Thailand's Department of Lands lists บ้านพรเทพการ์เด้น วิลล์ 3/1 as a distinct land-allocation project in Nong Pla Lai, Bang Lamung, Chon Buri, with มงคล พรเพท กาญ (บจก.) named as the land allocator. The corresponding English legal name is MONGKOL PORNTHER KAN COMPANY LIMITED. I did not find a current consumer-facing developer website or an official modern sales page for this estate, so the company is treated here as the verified project-side legal entity rather than presented as an active lifestyle brand.

The most consistently repeated project count is 73 homes. FazWaz, Hipflat and Dot Property all publish that figure, and other project directories reproduce it. That does not mean the estate consists of 73 identical villas. Resale evidence shows at least three- and four-bedroom houses, different floor areas and both single- and two-storey examples. One active THB 3.7M listing is a three-bedroom, two-bathroom, single-storey house described at 288 sqm. A newer THB 3.9M listing describes three bedrooms, two bathrooms, 300 sqm of floor area and two storeys. Hipflat's transaction history also records a four-bedroom, two-bathroom home at 440 sqm.

That variation matters more than a single project average. Two houses with the same bedroom count can have different plots, extensions, renovation histories, parking arrangements and mechanical condition. Even the word 'area' is not perfectly standardised across resale portals: some listings state floor area, others focus on land size, and older records may use a single advertised size without a developer definition behind it. For that reason, a simple price-per-square-metre comparison can be misleading here. The safer comparison is house by house, with the title deed, measured areas and physical inspection in the same file as the asking price.

As of 9 September 2026, THB 3.7M is the lowest active asking price that is consistently visible across several major property platforms. Hipflat shows sale inventory starting at THB 3.7M, Dot Property uses the same lower level, and FazWaz shows an active sale at THB 3.7M plus rental stock from THB 30,000 per month. Nestopa displays a project-level starting figure of THB 3.0M, but I did not find a comparably transparent live unit behind that lower number on the other project profiles. The registry therefore uses THB 3.7M as the more defensible current floor, not an average or a promised transaction price.

Shared facilities are relatively straightforward by resale-estate standards. The sources repeatedly identify a communal swimming pool, landscaped or garden space, parking and security, with CCTV also listed on the larger project portals. These features are useful, but their present operating quality cannot be inferred from a directory checkbox. In an established estate, a buyer should confirm whether the pool and common grounds are being maintained today, how security is staffed and what recurring common charges apply to the particular house. I did not find a reliable published common-area fee for the project, so it should not be inserted into an ownership-cost model without property-level evidence.

The location is one of the places where databases disagree. The Department of Lands places the project in Nong Pla Lai. Several commercial portals classify it under Nong Prue or the broader East Pattaya market, while Nestopa describes Nong Pla Lai in its text but labels the district as Nong Prue elsewhere on the same page. Nestopa provides the map reference XW3W+C64. For this dossier, Nong Pla Lai is used as the primary administrative anchor because it is supported by the government land-allocation register, while the map code provides a practical physical reference. The coordinate radius is deliberately broad enough not to imply a level of entrance-point precision that the sources do not support.

Foreign ownership requires a different analysis from a condominium purchase. A foreign individual does not ordinarily obtain direct personal freehold ownership of Thai land beneath a detached house. Resale advertisements for homes in Pornthep Garden Ville 3/1 describe land held in Thai ownership, and one current FazWaz house identifies the land title as Chanote. Those are property-specific statements, not a project-wide ownership programme. Before any deposit, a foreign buyer needs the title for the selected plot, the registered owner's details, any encumbrances and a lawful structure governing ownership of the building and use of the land. A generic 'freehold' label on a portal should never be read as proof that a foreigner can directly own the land.

This makes Pornthep Garden Ville 3/1 a fairly traditional resale proposition: the value is in the individual house, plot and condition, with the estate providing a known location and shared infrastructure around it. The trade-off is limited standardisation. I found no current official developer brochure, no verified project-wide floor-plan set, no active developer payment schedule and no dependable official completion year. Confirm the plot and title, then inspect structure, roof, moisture, electrical systems, water systems and air-conditioning before placing much weight on furnishings or decorative upgrades.
