is broad. On 15 September 2026 lower project listings on major platforms started around THB 2.49–2.65 million. Live and recent inventory includes two-bedroom homes or townhouses around 110 sqm, three-bedroom houses from roughly 140 to 195 sqm, and larger four-bedroom homes around 220 sqm or more. These figures are observed resale examples, not an original developer unit schedule. Price differences reflect more than internal floor area: plot size, renovation quality, private pools, furniture, corner positioning, building condition and title structure can all have a major effect. A price-per-square-metre comparison alone is therefore a weak shortcut in this village, particularly when a smaller renovated house on a good plot can be a better purchase than a larger but tired property.
For a foreign buyer, the land structure is the core legal issue. Many resale ads in the village identify the land as held in a Thai name. Thai government guidance confirms that ordinary foreign buyers generally cannot acquire direct freehold ownership of Thai land, subject only to narrow statutory exceptions. Ownership of the house structure and rights over the land should therefore be examined separately. If a long-term lease is proposed, the registered term, title deed, lessor and succession or renewal wording all need to be reviewed for the exact property. A 30-year registered lease is a legal instrument; additional renewal periods are contractual promises rather than an automatic extension of the registered right. This is one area where the marketing shorthand around a resale home should never replace the underlying documents.
The developer attribution is less clean than it would be for a current launch. The project is commonly associated with the Eakmongkol Group brand, while some directories use Eakmongkol Village as the developer label. An active primary project page or original corporate document confirming the exact legal development entity was not found in the accessible public record used for this dossier. That uncertainty does not make a resale purchase impossible: for an existing house, current title, seller authority, encumbrances, building condition and village obligations are more immediate. Still, the project record should not present a corporate name with more certainty than the evidence supports. Eakmongkol Group is therefore retained as the best-supported brand attribution, while the exact legal entity remains open.
The practical appeal of Eakmongkol 4 is straightforward: it offers a mature housing environment where buyers can inspect the actual home, street and neighborhood rather than rely on future delivery promises. The trade-off is heterogeneity. Some houses have been modernised carefully; others reflect years of deferred maintenance. A serious viewing should include the roof, wiring, water pressure and storage, drainage, signs of damp, air-conditioning, pool equipment where relevant, boundary lines, title documents and any village charges. The project can suit permanent residents and long-term landlords who value a house format close to Pattaya services, but it rewards property-level due diligence. The village name narrows the search. It does not replace inspection of the specific home.
Ownership format
These are landed homes, so a foreign buyer cannot treat ownership of the building and ownership of the land as the same thing. In an ordinary transaction a foreign national does not obtain direct freehold title to the land; the selected property needs a title check covering the land, the building and the proposed ownership route. A registered land lease is generally limited to up to 30 years, while any renewal promises depend on the actual contract.

Current resale inventory includes two-bedroom houses and townhouses around 110 sqm. This is the lower-entry format in the broader project pool, but condition varies substantially. Some homes are renovated while others need work, and the plot and land-title position must be checked property by property.
Three-bedroom homes are a common family-oriented format in the current resale pool. A live example offers 140 sqm in a furnished corner house with two bathrooms. Other listings are materially larger, so 140 sqm should be read as a current example rather than a standard project floor plan.
Larger four-bedroom houses suit buyers who need additional family or guest space and a bigger plot. One current example has 222 sqm of internal area over two storeys. In this segment, a private pool, renovation standard and land size can materially shift the asking price.
