This is a Phuket Town address rather than a beach-resort proposition. Hospitals, schools and the urban road network define the location more than coastal leisure. Buyers who want practical year-round living may value that; anyone prioritising walkable beach access should compare a different segment.
A building you can inspect
Completion in 2014 removes construction-delivery risk from the equation. The trade-off is that maintenance quality, juristic-person finances, lift condition, parking practice and the exact apartment now deserve more attention than the original developer brochure.
Simple unit programme
The historical mix is easy to understand: studios, one-bedroom and two-bedroom units within a 32–71 sqm published range. The smallest current listings do not fully match that record, so the registered area on the title and plan should take precedence over an agent's data entry.

Supalai Park Phuket City is an established urban condominium in Talat Yai, central Phuket Town. It is not a beach resort development and there is no off-plan construction story left to evaluate. The building was completed in 2014, has a single 15-storey tower and contains 504 units. That changes the due-diligence mindset completely. A buyer can inspect the real building, the common areas, lifts, parking, access systems and the exact apartment rather than relying on a brochure about what may be delivered later. On a resale purchase, the condition of the unit, the condominium juristic person, outstanding common charges and the seller's title matter more than the original marketing language.
The project sits on Nakhon Road in Talat Yai, Mueang Phuket. Historical project reviews, current resale advertisements and DDproperty all place it on that road, close to the older commercial and institutional core of Phuket Town. The original access description puts the building roughly 180 metres from Thep Krasattri Road along Nakhon Road. Phuket Technical College, Phuket Wittayalai School and Vachira Phuket Hospital are among the nearby reference points repeatedly used in current listings. This is a city-living location: its value proposition is daily access to schools, hospitals and Phuket Town rather than walking access to a beach. That distinction should be clear before any price comparison with west-coast resort condominiums.

The scale is substantial for a single-building project. Sources consistently report 504 apartments and a project site described as 6 rai, 1 ngan and 34.3 square wah in Thai land measurement. Early project material also described more than 70% of the site as open space. We do not convert those measurements into a different unit because the dossier records sourced facts rather than estimates. For a buyer, the more relevant implication is that a large co-owner base shares the cost and use of lifts, security, the pool, the gym and other common property. The current common-area fee, sinking-fund position and exact parking allocation were not available in reliable public records we found, so those figures belong in the resale document pack rather than in an online assumption.
The original unit programme is relatively straightforward. Home.co.th, Homenayoo and Dot Property describe studios of 32–37.5 sqm, one-bedroom units of 44–44.5 sqm and two-bedroom apartments at about 71 sqm. Those are useful reference dimensions when checking a resale listing because the building's current advertising is not perfectly consistent. Fresh resale inventory includes units described at roughly 29.65–31.68 sqm, below the historical minimum. We have not forced the two datasets into one range because the sources do not explain whether the difference comes from title area, listing input, measurement convention or a genuinely different unit variant. For a compact unit, the title deed and registered plan should decide the area used in the transaction.
There is active resale stock in September 2026. DDproperty showed an asking-price range of about THB 2.19M to THB 3.5M, while PropertyHub on 5 September showed a roughly 29.65 sqm unit at THB 2.19M, several one-bedroom units around 44 sqm at THB 2.5M–2.69M, and a two-bedroom apartment around 70 sqm at THB 3.5M. These are seller asking prices, not achieved transaction prices or an appraisal. In an older completed condominium, renovation quality, floor, outlook, furniture, tenancy status, common-charge arrears and the seller's negotiating position can create a large spread between otherwise similar apartments. The lower figure is therefore a market anchor only, not a promise that an equivalent unit will be available at the same price.
The amenity package is practical rather than resort-heavy. The swimming pool, fitness room, parking, lobby, 24-hour security and CCTV are repeatedly supported by project profiles. Early material also refers to a roof garden, Wi-Fi in the common lobby and controlled access using cards and fingerprint readers. With a 2014 building, the condition of those facilities matters more than the number of icons on an agent page. A buyer should see whether the pool is maintained, how the lifts perform at busy times, what parking is actually available to the unit, and whether the access system is still operated as originally designed. These are observable questions and should be checked during inspection.
Foreign ownership requires a specific to the project check even though DDproperty labels the tenure as freehold. Under Thailand's condominium rules, foreign ownership cannot exceed 49% of the aggregate area of all condominium units in the building. A foreign buyer can take freehold title only if the transfer fits within that quota and the Land Department requirements are met. Public listings do not establish the quota status of a particular resale apartment. The condominium juristic person should confirm the foreign proportion before the buyer commits funds. If freehold is not available, a leasehold arrangement is a different legal structure and should be evaluated as such rather than treated as equivalent ownership.
The developer identity is well supported. Project profiles consistently attribute Supalai Park @ Phuket City to Supalai, while the Thai SEC lists the legal company as Supalai Public Company Limited. For a completed building, however, the developer name is background rather than a substitute for present-day due diligence. The relevant questions are now the seller's title, encumbrances, debt-free certificate, foreign-quota certificate where applicable, current juristic-person accounts and the physical state of the exact unit. A well-known developer can make the project easier to identify, but it does not remove the need to verify the resale documents that actually transfer the apartment.

The project is presented as a freehold condominium. A foreign buyer may register freehold ownership only while the building remains within Thailand's foreign-ownership quota of no more than 49% of the aggregate unit area.
