The dossier is limited to the building at 61/18 Thep Krasattri Road that DDproperty, FazWaz, Dot Property, LivePhuket and Thaiger Property consistently describe as a single-building project with 78 units, ten floors and completion in November 2016. This is no longer a developer-led sales product. A purchase is a resale transaction, so the apartment's title, foreign-quota position, physical condition, outstanding common charges and registered details matter more than any generic project brochure.
The location is urban rather than resort-led. The building sits in Phuket Town close to the Old Town side of the city, with schools, hospitals, shops and everyday services forming a more relevant context than beach access. That distinction should be made before comparing asking prices with coastal developments. A buyer who wants a practical base for working or living in Phuket Town may see value in being inside the city grid. Someone whose priority is walking to the sea, a beach club or a resort strip is looking at the wrong part of the island, regardless of how attractive an individual resale price may look.

At 78 apartments, Phuket Avenue Condominium is relatively compact by Phuket city standards. Project databases repeatedly state one building on a 4,801 sqm site. The common facilities that recur across independent profiles are a swimming pool, fitness room, parking, lift access, 24-hour security and CCTV. Some portal templates also label the project as hotel managed, but there is not enough independent evidence to treat that as a current building-wide operating model. For an owner, the more useful questions are how the condominium juristic person is run today, what the current common-area fee is, whether major works are planned and whether the building has adequate reserves.
A data-cleaning issue appears around the floor count. Structured project headers across the stronger profiles say ten floors, yet copied narrative text on some pages refers to a seven-storey low-rise. DDproperty separately indexes a Phuket Avenu Condominium with seven floors and a different project record. That is a strong sign that the seven-floor description has leaked across similarly named listings rather than representing an alternative specification for the Talat Yai building. The dossier therefore uses ten floors, while preserving the conflict in the boundary notes instead of silently pretending the source ecosystem is clean.
Current resale stock shows more variety than a quick portal glance suggests. FazWaz had three one-bedroom apartments for sale when checked on 6 September 2026: 32.21 sqm, 38 sqm and 38.90 sqm, with the two lowest asks at THB 2.12 million and the third at THB 2.2575 million. PropertyHub also carries bank-linked larger units of 78.41 sqm with two bedrooms and 131.41 sqm with three bedrooms. Those larger apartments matter when describing the project because they show that Phuket Avenue Condominium is not simply a collection of compact one-bedroom units. The market is thinner at the larger sizes, but the stock exists.
The THB 2.12 million figure used as the starting price is a live resale anchor, not an original launch price and not a promise that another apartment can be bought at the same level. Bank-owned stock and individual owners can price differently, and some listings are accompanied by temporary discounts or transfer-fee promotions. Those incentives are deliberately excluded from the core price wording because they can expire or apply only to one asset. The useful comparison is unit by unit: asking price, registered area, floor, outlook, refurbishment quality, furniture, title status and any costs that become payable immediately after transfer.
Foreign ownership also has to be handled at unit level. Thailand's condominium rules permit qualifying foreign buyers to own condominium units in freehold within the statutory foreign quota, capped at 49% of the total condominium unit area. DDproperty labels the project tenure as freehold, but current FazWaz listings for several one-bedroom units are specifically marked Thai Quota. Those two facts are not contradictory: a condominium building can support foreign freehold while a particular unit being advertised is not presently offered in the foreign quota. Before paying a non-refundable deposit, a foreign buyer should confirm the selected unit's title and obtain current quota confirmation from the condominium juristic person.
The developer history is the least reliable part of the public record. The queue originally carried Phuket Avenue Co., Ltd. as a secondary-source attribution. Deeper research shows why that should not be repeated as fact: ZmyHome attaches the company to a same-name record in Chalong with a different completion year, while DDproperty has another seven-storey Phuket Avenu Condominium profile linked to Phuket Avenue Company Limited. The stronger records for the 78-unit Talat Yai building either state Developer: N/A or leave the developer field blank. For that reason, this dossier does not name a developer. A completed resale project can still be assessed without that historical attribution, but anyone who needs the original development entity should rely on building and land records rather than portal cross-references.
Overall, Phuket Avenue Condominium makes the most sense as a practical Phuket Town resale option rather than a resort investment story. It has a clearly mapped city address, active sales and rental stock, a manageable building scale and a familiar set of everyday facilities. Its limitation is the messy online history around names and legacy data. That does not automatically create a problem with the building, but it does change the due-diligence approach. Use the project-level information to understand the physical asset and location; use the actual title, juristic-person documents, quota certificate, fee statement and apartment inspection to decide whether a specific unit is worth buying.
