The clearest reason to consider The Mountain is the amount of internal space available at a relatively low resale entry point. Original layouts start around 31.84 sqm, while the historical one-bedroom format is 56.3 sqm and current resale stock includes apartments close to 58 sqm. Compared with many newer compact Pattaya condos, that can mean a more usable bedroom, kitchen and storage arrangement. The value only holds if the specific unit and building are in sound condition, so price should be assessed together with renovation and common-area costs.

Mature resale stock

This is a development you can inspect as it actually operates. Sale and long-term rental listings are active, furnished units are common, and the surrounding neighbourhood is already established. That removes construction and handover uncertainty. It replaces it with a different type of due diligence: older apartments vary widely in maintenance quality, and a refurbished interior does not tell you whether the building has healthy finances, properly maintained lifts or upcoming major repairs.

Everyday East Pattaya

Khao Talo works best for residents who move around East and South Pattaya rather than organising daily life around the beachfront. Access toward the railway-side road and Sukhumvit makes shopping and cross-city driving practical, while the immediate area has local retail and food. Buyers who use their own transport may find the location efficient. Buyers who expect to walk to the sand, beach road nightlife or central malls will probably see the same location as a compromise.

Simple shared facilities

The communal offer is straightforward: pool, gym, parking, security and CCTV, with some sources also noting a shared meeting area and laundromat. For residents who do not need rooftop clubs, co-working floors or resort-scale landscaping, that can be enough. In an older condominium, however, today's maintenance standard matters more than the original facility list. A viewing should include the common areas, service rooms and building exterior, not only the apartment.

About the project

The Mountain Condominium is an established low-rise residential complex in Khao Talo, East Pattaya. The physical format is very different from Pattaya's newer beachfront towers. The strongest Thai project profiles describe seven low-rise buildings, each seven storeys, on a site of roughly seven rai. That generally means a more spread-out residential layout and less dependence on a single high-rise core. The difficult part is the project count. Public sources variously report 75, 462, 506, 528 and 539 units, while a legal disclosure reproduced in a Thai project profile describes one separately registered 77-unit condominium building. We therefore leave the total-unit field open rather than present one disputed number as fact.

The original unit mix is relatively generous for the price segment. Historical project material lists studios of about 31.84–39.72 sqm and a one-bedroom format of 56.3 sqm. Today's resale market is broader: one-bedroom listings around 40–58 sqm are visible, and some advertisements use studio and one-bedroom labels inconsistently. That is common enough in older stock where owners may have altered partitions or agents may categorise layouts differently. A buyer should therefore compare the registered plan, actual walls and title documentation instead of relying on the listing label alone.

There is active resale and rental stock in September 2026. Freshly refreshed sale advertisements range from entry-level units around THB 1.37 million to larger or better-positioned apartments above THB 2 million, while another live agency page shows a lower-priced foreign-name studio. These are seller asking prices, not a developer price list. Condition, furniture, floor, ownership registration and transfer terms vary from unit to unit. An unusually cheap apartment deserves extra attention to common-fee arrears, title restrictions, building condition and who pays taxes and transfer costs.

Khao Talo is a practical East Pattaya location rather than a walk-to-the-beach address. The development sits near the railway-side road with access toward Sukhumvit and the commercial belt of South Pattaya. Local markets, convenience retail, food and day-to-day services are part of the surrounding neighbourhood, and larger retail is reachable by road. The trade-off is straightforward: buyers can often obtain more internal space for their budget, but they should expect to use a car, motorbike or taxi for the beach and most central Pattaya trips.

Communal facilities are consistently described as including a swimming pool, gym, parking, 24-hour security and CCTV. Other long-standing project profiles add a meeting room, shared lounge or sitting area and laundromat. This is a functional package rather than a new resort-style amenity programme. Because the project has been operating for many years, the more important question is not whether a pool or gym appears on a brochure but how well the juristic person maintains the equipment, lifts, façades, drainage and common areas today.

The completion date is not clean enough to publish as a single year without qualification. Different databases cite 2010, 2011 and 2013, and one structured portal field even shows 2017. A legal disclosure reproduced on a Thai project page states that construction was completed and a condominium juristic person for one building was registered in 2012. This confirms that the development is long completed, but the exact completion year of the selected building should be checked against its condominium registration and title records.

There is also a distinction between the development brand and the legal entity named in historical disclosure. Market and developer-profile sources associate The Mountain with Forty Seven Group Co., Ltd., while the disclosure for one 77-unit condominium building identifies Golden Condotel Co., Ltd. as project owner. That may reflect separate legal registrations within the wider complex. In a resale transaction, the decisive documents are the title deed, the exact condominium juristic person and the seller's registered rights, not the branding used by an agency listing.

For a foreign buyer, the critical point is not the wording used by an advertisement but whether the selected unit can legally transfer into foreign freehold within the condominium's current foreign quota. The live resale sample includes at least one unit marketed in foreign name and other lower-priced units explicitly described as Thai ownership. That proves different registration situations exist inside the project, but it does not prove that every apartment can be transferred to a foreign buyer. Before paying a reservation deposit, obtain the juristic person's foreign-quota confirmation for the exact unit and verify the title and transfer route.

The rental side is useful because it shows genuine long-term demand rather than a projected return from a sales brochure. Late-August and early-September 2026 listings included a renovated studio around THB 8,000 per month and one-bedroom units around THB 12,000–15,000. Those are asking rents, not closed transactions, so they should not be converted into a promised yield. A serious investment model still needs vacancy, agent fees, common fees, maintenance, furniture replacement and the actual acquisition price of the chosen apartment.

Due diligence should extend well beyond the interior of the unit. For an older condominium, ask for the title deed, a debt-free certificate from the juristic person, current common-fee information, foreign-quota evidence where relevant and any available record of major building works. During the viewing, inspect lifts, façades, drainage, parking, pool systems and shared corridors. A newly renovated apartment can still sit inside a building facing expensive capital repairs, and public portals rarely provide enough information to assess that risk.

Condominium freehold for a foreign buyer is possible within the 49% foreign quota of the total area of the registered condominium. Quota availability and eligibility to register the selected unit in the buyer's name must be confirmed for that unit.
