The lowest current asking price found during this review was THB 3.8 million on a listing updated on 20 August 2026. Other active homes are marketed much higher, including examples around THB 6.95 million to THB 10.84 million. The spread is too wide to describe as a single project price. These are individually owned houses with different plots, floor areas, pools, fit-out and maintenance histories. The THB 3.8 million figure therefore works only as a lower market anchor; availability, legal structure, furnishings and physical condition must be confirmed for the selected home.

The resale inventory also makes clear that there is no reliable single “standard layout” for what a buyer can purchase today. Current listings include three-bedroom houses with stated living areas around 175 and 230 sqm, plus a four-bedroom example at 244 sqm. Other portals show additional sizes, but some mix land area and building area in the same headline field. Those ambiguous numbers are deliberately excluded from the structured unit cards. The sensible due-diligence path is to inspect the title for the selected plot, match the owner and parcel, check registered encumbrances and boundaries, and then confirm how the buyer will legally hold the building and the land interest. Likewise, resale advertisements that mention Thai-name or company ownership describe the seller's current structure; they are not a recommendation for how a foreign buyer should acquire the property.

Because the estate was completed in 2017, physical due diligence deserves more weight than it would on a newly delivered house. Public listings do not establish a common condition for roofs, air-conditioning, drainage, pool equipment, water systems or past renovations across all 52 homes, nor should they. Those are property-level facts. A low asking price can reflect plot size, age, deferred maintenance, furnishing, seller motivation or a very different house specification. The useful comparison is therefore not simply “price inside Grand Garden Home”, but the cost and legal quality of each house after inspection and after the documents have been brought onto the same basis.

The public record is stronger on the Grand Garden Home brand than on the exact legal developer entity behind the 52-home base project. Thailand-Property identifies Grand Garden Home as the developer brand, while another Thai source attributes a similarly named scheme to Grand Garden Home Co., Ltd. but pairs that attribution with an 18-unit project profile whose facts align more closely with the separate Grand Garden Home Beach development. To avoid turning an uncertain corporate link into a fact, this dossier records the developer brand and leaves the legal entity unconfirmed. For a completed resale purchase, the more immediate legal chain is the selected plot, current owner, building documentation and transfer structure.

The naming history is the other area where care is essential. Dedicated databases separately list Grand Garden Home Beach, an 18-unit development, and Grand Garden Home Hill, a later 31-unit project linked to a different developer.
