Garden Ville 5 is a low-density detached-home community in Huai Yai, south of Pattaya’s denser urban core. FazWaz, Dot Property, PropertyScout and several local agencies consistently tie the project to Garden Ville Home and Property Co., Ltd. and most of those sources report 41 homes. The project-level completion date that appears most consistently is December 2021. That makes this an established community rather than an early-stage off-plan launch, but there is an unusual wrinkle: major portals still show at least one made-to-order home with an indicated build time of about four months. A buyer therefore needs to establish at the outset whether the property is an existing resale house or a new house that still has to be constructed.
The address is on Tesabal Road 1, Soi 12, Huai Yai, Bang Lamung, Chon Buri 20150. Project profiles also describe it as Huay Yai Road Soi 12, and local listings and map references point to the same street. This is suburban Pattaya, not a walk-to-the-beach location. FazWaz places Jomtien Beach South at about 7.9 km and the Highway 7 access at roughly 1.6 km. In practical terms, Garden Ville 5 makes more sense for someone comfortable driving: the trade-off is a detached house, more outdoor space and a quieter residential setting rather than immediate access to central Pattaya’s beachfront and retail streets.

The original product was straightforward. Project materials list two single-storey three-bedroom house types: Type A with three bedrooms, two bathrooms and 67.5 sqm of living area, and Type B with three bedrooms, three bathrooms and 81 sqm. The standard description included a living room, kitchen, dining area, parking for two cars and an optional private pool. The resale market no longer fits neatly into those two boxes. Current listings include three-bedroom houses around 179 sqm and much larger six-bedroom homes, with different plot sizes, furnishing packages, pool upgrades and owner modifications. That is typical of a completed house community, but it means the project’s original floor-plan data should never be treated as the specification of a particular resale home.
As of 9 September 2026, the lowest price anchor that can be cleanly matched to this Huai Yai project is THB 8.5 million. FazWaz currently shows a three-bedroom made-to-order villa at that price. Fresh resale listings include a three-bedroom house at THB 8.9 million and a significantly larger six-bedroom home at THB 17.9 million. Those numbers are not interchangeable: plot size, internal area, pool, furniture, renovation work and ownership documentation differ from house to house. A separate name-collision issue also matters. Some aggregator pages show THB 4.79 million, but the underlying listing is for Ponthep Garden Ville 5 in a different part of Bang Lamung. That lower figure has been excluded from this project record.
The communal amenity package is relatively simple: a shared swimming pool, clubhouse, indoor children’s area, parking, 24-hour security and CCTV, with a common garden also mentioned in the original project description. This is better understood as a residential village than as a resort with a large managed-service stack. Private pools are common in current listings, but the original project information describes them as optional rather than universal. For a resale buyer, it is worth separating communal facilities from improvements that belong to the individual house, because the maintenance responsibility and cost sit in different places.
Running-cost data also needs to be treated at house level rather than copied from a project card. FazWaz shows a project-level common-area rate, while a current unit listing gives a fixed monthly charge; without the latest invoice and a clear assessment basis, those figures are not reliable enough to publish as one universal estate fee. A detached house can also carry owner-paid costs for its private pool, garden, pumps, air-conditioning and routine repairs. For a resale, the useful documents are the latest common-fee statement, confirmation of any arrears and a clear list of what the village charge actually covers. That gives a much better comparison between two houses than purchase price alone.
Ownership requires more care than a condominium purchase. These are houses on land, so the 49% foreign condominium quota does not apply. Thailand’s Department of Lands states that foreigners generally cannot purchase land directly, except under narrow statutory exceptions. Several Garden Ville 5 listings describe a property as freehold or held in a Thai name, but that tells you how the land is currently registered; it does not create a direct land-ownership route for a foreign buyer. The file for a specific house should show the land title, the registered owner, the status of the building and the exact structure being offered to a non-Thai purchaser. Nominee-company arrangements should not be treated as a safe default solution.
The developer identity is also worth pinning down because the public brand and legal English name are not written identically. Property portals use Garden Ville Home and Property Co., Ltd. The Thai corporate database links the business to GARDENVILLE HOME AND PROPERTIES COMPANY LIMITED, registration number 0205560012333, an active company registered in Bang Lamung. For a new made-to-order purchase, the contract and payment account should be checked against the actual contracting entity. For a resale, the seller may be an individual owner instead, so title and seller verification become more important than the developer brand itself.
Garden Ville 5 therefore suits buyers who already understand the Huai Yai proposition: detached living, one-storey homes, car-based mobility and a smaller gated community. The main diligence issue is not a lack of market data but inconsistent data. Portals disagree on unit count, some show 2024 as a completion year while their own descriptions say December 2021, and current pages mix completed-community data with made-to-order stock. Search results also collide with Ponthep Garden Ville 5. The safest way to evaluate a purchase is to stop treating the project profile as the product and move quickly to the actual house: plot number, title, measured areas, condition, communal charges, seller identity and ownership structure should all match the documents for that specific property.
