Why this project is worth a look
Low entry price
Resale asks can fall below THB 1 million, with a visible lower point around THB 830,000 at the time of review. That puts A.D. Bangsaray in a different budget bracket from many newer projects south of Pattaya. The headline price is only the start of the calculation, however: refurbishment, unpaid common charges, transfer expenses and the condition of the specific unit can change the real acquisition cost materially.
Inspectable today
There is no need to buy from renders. The six buildings, pools, landscaped areas, parking and circulation spaces already exist and can be inspected before a decision. In an older development this is a major advantage because management quality is visible. Construction-delay risk has largely disappeared, but it has been replaced by a more relevant resale question: how well has the estate been maintained over its first decade-plus of use?
Useful size spread
The project is not limited to tiny studios. Historical plans include one-bedroom apartments up to 60.8 sqm and two-bedroom units up to 108.1 sqm, so the same estate can serve very different space requirements. The smallest categories are inconsistently labelled across old project databases, which makes the registered area and actual unit plan more important than the room-type label used in a listing.
Large common estate
Six low-rise blocks sit on a 15-rai site, with multiple pools, an internal lake and landscaped common areas in the project records. That creates a more expansive residential setting than a single urban block with a compact amenity deck. The trade-off is operating complexity: a large common estate needs reliable collection of fees and sustained maintenance, so the condominium's finances and the actual condition of shared assets deserve close attention.
Registered condominium
The project appears in the Bang Sare municipal condominium list, and historical disclosure identifies the project owner, site, buildings and unit count. Foreign freehold is legally possible within the statutory 49% quota. The key transaction question is therefore not whether Thai condominium law allows foreign ownership in general, but whether quota is available for the exact unit and can be certified at transfer.
About the project
A.D. Bangsaray Lake & Resort is a completed low-rise condominium estate in Bang Sare, Sattahip District, Chon Buri. NovAsia groups it with the Pattaya market, but the physical location is south of Jomtien and outside Pattaya city proper. That distinction matters more than the marketing name. Daily life here is tied to the Sukhumvit Road corridor and road transport rather than the dense, walkable parts of central Pattaya. The project address is 100 Moo 2, Sukhumvit Road, Bang Sare, and current map records and listings point to the same site.
The estate is low-rise but not small. The project disclosure describes six eight-storey buildings on 15 rai with 1,257 condominium units in total. It further splits that number into 1,220 residential units and 37 commercial units. This explains why some databases show 1,220 rather than 1,257: they are effectively reporting the residential subset, not a different development. A buyer should therefore think of A.D. Bangsaray as a sizeable multi-building community, with the operational advantages and trade-offs that come with a large shared estate.

The developer identity is unusually traceable for an older Pattaya-area project. The original project disclosure names A.D. House Co., Ltd. as the project owner. The current ADH website still carries Bang Saray Lake & Resort in its portfolio and says Asian Development Holding was originally named A.D. House Co., Ltd. That gives a coherent link between the historical project company and the brand that still presents the development today, rather than relying only on broker databases.
Completion timing needs a small amount of interpretation. The stronger historical project records point to 2012 as the completion year. Bang Sare's municipal condominium list carries registration number 2/2556, a 2013 registration-year reference, while some property directories display 2013 or January 2014. The strongest completion figure is 2012, but the later dates should not be erased. They may refer to registration or database entry rather than the physical completion of the buildings. For a resale buyer, the present condition of the property matters more than which of those administrative dates a portal chooses.
The layout mix is broader than the entry-level pricing might suggest. Published project material includes studios, one-bedroom units and two-bedroom homes. Two-bedroom layouts are consistently shown at roughly 86.4–108.1 sqm. Smaller units are less tidy in the historical data: the studio appears as 23 sqm in one project record and about 25 sqm in others, while the lower end of one-bedroom stock is listed as either 25.1 sqm or 43.2 sqm. That is exactly the kind of older-project inconsistency that should be resolved at unit level. The title deed, registered area and actual floor plan matter more than the room-type label in a resale advert.
The common areas help explain the resort-style positioning. Project records describe three swimming pools, a large internal lake, landscaped grounds, a fitness room, lifts, parking, 24-hour security and CCTV; some sources also list on-site retail and a restaurant. None of that should be treated as a promise of current operating quality. In a development that has been in use for more than a decade, a viewing should include the condition of the pools, lifts, gardens, corridors, parking areas and visible building maintenance, not just the apartment interior.
Today the project functions mainly as completed resale stock. Active sale and rental inventory remains visible in September 2026, with a low asking point around THB 830,000. The developer group's current website still advertises ready-to-move roughly 25 sqm studios from THB 999,000 without furniture. These are different channels and may represent very different units, seller circumstances and conditions. A low resale ask can reflect floor, fit-out, view, urgency, unpaid common charges or unit-specific defects, while developer-held stock may have a different package. The starting price in this dossier is therefore a search anchor, not a project-wide offer.
For a foreign buyer, the legal structure is more straightforward than a landed home but still unit-specific. A registered Thai condominium can be transferred to a foreign buyer in freehold provided the building remains within the statutory 49% foreign-ownership quota by area and the buyer meets the transfer requirements. ADH states that foreign ownership is available across its projects, but no public source found for A.D. Bangsaray Lake & Resort publishes the current remaining quota. Before paying a meaningful deposit, the buyer should confirm the selected unit's quota status and obtain the required certification from the condominium juristic person.
The case for this project is practical rather than aspirational: a low purchase threshold, completed buildings that can be inspected before commitment, and a choice ranging from very small units to two-bedroom apartments of more than 80 sqm. The same features create the main due-diligence work. It is an older, high-unit-count estate, so the financial health of the condominium, arrears, maintenance planning, lift and pool condition, parking pressure and the history of major repairs can matter more than a glossy list of facilities. Those records are not reliably available in public portals and should be requested before purchase.
Location fit will divide buyers. The development sits in Bang Sare along the Sukhumvit corridor rather than on a beachfront parcel. That can work for someone who wants a quieter base south of Pattaya and normally drives or uses taxis. It is a weaker match for a buyer whose priority is stepping out of the lobby onto the beach, living in a dense walkable entertainment district, or reaching central Pattaya without relying on road transport. The project should be chosen for the way Bang Sare actually functions, not because the word 'Resort' appears in the name.

Foreign freehold ownership is legally possible within the 49% foreign-ownership quota of the registered condominium. The remaining quota for the selected unit must be confirmed with the condominium juristic person; if foreign quota is unavailable, leasehold is typically structured for up to 30 years, with any renewal depending on the specific contract.

Historical project records disagree on the smallest format: one source shows 23 sqm while others use about 25 sqm. Resale listings commonly appear around 25–26 sqm. Use the registered area on the title deed for the selected unit.
Published one-bedroom material uses two different lower limits, 25.1 sqm and 43.2 sqm, with the same upper limit of 60.8 sqm. The difference may come from how the smallest units were classified, so the actual plan, registered area and room configuration should be checked at unit level.
