A focused product
The estate offers one clear family-home proposition: 22 two-storey, three-bedroom pool villas of roughly 352–357 sqm. Internal comparison is straightforward, because the meaningful choices are plot, A/B layout and finish direction rather than a long catalogue of bedroom counts. The same clarity becomes a limitation for buyers who need a different household format.
Central island routine
Koh Kaew works best for people whose Phuket week is built around schools, marinas, Phuket Town and daily services rather than walking to a beach. British International School and the marina cluster are much closer than the west-coast resorts, which can materially change the daily commute for a resident family.
Land drives the choice
Building sizes vary by only a few square metres, while plot sizes run from roughly 259 to more than 472 sqm. Garden depth, neighbouring exposure and site position can therefore matter more than the headline villa area. Lot-by-lot comparison is essential if privacy and outdoor use are priorities.
Delivery needs proof
There is clear evidence that construction is underway, but public completion dates conflict. The practical control is the signed contract: delivery date, delay remedies and the definition of each construction milestone matter more than an estimated date shown on a listing portal.
About the project
Zenithy La Ville is a 22-home private pool-villa development under construction in Koh Kaew, on the central side of Phuket. The developer describes a site of roughly seven rai and divides the estate into two design collections, but the product itself is deliberately narrow: every home is a two-storey, three-bedroom villa with four bathrooms and about 351.61–357.40 sqm of usable area. Buyers are therefore not choosing between compact starter villas, four-bedroom family houses and oversized trophy homes. They are choosing between two closely related layouts, different plots, two finish directions and different commercial packages. That simplicity makes the project easy to compare internally, but it also means a buyer who needs four bedrooms, a single-level plan or a much smaller footprint should look elsewhere rather than trying to force the brief to fit this estate.
The clearest technical distinction is between Type A and Type B. Type A is listed at 357.40 sqm of usable area, with plots from 300.52 to 439.91 sqm, three bedrooms, four bathrooms, two car spaces and a 3 by 10 metre pool with a stated depth of 1.45 metres. Type B is slightly smaller at 351.61 sqm, with plots from 259 to 472.35 sqm, the same bedroom and bathroom count, two car spaces and a 3 by 9.5 metre pool. The difference in internal area is modest; the difference in land can be substantial. That is why a simple baht-per-square-metre comparison can be misleading here. Two homes with almost identical building area may offer very different garden space, privacy and site geometry, and those factors are reflected in the spread of asking prices.

Tropical and Oasis are design collections rather than separate housing formats. Zenithy describes Tropical as the lighter, brighter scheme, using a neutral palette and a more open island aesthetic; the collection is stated to contain 10 villas. Oasis uses deeper tones and layered natural finishes and is stated to contain 12. Separately, the developer states 22 villas for the development as a whole. For a buyer, the important distinction is therefore not the marketing label on the collection but what changes in the actual specification. The bedroom count and size band remain essentially the same, so plot position, orientation, exact material schedule, pool exposure, neighbouring sightlines and the inclusions attached to a particular lot deserve more attention than the collection name by itself.
The homes are designed around full-time family use. All three bedrooms are en suite, the main living and dining space opens toward the garden and private pool, and each villa has a double carport with an automatic gate. The official project material also lists an attached Jacuzzi, landscaped outdoor space, 24-hour security and CCTV. Those are meaningful features for someone living on Phuket year-round, particularly where daily life is car-based. They also create recurring ownership work: a private pool, garden and a house of more than 350 sqm have to be maintained. Public listings show different monthly common-fee figures for different lots, so it would be unsafe to treat any single advertised fee as a universal project rate. The selected villa needs its own fee schedule and specification.
Construction is not merely proposed. Zenithy Development announced the foundation-stone ceremony and the start of work on the show villa on 13 February 2026, and the current project page still identifies the development as under construction. What is not settled in the public record is the handover date. Keller Henson currently shows Q4 2026, while FazWaz and several sites using the same project feed show January 2029. The developer's live project page does not publish a completion date. That conflict matters more than an optimistic marketing timeline. A buyer should base cash-flow planning on the delivery date and delay provisions in the signed sale agreement, then match each construction-linked instalment to a clearly defined milestone rather than relying on a portal's project summary.
Koh Kaew offers a different lifestyle proposition from Phuket's west-coast beach districts. The developer places British International School at 1.8 km, Villa Market at Boat Lagoon at 3 km, Royal Phuket Marina and Robinson Lifestyle Thalang at 3.8 km, and Central Phuket at about 10 km. Bang Tao and Patong are both more than 15 km away in the developer's own distance list. This is therefore not a walk-to-the-sand address. Its practical appeal is the central island network: schools, marinas, Phuket Town, shopping and medical services are easier to reach, while the beach remains a drive. For families whose weekday routine revolves around school and town rather than tourism, that trade-off can be more useful than a nominally more glamorous coastal address.
The public asking-price floor as of 17 September 2026 is around THB 19.9 million across several fresh listings, but homes in the same development are also advertised above THB 40 million. The spread is not driven by bedroom count, because every villa has three bedrooms. Plot size, lot position, design collection, included furniture and individual sales terms are more important. The 'from THB 19.9M' figure should therefore be treated only as an entry reference. Before paying a reservation, the buyer should obtain the current lot-specific price sheet and a written inclusions list covering built-in furniture, loose furniture, kitchen appliances, air conditioning, landscaping and any package that may be promotional rather than part of the base specification.
The developer identity is reasonably well supported. Zenithy's own website names Zenithy Development Co., Ltd., while DataForThai records ZENITHY DEVELOPMENT CO., LTD. under registration number 0835561020148, incorporated on 3 December 2018 and shown as active. The brand also has earlier Phuket schemes including Zenithy Villas, Zenithy Luxe and Zenithy Connext. That history is useful context, not a substitute for transaction due diligence. For this purchase, the relevant documents are the land title, the entity named as seller, the bank account receiving buyer funds, the construction obligations and the contractual relationship between those parties. A familiar brand name does not remove the need to match the actual counterparty to the project documents.
Tenure requires particular care because this is landed property, not a condominium unit. Public project listings refer to Thai freehold and leasehold options, but that shorthand is not enough for a foreign purchaser. Under Thailand's general land rules, foreigners do not normally take direct freehold title to residential land, apart from narrow statutory exceptions. A villa transaction can therefore separate the right to occupy the land from ownership or contractual rights over the structure. Before committing funds, the buyer should see the land title, the proposed lease or other tenure instrument, the documents for the building, transfer and succession provisions, and the exit mechanics if the villa is later sold. Any promise of extensions beyond an initial 30-year registered lease should be read as a future contractual arrangement, not as an already registered multi-decade property right.
Ownership format
Public listings refer to Thai freehold and leasehold structures. For a foreign buyer, direct freehold title to the land is not the standard route: the land interest and ownership of the villa itself need to be checked separately in the documents for the selected property. An ordinary registered real-property lease is generally limited to 30 years; any future renewal depends on a further agreement and the landowner's consent and should not be treated as automatic.
