Why this project is worth a look
Built for local routines
This is marketed as a North Denpasar housing estate rather than a holiday accommodation scheme. The relevant questions are commuting, household space and maintenance, not an advertised resort occupancy rate.
About the project
Astasura Indah Residence belongs to a different side of Bali’s housing market from the pool-villa developments commonly pitched to overseas investors. It is a small residential estate in North Denpasar, planned around 19 two-storey houses rather than a holiday resort. The original descriptions focus on bedrooms, a car space, a compact yard and ordinary household services. The appeal is primarily urban: a place to establish a household in the city, with daily routines and access to local amenities shaping the decision. There is no verified operator selling a hospitality package, and the available material does not support a rental-yield projection.

Establishing the identity of this development requires more care than its simple name suggests. Devata Property markets a 19-house scheme on Jl. Astasura; Indah Nirwana publishes an Astasura Indah Residence page with several house-and-plot combinations; and a 99.co resale advertisement uses the same estate name. A local business also publishes an address with a block reference inside Astasura Indah Residence. Those independent traces establish a credible estate identity, though they do not establish a complete completion record, plot map or present-day inventory of houses for sale. None of these pages is a substitute for a specific title deed.
A particularly easy mistake would be to merge this estate with Sentana Graha Antasura. Both appear on Devata Property’s website, both refer to 19 two-level houses and the road names are similar. Their published specifications are not. Sentana Graha advertises 50 m² homes with two bedrooms; Astasura Indah Residence was promoted with larger built areas and three bedrooms. They therefore remain distinct products for this dossier. A buyer looking at a resale advertisement should ask for the actual house or block identifier rather than assume that every listing containing “Antasura” or “Astasura” points to the same development.
The initial Astasura proposal was for houses arranged over two floors, generally described with three bedrooms, two bathrooms, a living room, kitchen, balcony, front area and carport. Devata Property quotes 70–120 m² of building area and 71–111 m² of land. The wide range matters. Two addresses inside the same housing cluster might have noticeably different usable outdoor space, parking arrangements and circulation between rooms. A three-bedroom count does not tell a family whether the bedrooms suit everyday use or whether the living space can accommodate a dining table and work area. No publicly verified set of room-by-room measured plans was available.
Indah Nirwana’s sales page adds examples of 93 m² buildings on 100 m² plots, a 94/100 combination, and a 95/114 option. Those figures are worth preserving, rather than replacing them with a single invented “typical” size. They also expose a discrepancy: the 114 m² plot exceeds Devata’s stated maximum of 111 m². That may reflect different editions of a price list, individual parcels outside an advertised range, or an error. There is no document in the public material that resolves it. A measured plot size and certificate attached to the chosen house would take precedence over both advertising summaries.
The estate appears to have been conceived as a practical gated housing cluster. An asphalt approach 5.5 metres wide and a single-entry arrangement are mentioned in the agency description. Inside each home, the advertised features are familiar: a balcony, kitchen, vehicle space and a small front yard. No project-specific evidence has been found for shared pools, gyms, reception services or a short-stay rental management programme. That is not necessarily a disadvantage. Some households prefer lower shared-facility commitments, but the operating arrangements for a gate, common road, water infrastructure and maintenance still affect the total cost of ownership.
There is more construction detail on Indah Nirwana’s page than on many comparable house listings. It specifies masonry, reinforcing steel, roof materials, flooring, window frames, bathroom fittings and a proposed deep well. Devata separately advertises a water tank and 2,200-watt electricity provision. This information can guide questions during a viewing, but it is not an independently inspected record of what is currently fitted in each property. Resale houses may have alterations, repaired finishes or replaced mechanical systems. The condition of the actual plumbing, roof, wiring and water supply should not be inferred from a historic specification sheet.
Sales and construction status are less clear. Devata’s listing retains language announcing future construction while displaying a “SOLD” label. Indah Nirwana continues to place the estate in its house-for-sale section. A company gives its registered contact address as a house inside the estate, providing useful evidence that the development name is used in the real world. Even so, that fact does not prove that every house was delivered or that an occupancy-related document was issued. Treat the published status as a history of different sales channels, not as an authoritative handover certificate for the entire estate.
The strongest currently identifiable price signal is a single 99.co advertisement naming Astasura Indah Residence. It describes a two-storey house with two bedrooms, two bathrooms, 80 m² of land and 80 m² of built area, offered at IDR 1.6 billion when checked on 16 October 2026. This is not proof of a completed sale or even continued availability; it is an asking price that belongs to a particular listing. The two-bedroom description also differs from the three-bedroom launch materials. A later remodel, a genuine alternate layout and incorrect listing details are all possible explanations, but none has been established.
The original price examples should not be read as today’s developer inventory. Indah Nirwana lists IDR 1.423 billion and IDR 1.441 billion against two 93/100 offerings, IDR 1.446 billion for 94/100 and IDR 1.561 billion for 95/114. The publication date of those quoted prices could not be established. The same material mentions a 20% minimum down payment, assistance with a mortgage and a possible term of up to 25 years. These are historic advertised arrangements, not evidence of a loan that will be approved now or payment terms the current owner will accept. Resale negotiations have to be assessed on their own documents and costs.
Ownership is the decisive filter for many international buyers. Project advertisements use the Indonesian abbreviation SHM, indicating a claimed Sertifikat Hak Milik, or certificate of full land ownership, and refer to an older building permit described as IMB. Neither the individual land certificates nor the relevant building permissions were made available for independent review here. Indonesian law restricts direct Hak Milik ownership to qualifying Indonesian nationals and certain eligible legal entities; a foreign individual cannot simply register such a title in their personal name. An SHM claim in a marketing page must not be translated into a promise that any overseas purchaser can buy the same property on identical terms.
The developer’s legal identity requires a separate distinction. PT Indah Nirwana Mandiri describes its activities as property development and contracting, and lists Astasura Indah Residence among its house offerings. That is meaningful first-party evidence of involvement with the project. It does not, on its own, establish the registered landowner, the party that constructed every house or the entity that would sign a new sale agreement. Devata Property is an independent marketing agency, not a proven developer merely because it advertises the estate. A buyer needs an exact match between the contract, the relevant property certificate and the persons or companies entitled to transfer it.
Even the street description has to be handled carefully. Devata and a local business give Jl. Astasura, with the latter specifying house B1 within the estate; the Indah Nirwana page says Jl. Antasura. Both street names exist in North Denpasar, so the difference cannot safely be dismissed as a spelling variant. What is secure is the broader setting in Peguyangan, Denpasar Utara, Kota Denpasar. Neither a surveyed boundary nor a precise estate-specific map point was verified, and no latitude or longitude is supplied. Travel times to the landmarks cited by agents would therefore be guesswork.
For day-to-day life, the seller’s nearby-area references are more relevant than a resort-style brochure: Taman Lumintang, Living World Denpasar, SMAN 8 Denpasar and RSIA Puri Bunda. They indicate the kind of urban services around which a resident might organize a week. They do not establish walkability or any particular driving time. The value of the location will vary with the actual entrance, school or office commute, traffic patterns and the condition of the surrounding streets. Someone relocating for a household base should judge these ordinary details ahead of speculative tourism demand.
In the end, an Astasura purchase is an individual-house decision. One seller may be offering an occupied resale property, another may be repeating a dated developer brochure, and a third may not even have the same plot in mind. Each route carries different evidence: the house number, current registered title, parcel size, building status, utility arrangements and legal authority of the seller. A buyer who needs an immediately usable family home should not rely on an estate-level “sold” badge as proof of readiness. For a foreign buyer, determining whether a lawful ownership structure exists for that specific house comes before considering the advertised price.
Unit types & sizes
Two distinct asking prices were published for this size combination. They do not prove two different floor plans or the existence of either house in current inventory.

Best for: Households working or studying in Denpasar may find the modest scale and familiar three-bedroom original plan more relevant than coastal amenities. Actual comfort will depend on room dimensions, ventilation, parking and the route from the estate entrance to their daily destinations.; Indonesian purchasers seeking a landed home can use the quoted SHM basis as a reason to request the exact certificate and seller authority. The right itself has not been verified for any particular house in this dossier, and the property still needs individual legal review.; People open to resale rather than off-plan commitments have at least one estate-named advertisement to investigate. A viewing and ownership documents can reveal more than a historic launch brochure, but the advertisement does not prove that the house remains on the market.; Buyers prioritizing uncomplicated city living over facilities such as a shared pool or serviced rental operation may prefer this kind of housing. That preference only makes sense once the responsibilities for shared access, repairs and local charges are understood.; Foreign individuals expecting to have an advertised Hak Milik land title registered directly in their own names should not treat this as a straightforward purchase route. The legal eligibility question comes before financing or reservation.; Buyers seeking an operated holiday villa, pooled rental income or a documented occupancy record will not find substantiation for those services in the available project material.; Anyone requiring a certified estate-wide handover date, parcel-level coordinates and an independently identified contracting developer before making inquiries will encounter unresolved gaps in the public record.; may not suit: .
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Devata labels its original listing SOLD, while Indah Nirwana continues to show the project among houses for sale. Estate-wide completion and handover dates have not been verified, and no estate-specific IMB, PBG or SLF document was reviewed. Devata quotes plots of 71–111 sqm and a three-bedroom configuration; Indah Nirwana includes a 114 sqm plot; the 99.co advertisement reports an 80/80 sqm two-bedroom house. Plot-level identity, original layout differences and present asking prices have not been reconciled. The published address alternates between Jl. Astasura and Jl. Antasura, with no verified estate coordinate. PT Indah Nirwana Mandiri carries the project on its own website, but the development/contracting entity and individual SHM certificates have not been independently documented.
