Why this project is worth a look

A recognisable housing product

Both registered designs have two bedrooms and one bathroom, making their intended residential use relatively clear. Buyers can start with living space, storage and construction quality instead of interpreting an unverified hospitality proposition.

Land and building distinguished

The commercial model pairs 36 sqm of building area with a 115 sqm plot; the subsidised model pairs 32 sqm with 80 sqm. Those are useful baseline dimensions, provided nobody treats plot size as internal floor space or assumes permission for an extension.

An identifiable official record

The SiKumbang listing supplies the estate name, its village, named developer and product specifications. It gives the project a traceable identity without supplying the land certificates, building permissions or executed agreements required for an actual purchase.

Different markets, different prices

The subsidised programme is eligibility-controlled, the commercial type has its own registry price, and a separately advertised plot belongs to a resale-style land listing. Keeping the three propositions distinct avoids an apparent bargain built out of non-comparable figures.

About the project

The name Giri Permata Residence could easily be mistaken for a holiday property. The available evidence points somewhere else: a conventional landed-housing development in Baluk, within Negara district, Jembrana regency, western Bali. Indonesia's SiKumbang housing registry records it as Perumahan Giri Permata Residence and names PT Permata Pasir Putih as the developer. The homes are compact, and the published product information is geared towards ordinary residential use rather than hospitality. Nothing reliable establishes a resort operator, a rental pool or a package of leisure amenities. That distinction matters before comparing this estate with the villa developments often advertised to overseas buyers. A person looking for a primary home in Jembrana and a person buying for tourist rentals face different questions, and the registry supports only the first, residential starting point.

There are two housing programmes within the same registered location. SiKumbang lists 18 subsidised homes, with two shown as sold, alongside six commercial homes, with zero recorded as sold. The figures should be read as registry entries, not verified live inventory. No public timestamp tells us when an individual sale counter was last reconciled with reservations, completions or conveyances. Nor does the entry establish whether the remaining homes are finished or ready for occupation. A buyer should distinguish the number recorded under a development from the particular plot and house that can be inspected and contracted for. Neither the housing types nor their registration creates a reliable handover date, and no separate phase with its own independently documented identity has emerged from the sources examined.

For the commercial product, the published configuration is a two-bedroom, one-bathroom Type 36 house: 36 square metres of building area on 115 square metres of land. This is a small home, not a 115-square-metre residence. The land figure describes a plot, but it does not tell a buyer how much outdoor space remains usable after setbacks, access and services. SiKumbang's technical schedule identifies block walls, a stone foundation and 40-by-40-centimetre ceramic floor tiles. These details make the specification more concrete than a generic sales slogan, although they say little about installation quality, current condition, drainage, water pressure or what is included on handover. The layout needs to be understood room by room, especially if the owner expects a work area, storage or future changes.

A smaller Type 32 is registered under the subsidised category. It contains two bedrooms and one bathroom within 32 square metres of building area, with an 80-square-metre plot. The described materials are broadly similar to those of the commercial home, but the floor-tile specification is 30 by 30 centimetres. The practical difference is not simply four square metres. Indonesia's subsidised home-finance programme is intended for qualifying Indonesian residents, including applicants who have not previously owned a home or received the relevant housing subsidy. These are eligibility-controlled homes, not an unrestricted low-cost inventory available to every prospective purchaser. A foreign buyer should not treat the Type 32's published price as an attainable entry point merely because the project appears on an open government website.

The prices need equal care. SiKumbang displays IDR 170 million for the commercial Type 36 and IDR 146 million for the subsidised Type 32. Those were the values visible when checked on 16 October 2026, rather than a dated, signed offer for any named unit. Another source gives a very different kind of number: Brighton advertised an 80-square-metre parcel described as being in Giri Permata Residence for IDR 180 million, dated 17 June 2026. It is a land listing, not an advertised completed Type 36 house, and it does not identify the contractual or subsidy history of that parcel. Several appearances of the same agent's listing should not be mistaken for multiple independent transactions. None of these price points supports a calculation of appreciation, achievable rent or available developer stock.

Location precision is a real limitation of the public record. The registry identifies Baluk, Kecamatan Negara, Kabupaten Jembrana, Bali. It also supplies a marketing-office address in Banjar Anyar, Desa Air Kuning. Those are not interchangeable: the sales office must not be geocoded as though it were a residential plot. A verified street address, estate entrance and parcel-level coordinates have not been established. Without them, comparisons based on driving times, access roads, nearby services or flood exposure would be invented precision. Even within one village, those circumstances may vary materially from one plot to the next. The sensible geographical description is therefore the confirmed village and district, not a pin placed at the centre of an approximate neighbourhood.

International buyers face another, more decisive mismatch. Indonesia does not treat freehold land ownership, Hak Milik, as a generally available title for foreign individuals. Residential rights such as Hak Pakai operate under separate conditions, and the exact route requires both an eligible purchaser and suitable project documents. Under ATR/BPN Decree No. 1241/SK-HK.02/IX/2022, which the ministry's legal database still marks as in force, the minimum price for a landed home acquired by a foreign national in Bali is IDR 5 billion. That is far above the estate's published commercial-house price. This does not amount to a legal opinion on an unseen contract, but it is a strong reason not to market the advertised homes as straightforward foreign-owned landed property. No project-specific long-term lease or alternative legally documented acquisition arrangement was found.

The remaining due diligence is more basic than rental forecasts. Public material does not establish the title covering the estate or the title that would be transferred for a particular home; neither does it provide a checked PBG building approval, SLF fitness-for-occupation certificate, site-level land documents, signed payment terms or a reliable completion and handover record. The absence of those documents from open sources is not proof that they were never issued. Similarly, a named company in SiKumbang is evidence of its stated development role, not proof that it is the seller on every contract or that a purchaser's money will be paid to that entity. Giri Permata Residence can be identified and its published housing types explained. Whether any individual home is marketable, deliverable and legally suitable for a specific buyer remains a separate, document-led question.

Home types & sizes

Commercial Type 36 house
36 sqm building area

The registry describes two bedrooms on a 115 sqm plot, with blockwork walls, a stone foundation and 40 × 40 cm ceramic floor tiles. It does not establish the precise room schedule, built-in fittings, utilities, car parking or furniture that would accompany a particular sale. The building and land measurements should be reconciled against that property's plans and title documents.

Subsidised Type 32 house
32 sqm building area

Two bedrooms occupy a 32 sqm building on an 80 sqm parcel. The stated construction schedule includes block walls, a stone foundation and 30 × 30 cm floor tiles. Its lower registered price belongs to the subsidised product, where buyer eligibility and financing conditions matter. The listing cannot establish whether a named property could be acquired outside that programme or transferred later without restrictions.

Location

  • Baluk village in Negara district, Jembrana regency, is the confirmed project locality. Neither the precise street nor the residential plot coordinates could be corroborated. A map centred on Baluk would therefore imply certainty that the evidence does not provide; travel estimates to services or the coast would be similarly unreliable.
  • The marketing contact on SiKumbang is at Banjar Anyar, Desa Air Kuning, in Kecamatan Jembrana. That address identifies a sales-office contact rather than the physical entrance to Giri Permata Residence. A property viewing should be arranged around the actual estate location and the relevant plot reference.
  • Brighton's June 2026 land advertisement identifies an 80 sqm parcel as being in Giri Permata Residence, Desa Baluk. It adds an independently published location reference but no authenticated boundary plan, street address or building-by-building map. The precise surroundings remain unknown rather than assumed.

Best for: A locally based Indonesian household seeking an attainable, compact home in the Negara area is the clearest potential audience. The registered room count and land dimensions are specific enough to decide whether a site visit is worthwhile, but not to decide on the purchase. A small two-bedroom property can work well or poorly depending on actual room proportions, ventilation, drainage, water and road access, none of which is established for a particular plot.; Eligible Indonesian first-home buyers may have a separate reason to investigate the Type 32. Its subsidised status makes programme qualification and financing approval part of the product itself. The registry's price should be considered only alongside the applicable eligibility tests, existing ownership history, current programme rules and what the seller is authorised to transfer.; Someone already familiar with Jembrana's local land market may want to examine the Brighton plot listing alongside the official estate record. That is a property-specific lead rather than a market valuation. A land buyer needs an authenticated parcel description, access rights, applicable land-use permissions and the vendor's title; a finished-house buyer must additionally establish building condition, occupancy documentation and the exact included improvements.; may not suit: This is a poor documented fit for an overseas purchaser expecting inexpensive, directly registered foreign ownership of a landed home. Bali's foreign-purchase rules and price threshold are materially different from those for an Indonesian buyer. No title documents or project-specific alternative arrangement have been seen, and a nominee arrangement should not be treated as a lawful substitute for the buyer's own rights.; It is equally unsuited, on available evidence, to buyers requiring a managed holiday-let investment, an underwritten yield or immediate vacant possession. Rental performance, professional operation and a confirmed handover timetable are not part of the verified record. A low published house price cannot fill those gaps..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • No site-level street address, entrance or project coordinates were verified. SiKumbang locates the estate in Desa Baluk but lists the separate sales office in Desa Air Kuning; the site's current location taxonomy has no appropriate Jembrana ID.
  • Individual land certificates, the buyer's legal acquisition route, PBG/SLF records, site plan, signed sale terms and payment recipient were not available for review. PT Permata Pasir Putih is named in the registry, but the contracting entity for a particular sale has not been authenticated.
  • Construction, handover dates, live unsold stock and current prices are unverified. Registry figures distinguish 18 subsidised/two sold and six commercial/zero recorded sold; Brighton's 17 June 2026 advertisement concerns an 80 sqm land parcel for IDR 180 million, not a confirmed completed-house transaction.
