Why this project is worth a look
A lived-in city address
The strongest location argument is access to Denpasar's working-day infrastructure rather than tourist attractions. Families who commute, shop locally and use nearby schools may value that distinction. Beach-focused buyers will make a different trade-off.
A self-contained home
Three bedrooms, two bathrooms, a kitchen and a carport give this product a residential character that a similarly priced apartment may not offer. The 73-square-metre starting building area also makes room layout crucial. The number of bedrooms alone is not a measure of comfort.
Evidence beyond marketing
A provincial register contains an address within the estate for 2024, and a later house-rental advertisement provides a second sign of occupation. Those records support the existence of lived-in homes without proving full project completion. Buyers can investigate an actual neighbourhood rather than relying solely on plans.
Controlled estate access
A single gate and advertised 24-hour security can be useful for residents, especially those away during the day. But the value comes from the service actually operating, not from the entrance design. Estate fees and management obligations remain to be established.
Several price reference points
Developer advertising and recent individual listings give buyers more than one starting point for a conversation. They are not interchangeable quotations, and none is an evidenced sale price. This variety helps frame a viewing list, not a claim about capital growth.
About the project
Grand Mahendra Residence belongs to Denpasar's everyday housing market, not Bali's holiday-villa circuit. The development is promoted as a townhouse community on Jalan Pura Banyu Kuning in Padangsambian, West Denpasar, close to the Mahendradatta corridor. Its appeal is practical: a house of your own, a parking space and access to city services. Anyone shopping primarily for a beach neighbourhood, an on-site pool or a professionally operated holiday rental should recognise that this is a different product. The address tells you far more about the intended lifestyle than the word 'residence' in the name.

The published house specification is straightforward: three bedrooms, two bathrooms, building area starting at 73 square metres and land area starting at 60 square metres. These are separate minimum figures, not a certified specification for an individual home currently on sale. Resale advertisements describe two-storey properties, but a complete, dimensioned floor plan has not been made public. Three bedrooms can sound generous until the stairs, living room, kitchen and bathrooms are accounted for inside a relatively compact building. Buyers planning to work from home or accommodate older relatives should look closely at room dimensions, stair access and how the ground floor is actually arranged.
There is an important distinction between a townhouse and a resort villa. The developer advertises a living room, kitchen, carport and gated entrance, alongside a home-control system. It does not publish a resort-style amenity schedule for this development. That does not establish that every unlisted amenity is absent; it simply means a purchaser should not price in a clubhouse, pool, gym or staffed rental operation without finding evidence of them. For a household using the property every day, a reliable driveway and sensible storage may matter more than a feature-rich brochure. For a short-stay guest, the opposite may be true.
The immediate neighbourhood is one of the project's clearest attributes. West Denpasar offers the pattern of schools, shops, clinics and commuting routes associated with a working city. The developer highlights Bali Kiddy School, BaliMed Hospital and Trans Studio Mall, with indicative journey times also given for Seminyak, Canggu and the airport. Treat those minutes as promotional estimates. Morning school traffic and the return journey can be far more relevant than a smooth off-peak drive. The best way to understand the location is to test the routes you will actually take, including the turn from the residential street onto the wider road network.
A home inside a guarded compound can feel quite different from one fronting a busy street. Grand Mahendra Residence is advertised with a single controlled entry and round-the-clock security. Those features need a second, operational question: who provides the security today, how is the gate maintained, and what do residents pay for it? No public schedule of estate charges, residents' rules or common-area service obligations was located. Without that information, a buyer cannot sensibly compare total ownership costs with those of a stand-alone house elsewhere in Denpasar. Security hardware and a security service are not quite the same thing.
The smart-home claim deserves similar care. It appears on the developer's site with an asterisk, while the exact devices, controls and exclusions are not specified in the accessible description. Is it lighting, access, air-conditioning control or something else? Will it still function if the internet provider changes, and can the original owner transfer every account to the buyer? Those are not abstract technology questions for someone purchasing a used home. They affect handover, maintenance and the cost of replacing equipment. A working demonstration is more persuasive than a marketing label, particularly when comparing newly offered houses with existing resale stock.
The development is associated with a named company rather than an anonymous sales brand. Catur Perkasa Land publishes the project on its own website, and the company identifies itself as PT Catur Perkasa Land. That gives a buyer a useful starting point for correspondence and document requests. It is not, however, proof that the same legal entity owns every plot or will sign every purchase agreement. A resale may involve a private seller, and a new sale may involve separate parties for landholding, construction and payment collection. The buyer needs the legal relationship between those parties in writing, together with evidence that the seller can transfer the actual interest being offered.
The estate is not merely a collection of future renderings. An official Bali provincial register of creative-economy businesses for 2024 records an address within Grand Mahendra Residence on Jalan Pura Banyu Kuning. A separate 2026 rental advertisement describes a house in the same complex, and sale advertisements identify homes as ready to occupy. These are useful indications that at least some dwellings have been built and used. They do not prove that every planned dwelling is complete, that a final phase has been handed over or that all building-compliance certificates were issued. The construction status of the estate as a whole therefore remains an open question, despite evidence of occupation.
Two property advertisements describe a 33-home cluster and mention a six-metre internal access road. The developer's accessible project material does not provide an approved site plan, overall unit count or phase register. Repeating 33 as a confirmed total would be premature: the figure comes from advertising copy that may have been circulated between agents. For a prospective resident, the layout matters for reasons beyond arithmetic. The position of the house relative to the gate, waste collection area, drainage and neighbour boundaries affects comfort. The width of the lane matters too, but should be observed or checked on the approved plan rather than accepted from a sales description.
Published asking prices span very different reference points. The developer's website still displays a starting figure of about IDR 1.1 billion. Individual advertisements from 2026 have been seen at IDR 1.35 billion, IDR 1.44 billion, IDR 1.65 billion and approximately IDR 1.89 billion. These are not successive stages of a documented price rise. They are asking prices attached to different advertisements, plots and possibly different condition or specifications. One advertisement gives a 96-square-metre building in its data fields but refers to 73 square metres in the description. Until the property plans and current written quotations are matched to specific lot numbers, calculating price per square metre would create false precision.
Two more concrete examples show why plot size cannot be read from a headline. A September 2026 offer describes a three-bedroom, 73-square-metre house on 65 square metres of land for IDR 1.44 billion. Another, listed by the same agent, describes 73 square metres of building on a 74-square-metre plot for IDR 1.65 billion. Neither is a verified completed sale; neither establishes the project's market value in isolation. Facing direction, renovation, furnishings, the precise lot, taxes and the seller's urgency can all change what a buyer is willing to pay. Even apparently comparable houses need to be inspected side by side before a pricing conclusion is justified.
For Indonesian purchasers, ownership still starts with the title held by the seller. Some estate listings describe the land certificate as SHM, short for Hak Milik, Indonesia's land ownership right. Another listing does not specify the certificate type at all. No actual lot certificate was available for inspection in the open sources reviewed. An SHM label on a property portal is a claim by the advertiser, not a substitute for a title search or evidence of who is entitled to sign a transfer. If the property is already mortgaged, inherited or held through a different legal entity, those details matter regardless of how attractive the asking price looks.
Foreign buyers face a sharper legal constraint. Under Indonesia's 1960 Basic Agrarian Law, an individual who is not an Indonesian citizen cannot directly hold Hak Milik land title. Government Regulation 18/2021 provides a conditional residential route involving Hak Pakai, a right of use, rather than a general permission to own freehold land. Its availability depends on the property, the purchaser's status and compliance with the applicable rules. The developer's generic statement about certificates of ownership must not be interpreted as confirmation that a foreign individual can buy this specific townhouse on exactly the terms offered to a local purchaser.
There is also a material price threshold. Ministerial Decision 1241/SK-HK.02/IX/2022, listed as in force in the land ministry's legal database when checked, sets IDR 5 billion as the minimum qualifying price for a landed residence in Bali under the foreign-residential-ownership framework. Every specific Grand Mahendra Residence asking price found in this review is below that figure. A buyer should therefore not assume the ordinary foreign residential Hak Pakai acquisition route is available for a house advertised at those prices. That conclusion is specific to this statutory route, not a claim that every possible contract is unlawful; any alternative structure requires independent, transaction-specific legal advice. A nominee arrangement is not a safe shortcut.
Documentation concerning the building itself remains necessary. Indonesian building administration distinguishes construction approval, PBG, from the SLF certificate addressing fitness for use. No project-specific PBG or SLF document could be reviewed from publicly accessible sources. An occupied house is not proof of those certificates, but an unsuccessful internet search is also not evidence that they were never issued. Buyers should compare the building actually standing on the plot with the approved documents, check boundary and access rights, and establish which taxes, transfer charges and shared-estate obligations fall on each party. Promises that an agent will cover a particular levy only count when they are reflected in the offer and contract.
One older rental listing described a two-bedroom, two-storey home in Grand Mahendra Residence at IDR 85 million a year with a two-year minimum term. The advertisement was inactive when reviewed, and its bedroom count differs from the developer's standard three-bedroom product. It is evidence of rental marketing, not evidence of a stable achieved rent, an occupied tenancy or an investment yield. Nor does a small number of resale advertisements prove an active, liquid secondary market. This is a house type to evaluate through the needs of year-round residents, with possible rental use examined separately once real lease terms, vacancy and maintenance costs are known.
There is a final naming trap. Some third-party material uses Casa De Mahendra, and copies of older mortgage-project lists refer to Grand Mahendra Residence under that former name. Yet a property directory describes a two-bedroom Casa De Mahendra product with different sizes, while the developer's site uses Casa De Mahendra elsewhere in its catalogue with a different location. These details cannot be merged into the Grand Mahendra Residence specification without confirmation of the exact lot or phase. The secure identity for this dossier is the three-bedroom townhouse project on Jalan Pura Banyu Kuning; the conflicting Casa De Mahendra records are treated as a research boundary, not extra inventory.
The practical case for viewing Grand Mahendra Residence is therefore clear, but narrower than its sales material may suggest. It offers a recognisable urban location, a compact landed-house layout and evidence of real-world occupation. What is still missing is a reliable project-wide completion record, an approved estate plan, actual lot-title documents and an up-to-date price schedule. For buyers able to acquire the relevant interest lawfully, those are answerable questions through a properly documented transaction. For foreign buyers attracted by the low headline price, eligibility is the first filter, not an afterthought after selecting a floor plan.
Home types & sizes
The developer quotes land starting at 60 sqm, with a living room, kitchen, carport and a promoted smart-home feature. Two-storey examples appear in resale advertising, but individual floor plans, room dimensions and included equipment are not established for available stock.

What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- No actual lot-title certificate was reviewed. Some advertisements claim Hak Milik (SHM), while another leaves the certificate type unspecified; the PBG and SLF documents applicable to a selected house were also not available for inspection.
- No authenticated estate master plan, complete lot schedule, full-estate handover date or project-wide completion evidence was found. Agents refer to 33 homes, but the developer has not substantiated that count publicly; the site's exact coordinates remain unverified.
- The developer's advertised IDR 1.1B starting figure differs from 2026 individual asking prices. Copies of mortgage-project lists refer to Casa De Mahendra as a former name, yet third-party and developer listings use that name with conflicting specifications or locations; those records have not been added to this project's unit mix.
