Why this project is worth a look
Manageable low-rise scale
Three eight-storey buildings and 237 units create a more legible residential environment than a large high-rise complex. The launch review also shows that each building was planned with its own lobby, parking area and leisure facilities. For a resale buyer, the important question is no longer whether those facilities appeared in the original brochure, but how they have aged. Inspect the lifts, pool areas, gyms, corridors and management standards in the specific building you are considering.
Simple compact layouts
The project’s core stock is a set of small one-bedroom apartments from roughly 24 to 33 sqm. They suit one person or a couple and use a sliding partition to give the sleeping area some separation from the living room. The kitchen and utility balcony are distinct from the sleeping zone. This format can work well for a budget home or conventional long-term rental, although the 24 sqm version may feel tight for someone who works from home or needs substantial storage.
A visible resale market
There are enough current sale and rental listings to compare real owner asking prices rather than relying on the project’s 2014–2015 launch pricing. In October 2026, one-bedroom units were being advertised from about THB 1.30 million upward, with materially different prices even at similar sizes. That is useful because it creates negotiating context, but it also means a headline project price is not sufficient. The actual unit condition and paperwork can explain more of the price gap than the floor area alone.
Rail upside, not rail access yet
Construction of the Purple Line southern extension improves the long-term transport story for the area, and Yaek Pracha Uthit station is now part of an active MRTA construction project. That is more tangible than an unfunded line on an old map, but it is still future infrastructure. Until operations begin, the condo should be assessed around today’s Pracha Uthit and Suk Sawat road network. Any premium attributed to the future train should be separated from convenience that residents can actually use now.
Age makes inspection decisive
By 2026 the buildings have been occupied for more than a decade, so two units with the same floor area can be very different purchases. Air-conditioning, plumbing, kitchen fittings, flooring, moisture damage and owner renovations all matter more now than the original specification sheet. The same is true of the common areas: launch photographs show the design, not present maintenance quality. Before paying a reservation deposit, inspect the actual unit, confirm any outstanding common charges, and make sure the physical layout matches the registered plan—particularly when a listing is marketed as a two-bedroom or differs materially from the original 24–33 sqm one-bedroom formats.
About the project
The Privacy Pracha Uthit – Suksawat is a completed resale condominium rather than a new launch. It sits directly on Pracha Uthit Road at the entrance to Soi Pracha Uthit 23, in the Bang Mot / Thung Khru side of western Bangkok. That location needs a little care because several property portals label the project simply as Rat Burana, while detailed launch-era reviews and current listings with full addresses place it in Bang Mot, Thung Khru. For a buyer, the useful physical reference is Pracha Uthit Road and Soi 23; the administrative wording on the title deed and condominium juristic-person records should still be checked before transfer. The project was developed by Pruksa Real Estate and completed in 2015. It has three eight-storey buildings with 79 units in each building, or 237 units in total. That makes it a mid-sized low-rise scheme: large enough to support shared facilities, but far removed from the scale of a thousand-unit high-rise.
The original product was built around compact one-bedroom apartments. Launch-period material consistently shows roughly 24, 30 and 33 sqm layouts. The basic planning idea is similar across the sizes: a sliding partition separates the sleeping area from the living room, while the kitchen, bathroom and utility balcony sit toward the other side of the unit. A current PropertyHub profile also lists a 50 sqm two-bedroom type. That configuration does not appear in the detailed 2014–2015 launch reviews we found, so it should be treated as a description of units now circulating on the resale market rather than as a fully verified original layout. In an older condominium this distinction matters because units may have been combined, altered, or simply categorised differently by agents over time.

Pricing is now set by individual owners, not by a developer price list. The lowest live resale reference we found, refreshed on 6 October 2026, was THB 1.30 million for a 23.91 sqm one-bedroom on the fourth floor. The same portal showed other one-bedroom listings at about THB 1.40 million for a similar size, THB 1.75 million for 33 sqm, and roughly THB 1.86–1.95 million for units around 30 sqm. Those numbers should not be read as a clean price ladder. In a ten-year-old resale building, condition, view, floor, building, furnishing, tenancy status, outstanding common charges and the seller’s motivation can easily outweigh a few square metres of difference. We therefore use the lowest verified listing as a market entry reference, not as a promise that any comparable unit can be bought at that price.
The location also needs to be judged on today’s transport, not just on old sales brochures. Pracha Uthit is an established residential and university corridor, with King Mongkut’s University of Technology Thonburi nearby and road connections toward Suk Sawat and the Industrial Ring Road. The long-promoted Purple Line southern extension is no longer merely conceptual: MRTA was actively constructing the Tao Poon – Rat Burana/Khru Nai section in 2026, including Yaek Pracha Uthit station near the Pracha Uthit / Suk Sawat junction. The line is not operating yet. A buyer should therefore value the condo based on current road, bus, taxi and private-car access, while treating the future station as potential upside rather than an existing amenity.
Ownership format
The project is a registered condominium and DDproperty lists the tenure as freehold. A foreign buyer can register freehold only while the building remains within the statutory 49% foreign-ownership quota. Availability for the selected unit must be confirmed by the condominium juristic person before transfer.
Unit types & sizes
The smallest original format. Launch plans show a sleeping zone behind a sliding partition, living area, kitchen, bathroom and utility balcony. It is best suited to one occupant or a budget-focused rental strategy. Furniture placement matters because poor storage or oversized pieces can make this layout feel much smaller than the headline area.
A roomier version of the same underlying one-bedroom concept. The 2015 review shows the 30 sqm plan as a distinct unit type, with more comfortable circulation and slightly different bathroom arrangement. Several 2026 resale listings are around this size, making it a useful middle ground between the lowest entry price and everyday livability.
The largest clearly documented original one-bedroom size from the launch material. The extra area is most useful in the bedroom and main living space. Resale listings around 33–33.5 sqm are still visible, but the fit-out and maintenance condition can now vary considerably from unit to unit.
PropertyHub currently lists a 50 sqm two-bedroom category, but detailed launch-era sources only document one-bedroom units of 24, 30 and 33 sqm. Treat a 50 sqm two-bedroom as a unit-specific claim until its registered plan is checked; it may be a rare original configuration, a combined or altered unit, or simply a portal classification.
The original one-bedroom range of approximately 24, 30 and 33 sqm is well supported by launch-period material. Current resale ads also show actual registered or advertised areas such as 23.91, 30, 30.52, 33 and 33.49 sqm; small differences of this kind are common in listing data. PropertyHub now lists a 50 sqm two-bedroom type, but we did not find that layout in the detailed 2014–2015 reviews, so it needs unit-level verification. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The site fronts Pracha Uthit Road at the entrance to Soi Pracha Uthit 23, Bang Mot, Thung Khru, Bangkok.
- King Mongkut’s University of Technology Thonburi sits in the same Pracha Uthit / Bang Mot corridor and contributes to the area’s established residential and rental demand.
- Suk Sawat provides the main road connection toward the wider Bangkok network and the Industrial Ring Road; actual journey times are traffic-dependent.
- The Purple Line southern extension is under construction. Yaek Pracha Uthit station near the Pracha Uthit / Suk Sawat junction is not yet an operating MRT station.
- The surroundings are an established urban neighbourhood with everyday shops, food and services rather than a newly created master-planned district.

Price & purchase terms
- Current price: From THB 1.30M based on a live PropertyHub listing refreshed on 6 Oct 2026: one bedroom, 23.91 sqm. This is a lower resale-market reference, not a developer price; availability, unit condition, documents and final terms need to be checked for the selected property.
- Completed: 2015
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: A buyer seeking a relatively low entry price into a completed Bangkok condominium with no construction-delivery risk and a track record of occupation since 2015.; A single occupant or couple who is comfortable with a compact one-bedroom and prioritises purchase price over large internal space or resort-style facilities.; A conventional long-term rental investor who buys the individual unit at a sensible basis and does not need an expensive refurbishment to make it lettable.; A buyer who sees the future Purple Line as optional long-term upside but is comfortable making the decision on today’s road-based transport.; may not suit: A household that needs two full bedrooms and substantially more living space; the clearly documented original stock is dominated by compact one-bedroom units.; Someone who needs to walk to an operating MRT station today; the Purple Line southern extension was still under construction in 2026.; A buyer specifically looking for a brand-new building with modern large-scale amenities and minimal wear in common areas; this project has been in use since 2015, so present condition matters more than the launch brochure..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- which units are free, and on which floors
- the legal entity in the SPA and the payee’s bank details
- the title format and what is registered against the unit
- the selected unit’s contractual handover date in the SPA — the published date is only a reference
Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Foreign-quota availability is not publicly confirmed for individual resale units. A foreign buyer needs the condominium juristic person’s confirmation that foreign ownership remains within the statutory limit before freehold transfer.
- PropertyHub lists a 50 sqm two-bedroom type, while detailed 2014–2015 launch sources describe only 24, 30 and 33 sqm one-bedroom units. The registered plan of any two-bedroom listing should be checked before relying on the portal classification.
- Some portals classify the project as Rat Burana, while launch-era reviews and current full-address listings place it at Soi Pracha Uthit 23, Bang Mot, Thung Khru. We use the more specific Thung Khru address, but the title deed and juristic-person records should settle the administrative wording for a transaction.
