That distinction matters. A buyer who wants a simple residential village may prefer fewer shared facilities and less dependence on them. Someone comparing Bang Saray Green Feel with a newer managed villa compound may find the common-area proposition too basic. The portals confirm that those facilities are associated with the project, but they do not provide a current operating audit, so the actual condition of security, cameras, internal roads and common-area management should be inspected in person.

This is inland Bang Sare rather than beachfront property. A current FazWaz listing places Bang Saray Beach at about 2.42 km. Dot Property lists Boonthavorn at roughly 260 metres, a 7-Eleven at about 810 metres, Bang Saray Health Promoting Hospital at around 2.3 km and U-Tapao–Rayong–Pattaya International Airport at roughly 20.2 km. In practical terms, the address works best for a buyer comfortable with driving rather than someone expecting a walk-everywhere coastal location.

The live resale evidence also shows why project-wide averages are of limited use here. The current sale listing is THB 3.7 million for a three-bedroom, three-bathroom house with 150 sqm of indoor area on a 240 sqm plot. It is described as single-storey, renovated and unfurnished. A separate long-term rental listing shows a two-bedroom, two-bathroom single-storey house with 80 sqm of indoor space on a 100 sqm plot, asking THB 16,000 per month. Those are not verified original developer layouts; they are two current secondary-market examples. They demonstrate that homes and plots inside the village can differ substantially, so a buyer should not assume one listing represents the whole estate.

Project age deserves more attention than headline price. A house completed around 2011 has had enough time for roofs, waterproofing, drainage, electrical systems, plumbing, pumps, windows, air-conditioning and external finishes to age or be replaced. A renovated listing can be attractive, but the word 'renovated' does not tell you whether the work was cosmetic or whether major building systems were renewed. A useful inspection should therefore separate visible finishes from structural and mechanical condition. Bang Saray Green Feel 3 is not merged into this record. The Department of Lands entry gives that phase its own project name, 44 plots and a separate administrative location in Sattahip subdistrict. Property portals also maintain a separate project card. The similar names and physical proximity create an obvious data risk: agents and resale owners may use shortened village names, while older addresses can be written in several ways. Any due-diligence pack should therefore match the seller's title documents and house location to the base Bang Saray Green Feel community, not merely to the broader Green Feel name.

Land ownership is another area where specific to the project documents matter. Public sources for Bang Saray Green Feel do not state the land title type or a standard tenure structure for foreign buyers. Thailand's general legal framework does not give a foreign individual ordinary unrestricted freehold ownership of land; statutory exceptions exist, but they are narrow and subject to specific conditions and approvals.
