Noble reported completion in late 2025. Buyers can now inspect real finishes, lifts, common areas and the exact apartment instead of underwriting construction delivery from renderings. The remaining risks are about unit quality, transfer, title and management rather than whether the buildings will be finished.
Wide original unit mix
The project was designed with everything from roughly 22 sqm studios to three-bedroom homes above 100 sqm. That gives it genuine lifestyle range, but current developer stock is narrower than the launch brochure. The right question in 2026 is not 'what layouts exist?' but 'which layouts are actually available in the building and view I want?'
Amenities across the site
Pools, fitness, landscaped areas, co-working, children's spaces and sky-level wellness rooms are distributed around the project. That can make a large development feel more layered than a single-tower podium scheme. Buyers should still test real peak-time use, because a broad facility list does not by itself solve the density of a 1,500-plus-unit complex.
A pet-building option
Building F is presented by a detailed Thai project review as the pet-allowed building, and Noble's current campaign also advertises a dedicated pet option. This is potentially valuable in Bangkok, but it should be treated as a building-specific rule, not a blanket promise for the whole project, until the current juristic-person regulations are reviewed.

NUE Riverest Ratburana is best understood as a finished riverfront residential campus rather than a single condominium tower. Eight buildings sit across a 12-rai-plus site directly on the Chao Phraya, with heights ranging from 18 to 35 storeys. Noble's official factsheet gives 1,515 total units, while a detailed December 2025 review of the completed project breaks that number into 1,511 residential units and four shops. That distinction matters because the practical buying decision is building-specific: a unit in an 18- or 19-storey block near the river does not offer the same arrival, outlook or vertical circulation as one in a 35-storey tower. Noble Development is the public-facing developer brand; the project documentation names Ratburana Alliance Co., Ltd. as the project owner and operator. The A-to-H buildings are parts of one condominium development, not separate phases that should be treated as different projects.
The strongest part of the proposition is physical, not promotional: the land actually reaches the river. The street address is 1099 Rat Burana Road, Rat Burana, Bangkok 10140, and Thai property reviews place the project at roughly 13.67593, 100.51669. This is not a station-led Bangkok condominium. FazWaz puts Saphan Taksin BTS at about 4.7 km, so buyers should test the location by the journeys they will really make — office, school, airport, restaurants and cross-river trips — rather than by a future-transit story. Road access from Rat Burana connects into the Rama III/Sathorn side of the city through the surrounding bridge network, but actual travel time is traffic-sensitive. For a resident who mostly uses a car or taxi and wants river frontage, that can work well. For someone whose Bangkok routine depends on walking to rail every morning, it is a very different fit.

Noble's stock-exchange reporting says Nue Riverest Ratburana was completed in late 2025, and 2026 disclosures refer to the start and continuation of unit transfers in the completed joint-venture projects. That shifts due diligence from 'will it finish?' to 'what exactly am I buying now?' Buyers can inspect the real lobby, common areas, lifts, corridors and unit condition before committing. The project also remains actively marketed. As of 29 August 2026, Noble's live promotion carries a fully furnished starting headline of THB 1.59 million. That number should be treated as a campaign floor, not a project-wide market price: FazWaz's live sale page was showing inventory from roughly THB 2.23 million, while fresh DDproperty listings included one-bedroom units above THB 3 million. The exact unit tied to Noble's THB 1.59 million headline is not exposed on the public page, so building, floor, view, furnishing package, quota and any promotion conditions all need to be checked against a live stock sheet.
The original unit mix is unusually broad for an entry-price riverside project. Noble's factsheet lists studios at 21.78–23.12 sqm, one-bedrooms at 24.92–32.23 sqm, one-bedroom-plus units at 33.95–45.32 sqm, two-bedrooms at 44.92–78.74 sqm and three-bedrooms at 103.73–108.15 sqm. The live Noble project page is much narrower today: it highlights a 22.55 sqm studio, a 34.40 sqm one-bedroom-plus and a 50.25 sqm two-bedroom. That is a useful clue about maturity. The project may have been designed for everyone from solo buyers to larger families, but the remaining developer inventory is likely to be much more selective. A buyer should decide the use case first, then ask for live availability within that category, rather than assuming the brochure mix is still on the shelf.
The amenity plan is spread across the site instead of being concentrated into one podium. River-zone facilities include lounges, terraces, pools, a fitness area and a riverside promenade. The landscaped section adds a passive park, playscape, jogging track and pet park. Everyday functions include co-working space, lobbies, mail and delivery areas, laundry and a kids' club. Higher-level shared spaces include a theatre, communal kitchen and party room, spa, private onsen, steam room, sauna and an observation element. For residents who use the building as more than a place to sleep, that breadth is meaningful. The trade-off is scale: 1,500-plus units can create very different peak-hour conditions from a small boutique condominium. The sensible inspection is not a checklist of thirty facilities; it is a walk through the specific pool, gym, lobby and work areas you expect to use, preferably at a realistic busy time.
Pet ownership needs more scrutiny than the advertising headline suggests. Noble currently promotes an 'exclusive pet-allowed building', and ThinkOfLiving identifies Building F as the designated pet building: 19 storeys, 193 units, with a pet park nearby. At the same time, FazWaz's general project FAQ says pets are not allowed unless permission is granted by the juristic office. Those statements should not be smoothed into a generic 'pet-friendly project' claim. A buyer whose purchase depends on keeping a dog or cat should confirm that the specific unit is in the permitted building and obtain the current juristic-person rules covering species or size limits, registration, lifts, common areas and any additional fees. The building-level permission can be a real advantage, but only if it survives the legal and operational house rules applying at transfer.
For a foreign buyer, ownership is unit-specific. Thai condominium law allows foreign freehold ownership up to 49% of the aggregate condominium unit area, and live FazWaz listings for Nue Riverest Ratburana include units explicitly marked Foreign Quota. That confirms foreign-freehold stock exists in the market; it does not mean every unsold or resale unit can be transferred to a foreigner in their own name. The foreign-quota status must be verified for the exact unit before a meaningful payment is made. If the foreign quota is unavailable, a foreign buyer cannot simply register that Thai-quota unit as freehold. Any leasehold alternative should be reviewed as a separate contract, with term, renewal language and counterparty obligations checked on their own merits.
Operating costs are reasonably well documented, although not every secondary figure is perfectly consistent. FazWaz states a common-area fee of THB 60 per sqm per month and a one-off sinking fund of THB 500 per sqm; the detailed ready-to-move review reports the same rates. Parking is a good example of why we avoid pretending every number is exact: ThinkOfLiving counted 678 spaces and described this as about 44%, while FazWaz rounds the ratio to 45%. More important than that one percentage is where the unit sits within the eight-building master plan. River exposure, road noise, walking distance to the waterfront amenities, lift traffic and the number of neighbours per floor can vary materially. Two apartments with nearly identical internal areas may therefore deliver very different everyday experiences, which is why building and stack selection deserves as much attention as the floor plan itself.

The core one-bedroom range provides a separate sleeping room without jumping to a large footprint. The spread in size is meaningful, so two units carrying the same one-bedroom label can feel quite different in storage, living space and circulation.
A flexible step between the standard one-bedroom and a true two-bedroom. Noble's current page highlights a 34.40 sqm example, suggesting that this category remains central to the developer's active sales presentation.
The practical family or work-from-home category. With almost 34 sqm between the smallest and largest two-bedroom layouts, the exact plan, building and usable proportions matter far more than the category name alone.
The project's large-format family option rather than an entry-price product. A detailed late-2025 review said the large units had sold out, and Noble's current page no longer highlights this type, so availability should be treated as unconfirmed until a fresh stock list is provided.
The official factsheet preserves the full original unit range. Noble's live August 2026 project page currently highlights only a 22.55 sqm studio, a 34.40 sqm one-bedroom-plus and a 50.25 sqm two-bedroom. That is a much narrower sales window than the original mix, so current availability by type, building and view should be confirmed from a fresh stock sheet.
