Both are substantial two-storey homes and are better suited to full-time or long-stay use than to a low-maintenance holiday base. The trade-off is equally clear: a larger house means higher furnishing, cooling, garden and maintenance costs, even if the entry price compares well with some smaller villas closer to the coast.

The project sits on Soi Chaiyaphon Withi 25 in Bang Lamung, on the eastern side of the Pattaya urban area. The administrative label is not perfectly consistent across public sources. Several major property portals file the project under Nong Prue, while the mapped business location and some listings identify Nong Pla Lai. In practical lifestyle terms, this is a car-oriented residential location rather than a walkable beach district. Access toward Motorway 7 and Sukhumvit Road is one of the location's strengths, but most families will still plan daily routines around driving to schools, shopping, healthcare and central Pattaya.

Shared amenities advertised across several sources include a clubhouse, communal swimming pool, gym, landscaped areas, children's space, CCTV and 24-hour security. Some marketing material also shows yoga or Pilates space, a co-kitchen and dining area, lounge, meeting or private dining space. The important distinction is between the amenity schedule and what is physically complete when a particular home is handed over. Major portals describe the houses as made-to-order with an approximate 12-month build period. For a buyer entering during construction, roads, drainage, security systems and the clubhouse are part of the due-diligence picture, not decorative extras. Their delivery timing should be checked against the contract and the actual site.

Marena is the smaller of the two models, but at 244 sqm it is still a large three-bedroom house. Public listings consistently show three bedrooms and four bathrooms, with plot sizes starting around 56.2–56.5 square wah. Descriptions also refer to separate living, kitchen and dining functions, balconies, private garden space and covered parking for up to three cars. The lowest current market anchor we found is about THB 8.29M, while other active listings and agency project pages start around THB 8.34M to THB 8.54M. Those figures should not be treated as competing quotes for an identical product. Plot size, plot position, included equipment and sales package can move the price. A buyer comparing Marena options should therefore ask for the exact plot plan and specification sheet rather than making a decision from the headline price alone.

Liora moves to four bedrooms, five bathrooms and 289 sqm of usable space. Multiple sources place the minimum plot around 65.6 square wah, although larger plots are also being marketed. Descriptions of the type include a double-volume living zone, flexible internal space and parking for three vehicles. Current advertised prices start around THB 9.59M and can exceed THB 11M for larger plots or different packages. The additional bedroom is only part of the value difference. Liora is more relevant to households that genuinely need a home office, guest suite, room for parents or children with more separation. If the fourth bedroom is rarely used, the buyer should weigh the higher purchase price against the continuing cost of furnishing, cooling and maintaining the extra space. The large plots appearing in some listings can also be more significant than the house type itself.

The completion story needs careful handling. FazWaz and several syndicated project pages present the houses as made-to-order, with about 12 months of construction after purchase. Keller Henson lists project completion as Q4 2026, while Cornerstone currently displays 2028 as the built year. These dates cannot responsibly be merged into a single completion promise because they may refer to different things: an individual home, a project phase, or the full community. We therefore classify the development as under construction and leave a single expected-completion year out of the registry. For an actual purchase, the meaningful date is the contractual handover date for the selected house, together with construction milestones, delay remedies and a clear statement of when common facilities are required to be operational.

Foreign ownership needs separate treatment because this is a landed housing project, not a condominium. Thailand's condominium foreign quota is therefore irrelevant here. As a general rule, a non-Thai individual cannot simply register ordinary land ownership in their own name, except within narrow statutory exceptions that include substantial investment and specific approval. A foreign buyer considering this project needs to separate the land from the building: who owns the plot, what legal right the buyer receives over the land, and how ownership or rights over the house itself are documented. Public project material does not provide one sufficiently clear, authoritative foreign-buyer structure. Some listings use broad ownership labels, but those fields are not a substitute for the title deed and contract. The structure for a selected plot should be reviewed before any non-refundable payment is made.

Payment terms are another area where public material conflicts. Keller Henson shows a THB 200,000 booking fee, 30% down payment and 70% at completion. A separate Dot Property listing gives a foreign-buyer schedule with a THB 200,000 reservation, a payment on contract signing and monthly instalments over ten months; it also displays a different schedule for Thai buyers. The numbers and percentages are not fully consistent across those advertisements, so we have not promoted a payment plan into the core registry fields. A serious buyer should request the actual payment schedule for the chosen plot and house type, with each amount, due date, beneficiary account, booking-refund rule and consequence of construction delay stated in the signed documents.

The Palm Pattaya therefore works best as a residential, family-oriented proposition in East Pattaya rather than as a beach-lifestyle product. Its advantages are tangible: large two-storey houses, a relatively small community, a simple two-model range and entry pricing that starts below many newer large-villa schemes. Its limitations are equally tangible: daily life is car-dependent, the overall completion timeline is not consistently described online, and a foreign buyer must resolve the land-right structure rather than relying on condominium-style ownership assumptions. The decisive checks are the selected plot and title, the construction contract, the exact specification, common-area delivery, payment milestones and the legally documented land arrangement. Once those are clear, the project can be compared sensibly with other East Pattaya houses on total cost and usability rather than on marketing labels.
