Nue Hybe Suksawat is not one standard townhouse repeated across the estate. UT is a more residential 174 sqm home, UO is a larger 256 sqm hybrid format, and US 5 and US 8 are shophouses intended for a more commercial relationship with the street. That range creates options, but it also means price comparisons must account for use, position and fit-out rather than floor area alone.

Main-road exposure

A Suksawat Road address can be useful for businesses that need visibility and straightforward car access. The same feature creates a different question for residents: homes closer to external traffic should be inspected for noise, privacy and peak-hour conditions. The best row for a business may not be the best row for a family.

Facilities that support work

The business lounge and meeting room make the clubhouse more than a leisure add-on. They give residents somewhere to meet clients or colleagues without bringing every visitor into the house, while the pool, gym, garden and children’s spaces serve the residential side of the project. That dual purpose fits the development’s mixed live-work identity.

Suksawat Alliance and Noble Development’s role are documented through Thai capital-market disclosures, including the joint-venture structure and Noble’s responsibility for project execution. This does not replace property-level legal checks, but it gives buyers a more transparent starting point for identifying the developer, project company and contracting parties.

About the project

Nue Hybe Suksawat is a low-rise townhome and shophouse development on Suksawat Road in Rat Burana, southern Bangkok. The queue entry uses the spelling NUE HYPE Suksawat, but Noble Development’s official name is Nue Hybe Suksawat. The HYPE, HYBE and Suk Sawat spellings lead back to the same development at 459 Suksawat Road rather than to a separate phase. Its defining feature is not simply the architecture. The project was planned around a mix of living, working and street-facing commercial use, so the product range includes a conventional family townhome, a larger flexible home-office format and two shophouse formats.

The project-company structure is unusually well documented. Suksawat Alliance Co., Ltd. is the property-development company behind the site. Thai capital-market disclosures describe it as a 50:50 joint venture between Noble Development and TNL Alliance, with Noble responsible for the project from design through construction and sales. That distinction matters in due diligence. Buyers will see Noble as the public-facing developer brand, but the party named in the sale, land and transfer documents for a specific property must still be checked against the project company and the seller of record.

The overall scale is also well supported. Noble’s official factsheet states 156 units, while Suksawat Alliance’s corporate disclosure breaks the scheme down into 33 four-storey shophouses and 123 home-office units. This explains why the estate is organised differently from a purely residential townhome compound. The commercial frontage is intended to accept customer traffic, while residential sections are separated farther inside the development. For a household that values privacy, this zoning matters; for a business owner, it can be more practical than trying to operate a client-facing business from an ordinary residential row.

Noble’s current project page says the development is ready to move in. Earlier corporate documentation scheduled full completion for July 2025, and ThinkOfLiving lists 2025 as the completion year. PropertyHub, however, still shows 2023. Rather than blending those dates, this dossier records 2025 because it is consistent with the formal construction schedule and the current ready-to-move status, while the 2023 date is retained as a source conflict. Buyers looking at an individual resale can also verify its actual transfer and occupancy history separately from the completion date of the wider project.

There are four main product types. UT, or Urban Home, is the most straightforward residential format: 3.5 storeys, 174 sqm of usable space, three bedrooms, three bathrooms, a multipurpose room and parking for two cars in the detailed project review. UO, or Urban Hybrid Home, increases the usable area to 256 sqm over four storeys, with four bathrooms and parking for up to four cars; its interior is designed to be partitioned more flexibly around living and work needs. US 8 and US 5 are four-storey shophouse formats of 225 sqm and 249 sqm respectively, where the ground level can serve a more public commercial role while upper floors support work, storage or residential functions depending on the approved use and fit-out.

That vertical layout is a genuine trade-off. Three-and-a-half or four storeys produce a large amount of usable space on a compact footprint, but stairs become part of every day. A household with small children, older relatives or mobility concerns should test the circulation rather than choosing from floor area alone. A business household may see the opposite advantage: clients and staff can remain on lower levels while private living areas are kept upstairs, creating a clearer boundary between home and work without buying two separate premises.

The shared facilities are designed around that hybrid use. Sources consistently identify a swimming pool and children’s pool, gym, landscaped garden, playground, business lounge, meeting room and clubhouse functions. The Noble factsheet also shows a park, clubhouse, fitness centre and co-working space. This is more meaningful than a generic amenity checklist. A resident who works from home has somewhere to hold a meeting without bringing every visitor into the house, while families still receive the usual recreation and children’s spaces expected from a managed residential compound.

The address places the development directly on Suksawat Road rather than deep inside a local soi. Noble’s disclosure gives the project address as 459 Suksawat Road, Rat Burana, Bangkok 10140, and the map link on the official project page resolves to approximately 13.6680755, 100.514706. Rat Burana sits on the western side of the Chao Phraya opposite parts of Rama 3 and Yan Nawa. Noble highlights road links through Bhumibol Bridge and the Chaloem Maha Nakhon Expressway, while corporate material also names nearby everyday services such as Big C Suksawat and Bangpakok 1 Hospital.

Transport expectations need to be separated into what works now and what may improve later. Noble promotes the future MRT Purple Line extension as part of the area story, but it is not appropriate to treat that line as an operating station benefit today. A buyer should first decide whether the current road network, parking and normal commuting pattern already work for the household or business. Future rail access can add value to that calculation, but it should not carry the entire decision.

Pricing is the other area where current sources do not line up neatly. Noble’s live townhome catalogue shows a new-phase starting price of THB 6.99M. Another Noble promotion page states THB 7.49M, the older official factsheet gave a broad THB 8–16M range, and resale listings vary substantially by size, position and fit-out. This dossier therefore uses THB 6.99M only as the lower current anchor. It is not evidence that every product type remains available at that level, and a current unit list is needed before comparing values across UT, UO and the two shophouse formats.

Foreign ownership requires a different framework from a condominium purchase. Nue Hybe Suksawat is a landed development, so the familiar 49% foreign condominium quota does not solve the land issue. Thai law generally restricts direct land ownership by foreign individuals, subject to narrow statutory exceptions and approvals. A foreign buyer should therefore review the land title, the legal ownership of the building, the contracting seller and the permitted structure for land use before treating the purchase as equivalent to owning a Bangkok condo in freehold.

The project is most coherent when evaluated for a specific use case. A family may value the 174 sqm Urban Home, private parking and clubhouse but care less about street-facing commercial frontage. An owner-operator may prefer the larger UO or a shophouse because separating clients, staff and private rooms across floors is the entire point of the design. A passive investor looking for a standard, easily comparable apartment product will face a less uniform resale market because the buildings vary in use, size and fit-out. That is why the best unit here is not simply the cheapest one: it is the one whose legal form, street position and internal layout match the buyer’s actual plan.

Ownership format

Nue Hybe Suksawat is a landed townhome, home-office and shophouse development rather than a condominium. Foreign individuals generally cannot hold Thai land in their own name; narrow statutory exceptions exist but require separate conditions and approvals. A foreign buyer therefore needs the exact structure for the selected property to be checked against the land title, building ownership and sale or lease documents. Nominee-shareholder arrangements should not be treated as a workaround.
