This is not a one-plan estate. The documented range includes three- and four-bedroom homes of roughly 160–256 sqm, with both single- and two-storey designs. That creates useful choice for families, but it also means the listing price should never be compared without the model, plot size, pool and actual fit-out.

A visible completed estate

Major portals date project completion to January 2020, so a buyer can inspect real houses, roads, common areas, landscaping and ageing finishes rather than relying only on launch material. Some stock is still described as made to order, however, so the construction status has to be confirmed at house level.

Concrete land references

The developer publishes a title-deed number, a land-allocation permit and an encumbrance reference to Bangkok Bank. None of that replaces a fresh legal search, but it gives the buyer specific records to verify instead of starting due diligence from a marketing brochure.

Bang Sare living pattern

Grand Garden Home Hill is a detached-house proposition in a lower-density Sattahip setting rather than a central Pattaya condominium lifestyle. It can suit longer stays and family living particularly well when a car is already part of the household's routine.

The project now appears across several listing platforms, so there is more than one seller and more than one price point to compare. That helps with market context, but the comparison only becomes useful after adjusting for plot, usable area, pool, furniture, condition and legal structure.

About the project

Grand Garden Home Hill is a low-rise pool-villa community in Bang Sare, south of central Pattaya. It belongs to the wider Grand Garden Home brand, but it should not be merged with the earlier Grand Garden Home or Grand Garden Home Beach developments. WeGrand Development's own website lists all three as separate projects and marks the two earlier schemes as sold. That distinction matters in practice because abbreviated resale ads using only 'Grand Garden Home' can point to a different estate with a different address, completion year and housing stock.

The developer's current website states 33 homes and five house types for Grand Garden Home Hill. Large property portals still commonly display 31 units, while an older project description copied across several sites refers to just four exclusive homes. We therefore use 33 as the primary figure because it comes from the current official project source, but the discrepancy remains material. A buyer should ask for the latest master plan with plot numbers rather than assuming that every portal is describing the same inventory count.

The project address is 199 Moo 11, Soi San Pho Kae, Bang Sare, Sattahip, Chon Buri 20250. The coordinates in this record come from the Google map embedded on the developer's own site. This is not a central Pattaya or first-line beach location; it is better understood as a car-oriented residential setting in the Bang Sare/Sattahip area. The trade-off is straightforward: the format is a detached house on its own plot rather than an apartment in a tower. Daily convenience therefore depends on the actual household routine and on the exact plot, not simply on a broad 'Pattaya' label.

The product range is broader than a single standard villa. Five model names recur across project material: Prime A, Tropical Villa A, Tropical Villa B, Tropical Residence and The Pavilion. The range is mainly three- and four-bedroom homes; four models are presented as single-storey layouts, while The Pavilion is a two-storey design. Detailed third-party project material gives usable areas from about 160 to 256 sqm, with plots beginning around 76–120 sq wah depending on model. Tropical Villa A has a bathroom-count conflict between sources, so that detail should be checked against the plan of the actual house being purchased.

The construction status needs to be read with some care. FazWaz, KaiBaanThai and other portals record completion in January 2020, so the estate is treated here as completed. At the same time, some developer-linked profiles still describe three-month made-to-order construction. In practical terms, the market can contain both completed resale homes and developer stock where a house is built or finished for a particular plot. Before paying a reservation fee, the buyer needs a clear written answer on whether the transaction is for an existing completed house, a new developer unit or a future build.

The official website provides more land information than is typical for a small villa project. WeGrand Development states that the project land is owned and operated by the company, identifies title deed no. 26203, gives land-allocation permit no. 141/2561 dated 25 December 2018, and says the land is subject to an encumbrance in favour of Bangkok Bank. Those facts are useful due-diligence leads, not substitutes for a current title search on the selected villa. A buyer of a completed house needs the documents for that specific plot, confirmation of any remaining encumbrances, and a clear legal structure for the land and the building at transfer.

The current market entry point is around THB 5.35M based on live project listings checked on 9 September 2026. That number should be treated as a floor for available listings rather than a project-wide price list. Resale houses differ substantially in plot size, usable area, pool, furniture, age of fit-out and title status, and current listings also extend materially above that level. The price only becomes meaningful after the exact house is matched to its plot documents and physical condition.

Open project profiles also quote a common-area fee of THB 20 per sqm of plot area per month. That is useful as a working reference, but it comes from property portals rather than a current management invoice or tariff notice. For a resale purchase, the buyer should obtain the actual charge for the selected house, confirm whether any arrears remain with the seller, and check what the fee covers. Security, CCTV, internal roads, landscaping and common facilities may sit within the estate fee, while the private pool, garden and house systems are normally a separate owner responsibility.

Ownership format

A foreign buyer does not normally acquire the villa land directly in their own name; Thai law allows foreign land ownership only in narrow statutory cases. The usual structure to examine is a registered land lease of up to 30 years, with any renewal dependent on the actual contract, together with separately documented ownership rights in the building. Nominee-company structures should not be treated as a standard ownership route.
