Why this project is worth a look

Genuinely large homes

The entry point is already around 90 sqm for a one-bedroom, while two- and three-bedroom homes extend well beyond the compact formats common in newer Pattaya projects. That makes Bangsaray Heights much more suitable for long stays, real dining and living space, and large terraces. The flip side is a higher absolute ticket, higher running costs and a narrower rental audience than a small one-bedroom or studio.

Low-density scale

With 44 completed units across a six-storey development, the project operates on a very different scale from resort condominiums containing hundreds or thousands of apartments. The benefit is a more private residential feel and less pressure on common areas. The buyer still needs to review the juristic person’s finances, maintenance history and current condition of shared facilities rather than assuming low density automatically means low cost.

Sunplay environment

The proposition includes the broader Sunplay setting: club facilities, pool, gym, tennis, walking and cycling space, landscaping and an on-site restaurant. For an owner who uses those facilities, the estate can offer more daily value than a stand-alone condo with a small pool. For someone who wants shops, nightlife and the beach on foot, much of that estate-level value may be less relevant.

Hillside planning

The architecture and landscape teams explicitly worked with the slope, stepped levels and view corridors. That is a real advantage for units with open outlooks and large terraces. It is not a guarantee that every apartment has a sea panorama. Current listings show sea, garden and mountain views, so the view needs to be assessed from the exact unit at the time of inspection.

Completed, inspectable

This is a finished development rather than an off-plan promise. The buildings, common areas and individual apartments can be inspected in their current state, and the government EIA record shows the project operating. Construction risk is therefore largely replaced by resale due diligence: title, foreign quota, juristic-person rules, engineering condition, maintenance history and the exact inclusions in the sale contract.

Bangsaray Heights is a completed low-rise condominium inside the broader Sunplay Pattaya-Bangsaray estate in Bang Sare, south of Pattaya’s main urban area. It is not a beachfront tower and it is not built around compact city-condo layouts. The residences sit on a green hillside at No. 2, Moo 6, Soi Thetsaban 12, Bang Sare, Sattahip, Chon Buri 20250. Sunplay’s map points to the estate rather than a specific condominium lobby, so a first-time visitor should navigate to Sunplay Pattaya-Bangsaray as the main destination. In practical terms, a car makes daily life much easier here. The trade-off is a quieter, greener setting with far less urban intensity than central Pattaya or Jomtien. Bang Saray Beach is roughly a ten-minute drive away, while central Pattaya is around thirty minutes by the estate’s own travel guidance.

The completed Bangsaray Heights has 44 apartments and six floors. The same condominium appears under The Heights, Sunplay Bangsaray Heights, Heights Condo By Sunplay and Bangsaray Heights Condominium by Sunplay. Earlier 2017 launch material described a 70-apartment first phase, while later public material is inconsistent on whether the finished scheme should be counted as two or three buildings. That most likely reflects changes between the original plan and the built configuration, so the stable buyer-facing facts are 44 completed apartments and six floors. For a purchase, the exact title, building identification, floor, orientation, layout and view of the selected home matter more than the historical block count.

The consumer-facing developer brand is Sunplay Asia. The project’s EIA, however, is registered to Bangsaray Heights Co., Ltd.; it was approved on 13 January 2017 and the development is now recorded as permitted and operating. That does not indicate a second condominium. The regulatory project name and location match Bangsaray Heights, while architecture and engineering work identifies Sunplay Asia as the client. For resale due diligence, the important point is that the seller, condominium title, juristic-person documentation and registered project entities connect cleanly. A familiar brand name should never replace that document trail.

Apartment size is one of the clearest reasons this project feels different from mainstream Pattaya stock. Published specifications place the one-, two- and three-bedroom homes across an overall range of roughly 90 to 385 sqm. A more detailed breakdown for completed inventory is 90–127 sqm for one bedroom, 157–292 sqm for two bedrooms and 231–296 sqm for three bedrooms; some other descriptions classify the largest residences as penthouses and extend toward 380 sqm. Those ranges should not be blended into false precision. The unit cards below use the most stable type-by-type figures and keep the wider overall range as a qualification. Even a 90 sqm one-bedroom is unusually generous by current resort-condominium standards. The proposition is space, terraces and residential comfort rather than a low entry ticket.

The 2026 market is largely a resale market, with some listings that may represent remaining developer stock. The lowest active asking level found for 1 September 2026 is THB 8.1M for a roughly 90 sqm one-bedroom unit. Current two-bedroom inventory appears from around THB 17.5M, while a 228 sqm three-bedroom home was offered at THB 23.85M in August 2026. These figures are not a single project price list. Condition, furniture package, floor, outlook and foreign-quota availability can materially change the value of one unit versus another. Buyers should compare the specific home rather than the project headline. Long-term rental inventory also exists across several unit sizes, showing that the development functions as a lived-in residential asset, but that should not be interpreted as a guarantee of rental performance.

Amenities are organised around the Sunplay Club and an active-residential concept rather than an internal shopping mall. The estate includes a tennis court, 24-hour security, Sunplay Club, fitness centre, mineral swimming pool, jogging and cycling lane, Paradiso restaurant, plus a lobby, CCTV, parking, landscaped common areas and leisure spaces. That is a meaningful package for an owner who actually uses the estate. It is also important to understand the limitation: this is still a hillside residential setting. Grocery shopping, broader restaurant choice, schools, medical appointments and central Pattaya activity generally require a drive. Choosing Bangsaray Heights means choosing the estate environment first and city convenience second.

The design pedigree is unusually well documented. A49 includes The Heights Condominium at Sunplay Bangsaray in its portfolio, L49 explains how the hillside levels were arranged to preserve views and work with the existing slope, and ME49 records completed engineering work for Sunplay Asia. In 2018, Sunplay The Heights Bangsaray received the PropertyGuru Thailand Property Awards prize for Best Condo Architectural Design (Resort). An award should never substitute for a building inspection, but it helps explain the emphasis on terraces, site planning and the relationship between the residences and the hillside. A sea view remains unit-specific: current inventory also includes garden, mountain and internal estate outlooks.

Sunplay was originally marketed strongly toward older buyers seeking an active retirement-oriented community. No current legal age restriction on ownership or residence has been confirmed, so that history is better understood as positioning and likely community character rather than a mandatory 50-plus rule. The realistic buyer pool is broader: full-time residents, seasonal residents, second-home buyers, families who want larger layouts, and people who prefer a quiet base outside Pattaya’s nightlife belt. Before committing, obtain the current condominium juristic-person regulations. Those rules govern renovations, pets, common-area use, parking and any restrictions on letting, and public listings conflict on at least one of those practical points.

Ownership format

A foreign buyer can hold a condominium unit as freehold within the statutory 49% foreign quota measured against the total unit area of the registered condominium. The selected unit still needs a quota check; if it cannot transfer into foreign freehold, another contractual structure, including leasehold, may apply.

Two-bedroom homes are closer in scale to a substantial city apartment or compact house than to a typical resort condo. They work well for long stays, guests and a separate office. The size range is broad, so two units with the same bedroom count can be materially different products and should be compared by plan, not label alone.

231–296 sqm

A large family-scale format above 200 sqm. Other databases classify some of the biggest residences as penthouses and publish wider ranges, so the exact floor plan and title area of the selected unit should be checked before purchase. For homes of this size, terrace condition, air-conditioning systems and ongoing maintenance costs deserve particular attention.
