Three villas can mean more privacy and less estate traffic, but it also means buyers should not expect the depth of shared facilities or staffing found in a large branded community. The right question is whether you want an independent house in a tiny gated setting, not whether Foresta can compete with a resort complex on amenities.
A practical one-level plan
The core layout is three bedrooms and three bathrooms on one level, with open-plan living, a private pool, garden and parking. That can work well for families and longer stays because the main spaces connect directly to the outdoor area without stairs. A viewing should still check storage, service areas, rain protection and the actual air-conditioned floor area rather than relying only on the headline 212 sqm figure.
Residential Rawai positioning
Foresta is in the Rawai/Saiyuan side of south Phuket, not on a beachfront plot. That usually suits buyers who want everyday neighbourhood life and access to Nai Harn, Rawai and Chalong rather than a walk-out resort location. Driving times should be tested at the hours that matter to you, especially for schools, work and regular trips north.
Small inventory magnifies pricing
With only three villas, there is no broad inventory curve to average out differences. A THB 1 million gap can come down to one specific plot, furniture, completion condition or negotiation history. Ask for the villa number, land-plot details, inclusions and exact transfer condition before comparing the advertised price with another listing.
Seller identity matters
Public sources disagree on whether Foresta LLC Co., Ltd or The A.N.T. Group Co., Ltd is the developer behind the project. Before reservation money becomes non-refundable, the party receiving funds should be clearly connected to the land title and the sale contract. This is a document check, not something to infer from a logo on a listing page.
About the project
Foresta Villas is a three-home private pool villa scheme in the Rawai/Saiyuan side of southern Phuket. The project presentation and the stronger marketplace records converge on the same basic product: single-storey homes with three bedrooms, three bathrooms, about 212 sqm of built area, and land plots in the roughly 264–267.4 sqm range. This is not a resort-style estate with a long amenity list. The appeal is the opposite: a small number of neighbours, a private pool and garden, and a house layout that can work as a full-time base rather than a hotel-like residence. Buyers who expect a clubhouse, restaurant, shared gym or a large on-site management operation should not assume those facilities exist; we found no reliable project-level evidence for them.
The location is consistently described as Rawai, Saiyuan and the Nai Harn catchment in Mueang Phuket. That places the project in a lived-in southern Phuket neighbourhood rather than directly on the sand. AIProperty places Nai Harn Beach at roughly 2.4 km from its project pin, while FazWaz uses Karon Viewpoint as a nearby landmark. The exact project street address is less clean: some aggregators publish auto-generated address strings that conflict with one another, and we could not independently verify a project pin from a primary source. For that reason, a buyer should treat Rawai/Saiyuan as the confirmed location and obtain the exact land plot and map pin before paying a reservation.

Pricing also needs to be read at unit level. Current catalogues still advertise an entry point around THB 16.9 million, Vika Thai published THB 17.7 million, and open FazWaz listings for finished homes are at THB 17.9 million. Those figures appear to describe the same three-villa development rather than different projects. On a scheme this small, a difference between plots, furniture packages, handover condition or sales date can shift the asking price materially. THB 16.9 million is therefore best treated as a lower advertised anchor, not a promise that every villa can be bought at that number today.
For a foreign purchaser, the land structure matters more than the marketing label. This is a landed villa, not a registered condominium unit. Current unit listings report Chanote title on the land, but foreign individuals generally cannot hold ordinary freehold land in Thailand simply by buying the house. The practical due-diligence work is to separate the rights in the building from the rights over the land and confirm the registered structure for the actual plot. A properly documented long lease can be one route, but the exact arrangement must be read in the title and contracts. Nominee ownership should not be treated as a shortcut around the law.
The developer attribution deserves its own check. Lazudi, Phuket.Net and several other project records identify Foresta LLC Co., Ltd, and a Phuket company with that exact name is shown as active in a Thai corporate-data source. Vika Thai and AIProperty, however, attribute the same development to The A.N.T. Group Co., Ltd. We did not find a primary document explaining whether one entity is the landowner, developer, contractor or sales vehicle for the other. That does not automatically make the project problematic, but it means the legal seller in the reservation agreement, sale agreement, title documents and payment instructions should be reconciled before a material transfer of funds.
Ownership format
The villa sits on its own land plot. Active listings report Chanote title, but a foreign individual generally cannot hold ordinary freehold land directly. The selected villa therefore requires separate verification of the building rights and the registered legal basis for use of the land; a registered long lease may be one lawful structure.

The repeatedly confirmed product is a single-storey three-bedroom, three-bathroom private pool villa of about 212 sqm, with a garden and parking. Published land plots cluster around 264–267.4 sqm. Some listing feeds use inconsistent labels for internal versus built area, so the signed floor plan and specification for the selected villa should control, not a single portal field.
There is effectively one main villa format rather than a wide unit mix. Differences between the three homes appear to be plot size, completion/furnishing detail and asking price rather than a fundamentally different layout.
