That age changes the way the property should be assessed. A buyer is no longer underwriting a developer’s delivery promise. The relevant evidence is the building that exists today, the condition of the selected apartment, and how well the common property has been maintained after more than a decade of use.
The project is on Soi Sukhumvit Pattaya 87 in Nong Prue, Bang Lamung, Chon Buri. This is an inland Pattaya location rather than a beach-address condominium. It sits on the eastern side of the Sukhumvit corridor and connects into the local road network, including access toward Sukhumvit Road and the railway-side route. That can work well for residents who use a car or motorbike and want practical access around South and East Pattaya. These facilities recur across multiple independent project profiles and live resale listings, which makes them more reliable than a single broker’s amenity checklist. With a 2013 building, however, the condition of those facilities matters more than the number of icons on a listing page. A sensible inspection should include lifts, corridors, parking, pool areas, visible building fabric and the general standard of upkeep, not only the apartment interior. In a mature condominium, the quality of the juristic person’s management, maintenance history and current financial discipline can affect ownership experience more than the original launch specification.
Published original-style project descriptions consistently point to one-bedroom units around 35.58–38 sqm and two-bedroom units around 76 sqm. The current resale market is less tidy. Listings also show one-bedroom apartments around 50–52 sqm and large two-bedroom units above 100 sqm, including a 115.74 sqm resale. The DDproperty listing was posted on 25 August 2026 and states that the unit is available under the foreign quota. That is useful as a real market reference, but it should not be presented as a project-wide starting price. The Blue Residence is a resale building, so asking prices depend on renovation, furnishings, floor, outlook, seller circumstances, ownership status and whether the account with the condominium juristic person is clear. Older archived ads can be cheaper, while enlarged units are substantially more expensive. The practical comparison is therefore not simply the lowest portal price. It is the total acquisition cost and condition of a unit that is still available and can actually be transferred on acceptable terms.
Foreign ownership follows Thailand’s condominium framework. A foreign buyer may own a unit as freehold within the foreign-ownership quota, capped at 49% of the aggregate unit area in the condominium building. Thai government guidance also requires confirmation of the foreign proportion from the condominium juristic person as part of the ownership-registration process. Several live The Blue Residence listings are marketed as foreign-quota units, but that status is unit-specific and can change as transfers occur. It should never be inferred for every apartment in the project. Before paying a meaningful deposit, the buyer should verify the selected unit’s title, ownership category, any encumbrances, the seller’s authority to transfer, and the juristic person’s confirmation that the necessary foreign quota is available. If a particular apartment cannot be transferred as foreign freehold, any alternative contractual structure needs to be reviewed on its own terms rather than treated as an automatic substitute.
The developer attribution needs a little care. PropertyScout and several major databases identify Madcha Land Development Co., Ltd. as the developer, while those same databases describe The Blue Residence as a Porch Land Group project and connect the brand with the same portfolio. That is enough to establish the historical project identity, but not enough to state the exact corporate relationship as if a primary filing had been reviewed. No current official project page or primary corporate document clearly setting out the role of each name was found during this research. The registry therefore uses Porch Land Group as the developer brand and treats Madcha Land Development Co., Ltd. as the company name reported by major project databases. For a 2013 resale transaction, the immediate legal focus should in any event be the seller’s title and the condominium juristic person rather than an old marketing label.
Because most of the current stock consists of individually owned resale apartments, two listings in the same building can differ far more than the project name suggests. An inspection should separate the condition of the condominium from the condition of the apartment: look for signs of moisture around windows and balconies, test air-conditioning and plumbing, inspect built-in furniture, listen for traffic or neighbour noise with the windows closed, and confirm that the advertised outlook is the real one.
