Why this project is worth a look
The river is real
The common grounds provide a riverside environment, but a water-facing apartment is a separate proposition. Tower position, height and orientation determine whether the view opens across the Chao Phraya or ends at another façade. Some buyers want somewhere pleasant to walk in the evening; others are prepared to pay specifically for an uninterrupted view from home. That difference should shape the apartment search before any discussion of asking prices.
One estate, contrasting homes
Most of the inventory sits in four substantial high-rise towers, while a small number of homes occupy five-storey River Villa or three-storey Town Villa buildings. They share the wider project identity, not necessarily the same atmosphere or access pattern. A quiet low-rise unit and a compact flat on an upper high-rise floor should not be treated as interchangeable just because an agency groups them under the same name. Building identification is essential when comparing listings.
An observable operating history
An established condominium offers something a new launch cannot: years of actual residential use. Buyers can observe communal upkeep, travel through the building, inspect the specific flat and request records of maintenance and major repairs. This makes the decision more concrete. It also means past renovations, ageing components and the current condition of the condominium's finances are part of the purchase, even though none appears in the original marketing drawings.
Facilities beyond the apartment
Landscaping, a pool, exercise areas and everyday services make this more than a collection of bedrooms above a car park. They may suit someone who spends significant time at home or wants a managed residential environment. With more than two thousand units, however, each shared facility also depends on scheduling, maintenance budgets and how the residents use it. Inspect the spaces that matter most to your routine instead of assuming every feature on a historic list still works unchanged.
A transport choice with trade-offs
Wat Dokmai BRT offers a useful connection into Bangkok's wider public transport system, particularly for journeys towards the Sathorn end of the route. It is not a direct BTS walk-up address. Drivers can use the Rama III road network but cannot escape its rush-hour variability. This is a sensible location for someone whose journeys match those links; for a daily pedestrian commute that demands immediate rail access, another neighbourhood may be simpler.
About the project
Lumpini Park Riverside Rama 3 is an established residential development on the Chao Phraya waterfront in Bang Phongphang, within Bangkok's Yan Nawa district. L.P.N. Development built it, and the original developer sales period is over. Today's purchase is generally a transaction with an existing owner, not a reservation in a forthcoming tower. That distinction is useful. You can inspect the actual building and the particular apartment before making a decision, but you also inherit the practical realities of an older, occupied condominium: individual renovation choices, varying maintenance standards, existing management arrangements and potentially very different legal circumstances from one seller to the next.
The project is often described simply as a 36-storey riverside condominium. Its internal layout deserves a closer look. Four interconnected high-rise towers, labelled A through D, account for 2,373 homes. Two five-storey River Villa buildings contain another 12 units in total, while a three-storey Town Villa building with an additional mezzanine and basement has 20. The complete residential inventory is 2,405 units across these building types. The four towers are part of one main high-rise building, not four independent developments. Equally, the low-rise homes are part of the same project rather than automatically separate phases. This matters whenever an advert refers only to a building letter: a unit's tower and its position on the site can tell you more than the project's headline floor count.

The waterfront is tangible: there are landscaped areas and places to spend time near the river. It does not follow that every apartment has a river outlook. Towers A and B occupy the river-facing side of the high-rise arrangement, while other apartments can look inward, towards neighbouring blocks or the surrounding city. Even within the front towers, floor level and orientation change what a resident sees. A photograph taken from the shared grounds may show an impressive sweep of the Chao Phraya yet say little about a particular living room. Buyers paying a premium for open water views should compare the real outlook at the advertised unit, at the time of day when they are likely to be home, rather than treating 'Riverside' as a view guarantee.
Communal space is one of the development's distinguishing physical features. Project plans and independent visits describe a swimming pool and leisure deck on the ninth floor, a fitness area on the eighth, landscaped gardens, riverside paths, lobbies, meeting areas, saunas, controlled entry and security. Shops and everyday services have also operated within the grounds. For a full-time resident, these facilities can make a large condominium easier to live in, especially when the weather discourages unnecessary trips. Yet this is a mature property, not a serviced hotel. A historical facility list cannot confirm which businesses remain open, how well the pool is maintained today or whether shared equipment is nearing replacement. Current management records are a more useful companion to the glossy architectural photographs.
Size creates a different trade-off. A complex with 2,405 homes offers several apartment types and a substantial resale market, while concentrating a great many residents around lifts, parking areas and common facilities. The original layout provided three passenger lifts and one service lift per main tower. The detailed 2012 review found different unit-to-lift ratios in the towers, with higher density in C and D than in A and B. Those historic ratios explain why two apartments on the same floor number may have different day-to-day experiences; they are not proof of today's waiting times. Anyone planning to live here should try the route from the main entrance or parking space to the apartment during ordinary commuting hours. That brief experience can be more revealing than a list of amenities.
Rama III Road makes this a practical address for certain parts of Bangkok, particularly trips around Yan Nawa, towards Sathorn and across the major river crossings. Wat Dokmai is the nearby BRT bus rapid transit stop, offering a connection towards the Sathorn interchange and the BTS network. It is not the same as having a BTS station directly outside the gate. Published walking distances to BRT differ, and a real journey includes the path through the property, roadside crossings and whatever conditions the route presents in the rain. For car users, road access is useful but travel times depend heavily on congestion. For people who travel on foot or by public transport, an actual test trip during their normal hours matters more than an optimistic commute estimate.
Apartment sizes span very different lifestyles. The smaller studios and one-bedroom layouts suit a compact household, but their usability is determined by more than the nominal area. In an early on-site review, an approximately 28 sqm one-bedroom had a limited kitchenette; a two-bedroom example measuring 63.5 sqm included a more defined, enclosed kitchen. Larger three-bedroom corner layouts in the original range offered substantially more living space, and selected units had balconies positioned to take advantage of the outlook. None of those examples should be treated as a specification for every resale apartment. Owners may have altered room divisions, replaced appliances or furnished their units to very different standards since handover. The condition and layout you see on a viewing are the ones you will actually purchase.
As of 10 October 2026, the lowest recently refreshed resale advertisement identified was THB 1,695,000 for an approximately 27 sqm one-bedroom apartment. Other contemporary advertisements include smaller-format two-bedroom units around THB 3.89 million and three-bedroom homes of roughly 104 sqm at materially higher asking prices. Those are seller asking figures, not recorded transaction prices, a valuation of the entire estate or an indication that the cheapest property remains available. The spread reflects differences in orientation, floor, improvements, size and sellers' individual circumstances. The advertised legal tenure also needs to be read separately from the asking price. An apparently inexpensive apartment is not a good comparison until its title, service charge position and actual physical condition are known.
Publication dates create a small but genuine historical inconsistency: some property databases call the project completed in December 2011, while other detailed records place handover and residential registration in 2012. We use 2012 as the main project reference, noting the conflict rather than blending dates together. For a present-day buyer, the precise launch-era date is less consequential than the fact that the buildings are now well into their operational life. Waterproofing, façade maintenance, pipes, elevators, communal equipment and reserve funds all deserve attention. A well-kept reception desk does not by itself reveal the condition of hidden systems or whether an exceptional contribution may be discussed at the next owners' meeting. Requesting recent financial and maintenance records puts the visual inspection into context.
Foreign ownership deserves its own due diligence. Thai condominium law allows a qualifying foreign individual to register freehold ownership only within the statutory foreign quota, limited to 49% of the total saleable condominium unit area. The condominium juristic person issues the relevant confirmation for transfer. A resale advertisement labelled 'freehold' may correctly describe a Thai-owned freehold apartment without proving that foreign-quota transfer is currently possible. Any leasehold alternative involves different rights and depends on its actual documents. Check the unit title, identity and authority of the seller, quota confirmation and payment documentation before treating a reservation deposit as the natural next step. A recognised developer name is not a substitute for checking an individual resale transaction.
Ownership format
A non-Thai buyer may hold a condominium unit freehold only within the statutory foreign quota, capped at 49% of the condominium's total saleable unit area. The condominium juristic person must certify the available quota for transfer; an advert marked 'freehold' does not establish foreign eligibility. A leasehold arrangement, where offered, is a different contractual right, not equivalent to a registered freehold title.
Unit types & sizes
The smallest units work best for a single resident with modest space needs. Furniture layout and storage determine whether the room feels functional. Resale advertisements include studios of roughly 28 sqm, while some early project summaries cite 26 sqm. Check the actual floor plan rather than assuming a similarly sized one-bedroom and a studio offer the same separation of living and sleeping areas.
One-bedroom stock forms the accessible end of the resale market, but floor plans vary materially across this range. A 27–28 sqm flat may provide a separate sleeping area while leaving little space for cooking or working. At the larger end, the same bedroom count can deliver a more flexible living room. Compare window exposure, bathroom condition, kitchen layout and storage before deciding whether the cheaper unit truly meets your needs.
This category needs more scrutiny than the bedroom count suggests. Original published plans include approximately 63.5–67.5 sqm, while current resale adverts also describe two-bedroom units in the low-50s and upper-50s. A 53 sqm arrangement cannot be assumed to function like a 64 sqm apartment. Review room proportions, whether the kitchen is enclosed and the exact bathroom configuration; older show-unit layouts are not a promise of what is being sold today.
Larger three-bedroom layouts offer the most obvious separation of family and shared space, and selected corner units have distinctive outlooks and balcony arrangements. The published size range varies by source: original project descriptions tend to stop around 105 sqm, whereas listing directories also mention substantially larger configurations. The condominium title and measured plan of the particular resale unit matter more than a broad range on a portal.
These ranges describe a combination of original layouts and what is now advertised on the resale market; they are not an inventory promise. Some smaller two-bedroom listings differ from the original 63.5–67.5 sqm plans. There is also a published discrepancy at the upper end of three-bedroom sizes: early project descriptions refer to areas up to approximately 105 sqm, whereas later property directories cite units as large as 140 sqm. No net usable area or completed renovation can be inferred from these numbers. Verify the specific unit's registered area, floor plan, current room arrangement and asking price against its title and seller documents. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The project occupies a Chao Phraya riverfront site off Rama III Road in Bang Phongphang, Yan Nawa. Landscaped riverside areas are part of the estate, giving residents a place to spend time outdoors without travelling elsewhere. A waterfront address is not a promise that every tower has the same access pattern or that every home faces the water; the exact unit orientation remains decisive.
- Wat Dokmai BRT is the principal nearby public transport link. Services connect towards the Sathorn end of the corridor, where passengers can transfer to the BTS network. Published distances vary because listings measure different points and routes. A realistic door-to-platform journey includes leaving the tower, crossing roads and coping with Bangkok's weather; it should be tried rather than assumed.
- Rama III Road and connections towards Sathu Pradit and the major river bridges give drivers more than one direction in which to travel. That can be valuable for work and school trips across the southern city, but traffic conditions often determine the useful route. An afternoon viewing will not necessarily show what an early weekday commute feels like, so consider both journeys when judging location convenience.
- Shopping and household services are available around the wider Rama III area, including HomePro Rama 3 and Central Rama 3. The development also has spaces intended for small shops and everyday services. This is a working Bangkok neighbourhood rather than a fully walkable riverside resort district. For errands that require a larger centre, residents may still depend on a car, bus or taxi, and individual on-site businesses may change over time.

Best for: A resident whose working life is centred on Rama III, Yan Nawa or the southern business districts may find the location practical. The established grounds and riverside setting offer an everyday environment rather than a future marketing concept, while BRT and road access cover different travel patterns. The strongest fit is for someone who has already tested their usual commute and can live with the area's transport trade-offs.; Households needing separate bedrooms can investigate the two- and three-bedroom options, especially where the layout provides a usable kitchen and sensible separation between living and sleeping space. Families will also need to see how lifts, parking, outdoor areas and circulation work at the times they use them. The relatively scarce low-rise units create another comparison within the estate, but their availability cannot be assumed from the high-rise resale pages.; For a long-term rental buyer, the active listing market offers a starting point for understanding tenant-facing budgets and apartment sizes. It is not evidence of a dependable yield. The calculation must allow for vacancy, repairs, fit-out, agent charges, service fees and any applicable taxes. Non-Thai buyers have an additional gating question: whether the particular unit can be transferred within the available foreign quota. An appealing asking price without that confirmation may not suit the intended ownership plan.; may not suit: Buyers who require a BTS station at their doorstep or a rail-only commute with no bus interchange may find the address inconvenient. BRT is a genuine option, but it does not turn a major road corridor into a pedestrian-oriented station neighbourhood. Testing the actual transfer is important for anyone with a strict daily timetable.; Someone seeking the intimacy of a small residential building may struggle with the high-rise side of an estate containing thousands of homes. The River Villa and Town Villa buildings are different in scale, yet they should not be assumed to be commonly available or priced like a typical compact apartment. A quiet orientation within a large tower is also not the same as a small community.; Those who want a newly completed building with minimal near-term maintenance decisions may prefer a younger property. An older condominium requires attention to communal equipment, management reserves and the possible cost of major works. Buyers whose business plan relies on unrestricted nightly letting should also look elsewhere unless the building's rules and applicable law explicitly support what they intend to do..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion dates conflict. FazWaz and some DDproperty pages identify December 2011, whereas PropertyHub, contemporary site reviews and the condominium registration evidence point to 2012. The main profile uses 2012; the precise completion and transfer date of any specific tower or apartment needs the relevant building and title records.
- Street numbers differ between sources. The SAM asset record and a long-standing condominium information page use No. 12 Rama III Road, while DDproperty automatically shows No. 4 on multiple listings. The address in the selected unit's registered title must prevail for a transaction.
- Current common-area charges, house rules and any major repair contributions have not been verified against an October 2026 management statement. FazWaz quotes THB 35 per sqm monthly and an original sinking-fund rate of THB 350 per sqm; Condonayoo has published THB 300 per sqm for the fund. Neither historic figure establishes what a resale purchaser owes today or the current pet policy.
