The base house is published at 325 sqm of usable area on land from 71.5 square wah, with four bedrooms and four bathrooms. The layout is closer to a family home than a compact holiday villa. One bedroom sits on the ground floor, while three bedrooms and a family area are arranged upstairs. Public descriptions also mention separate Thai and Western kitchens, a walk-in wardrobe for the main bedroom and a large balcony. For a four-bedroom property, the split-kitchen arrangement is practical rather than decorative: strong-cooking and utility functions can stay separate from the more open everyday living space.

Buyers comparing AHCH Bangsaray with a larger branded resort should therefore compare like with like. The published unit count is not consistent. Several local and major international project pages show 17 villas, while another cluster of syndicated databases shows eight. None of the sources clearly explains the difference. The local material does label the offer as Phase 1, so eight could represent an earlier phase, a sales batch or an older project record, but that is an inference rather than a verified explanation. This dossier uses 17 as the better-supported whole-project figure and keeps the eight-unit record visible as an unresolved conflict rather than averaging or silently choosing between the two.

Construction status is equally mixed. Several current project pages attach a 2024 completion year to the development, and current sales stock includes a home described as built in 2024. Yet one of those pages still displays an under-construction status, while another group of portals continues to market a made-to-order version with an indicative ten-month build period. A buyer should therefore establish what is actually being contracted: a completed existing villa, a house within an unfinished phase, or a new build-to-order home. The legal documents, payment risk and inspection process are different in each case.

Pricing also needs to be read by unit rather than as one project-wide number. A current 2026 sale page shows a four-bedroom home of about 382 sqm at THB 7.59M. Two project profiles show THB 8.19M for the 325 sqm base configuration. The THB 7.59M figure is therefore best treated as a lower market anchor for a specific available home as of the research date, not as a promise that a new villa can be bought at that price. For a completed property, plot size, fit-out, furniture, pool condition and what is actually included in the sale should be checked before comparing headline prices.

Bang Sare sits south of central Pattaya and offers a quieter, lower-density coastal setting, but AHCH Bangsaray is not a walk-out-the-door urban address. Project databases place Bang Saray Beach at roughly 2.4 km and the route to Sukhumvit Road at about 1.6 km. A current project profile also notes that everyday shops and restaurants are not in convenient walking distance from the estate itself. For a household with a car, that can be an acceptable trade-off for privacy and space. For someone who expects cafés, retail and transport to be immediately outside the gate, it is a material limitation.

The most important due-diligence issue is not the floor plan but the project’s legal and corporate attribution. Several major portals label The Eastern Economic Corridor (EEC) as the developer. That is an unusual attribution for a private villa estate, and no official EEC disclosure tying the government-led development body to AHCH Bangsaray was located. A local project page names the operator simply as AHCH Bangsaray, while an international property database attaches the location to Montreal Enterprise Co., Ltd. without explaining that company’s role. The legal seller, landowner and party responsible for construction warranties should therefore be identified from the land and contract documents rather than inherited from portal metadata.

This is especially important for a foreign buyer because the transaction includes land, not just a condominium unit. A portal may label the property as freehold, but that does not override Thai restrictions on direct foreign ownership of land. The transaction should separate three questions: who owns the land, what registered right the foreign buyer receives over it, and who owns the building. If the structure uses a land lease, the agreement should state the registered term, payments and rights clearly. Any promise of future renewals should be assessed as a contractual promise, not treated as if a 60- or 90-year registered property right already exists.
