Why this project is worth a look

Completed community

The homes, internal streets and shared facilities already exist, and Ananda still markets the project as ready to move in. A buyer can judge the real condition of a selected house and the estate instead of relying on future renders.

Two clear sizes

The current developer page confirms 115 sqm and 133 sqm house sizes. That keeps the basic choice simple, although the exact room configuration and any owner alterations still need to be checked on the selected property.

Family facilities

The clubhouse, split-zone saltwater pool, park, playground and fitness studio can be inspected as operating amenities. In a completed estate, maintenance quality and current common charges matter more than the original brochure list.

Current price anchor

Ananda Development shows a special price from THB 3.49M as of 27 August 2026. It is a useful lower reference, not a promise that every available plot or resale can be bought at that figure.

Future rail option

Bang Pakok, Pracha Uthit and Rat Burana stations are part of the Southern Purple Line now under construction. MRTA expects operation in November 2030, so the project should be evaluated as a road-based location today.

About the project

Unio Town Suksawat 30 is a completed low-rise townhouse community in south-west Bangkok, inside Suksawat 30 Alley in Bang Pakok, Rat Burana. Ananda Development still carries the project on its live sales site and labels it ready to move in. That matters because a buyer is not evaluating a future promise: the streets, common areas, surrounding neighbourhood and individual homes already exist and can be inspected. The other side of a mature project is that the name now covers more than one seller type. Developer stock can sit alongside owner resales, so the first question on any attractive unit should be who is actually selling it and what title and transfer documents come with that particular home.

The project is straightforward in scale: 194 two-storey townhomes. Ananda’s current page confirms two house sizes, 115 sqm and 133 sqm. This is a landed family format rather than a condominium or a detached villa compound. Independent project profiles also describe a frontage of about 5.7 metres and parking for two cars, which is relevant to day-to-day use in this part of Bangkok. A buyer should look beyond the headline internal area and inspect the actual plot position, driveway geometry, parking practicality, relationship to the clubhouse or entrance, and how much privacy the selected row of homes has.

As of 27 August 2026, Ananda advertises a special price from THB 3.49 million. That figure works as a current lower anchor for a conversation with the developer, but it should not be treated as the price of every available home. Active resale listings on major portals in August 2026 sit materially higher, roughly from THB 4.3 million to THB 6 million. The gap is not automatically a contradiction: a developer campaign may apply to a particular plot or condition, while an owner resale can reflect renovation, furniture, plot position and the seller’s own expectations. The useful comparison is therefore unit against unit, with the seller and condition identified, rather than project headline against portal headline.

The shared facilities are geared to resident families. The developer lists a clubhouse, a saltwater swimming pool with separate adult and children’s areas, a community park, a children’s playground, a fitness studio, a security post and CCTV at the entrance and park. The landscape concept also centres on a large lawn. Because the project is completed, these items can be judged as operating infrastructure rather than marketing renders. During a viewing, it is worth checking maintenance quality, pool and garden condition, security routines, parking pressure and the current common-area fee. The live project page does not publish a current fee schedule, so that cost needs to come from the seller or project management for the exact home.

Suksawat 30 sits on the Thonburi side of Bangkok, south of the central business districts. Ananda’s location page quotes about 2.9 km to the Chaloem Maha Nakhon Expressway and names Bang Pakok, Pracha Uthit and Rat Burana MRT stations as nearby transport references. Those station names need context in 2026: they belong to the Southern Purple Line extension, which is still under construction. MRTA’s current implementation plan expects service in November 2030. For a purchase decision today, Unio Town Suksawat 30 should therefore be treated as a road-led location, with future rail access as a separate long-term factor rather than an operating amenity.

Ownership is more complex for a foreign buyer than the portal label 'freehold' may suggest. A Thai buyer can normally receive land and house ownership in a standard landed-property transfer. A foreign individual, however, cannot normally take direct freehold title to the land, except under narrow statutory exceptions that are not the normal route for buying a townhouse. A foreign purchase therefore needs a transaction-specific legal structure, which may involve a registered land lease and, where the documents allow, separate rights in the building. Any renewal is contractual rather than automatic. This needs to be understood before a reservation payment, not after the preferred house has been chosen.

One current Ananda promotion identifies Ananda Property One Co., Ltd. as the project and land owner and cites Title Deed No. 445 together with Land Allocation Licence No. 92/2562. That gives a useful documentary reference for due diligence. The published material is not perfectly consistent in every historical number. The live project page states a project area of 11-3-73.3 rai, while legal promotion wording gives approximately 19-1-09 rai including project and common area. Large property databases date completion to December 2019, whereas the legal wording preserves an older schedule that expected completion by December 2020. The current condition is not in doubt — the project is completed and marketed as ready to move — but those historical figures should not be silently merged into one invented answer.

In practical terms, this is a mature family townhouse project with two confirmed internal sizes, functioning common facilities and a current Ananda sales channel. It is best approached as a small comparison exercise inside the project: shortlist several actual homes, identify whether each is developer-held or resale, confirm plot size, internal area, condition, parking, common charges and the legal transfer package, then compare prices. For a foreign buyer, add one non-negotiable step before money changes hands: the land-and-building ownership structure must be documented and understood for that exact property.

Ownership format

A foreign buyer cannot normally take direct freehold title to the land under a townhouse. A lawful structure may use a registered land lease for up to 30 years and, where the transaction documents allow it, separate ownership of the building; any renewal depends on the contract. The exact structure for the selected home should be checked before reservation.

Home types & sizes

115 sqm townhome
115 sqm

The smaller of the two internal areas currently confirmed by the developer. Compare it with the larger plan on usable upstairs space, storage, parking and plot position; the exact room count should be taken from the plan for the selected home.

133 sqm townhome
133 sqm

The larger confirmed house size in the project. The extra area is useful only if it delivers the bedroom, work space or family layout you need, so the actual house plan matters because public sources disagree on some room-count details.

The official page confirms 115 sqm and 133 sqm, but its public text does not lock in bedroom and bathroom counts. Other published profiles disagree on the smaller plan’s room configuration, so those counts are deliberately not presented as confirmed facts here. The THB 3.49M special price is also not tied to one specific house type on the page.

Best for: A family wanting a completed two-storey Bangkok home with its own entrance, parking and shared facilities, without moving up to a large detached-villa format.; A buyer who prefers inspecting real finished homes and can compare plot position, condition, neighbours, shared areas and the actual road commute before committing.; Someone who relies mainly on a car today and treats the future Southern Purple Line as a long-term addition rather than an essential operating transport link.; A Thai buyer comfortable with a standard land-and-house transfer, or a foreign buyer prepared to structure the land and building rights lawfully with professional advice before reservation.; may not suit: A foreign buyer who requires simple direct freehold ownership of the land in their own name; a normal townhouse purchase in Thailand does not provide that structure.; A car-free buyer who needs an operating MRT station within easy walking distance today; the nearby Southern Purple Line stations are still under construction.; Someone specifically looking for a new launch with a construction-linked instalment plan; this is a mature completed estate where the selected house and seller matter more..

What we confirm before booking

A short, specific to the project list. We request these from the developer and go through them with you before any payment.

  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the contractual area of the chosen unit, and which basis it is measured on
  • which amenities are fixed in the SPA annexes

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Published land-area figures conflict: the current project page states 11-3-73.3 rai, while legal promotion wording gives about 19-1-09 rai including common area. Neither figure is substituted for the other.
  • Historical completion timing conflicts: major property databases date completion to December 2019, while older legal schedule wording expected completion by December 2020. The current status itself is clearly completed.
  • Ananda Development’s live page shows the project and special price but not the exact number of developer-held homes still available. Resale stock exists at the same time, so the seller and title documents must be confirmed for each selected home.
