Why this project is worth a look
A genuinely small cluster
Four advertised homes and one controlled entrance are easier to picture than a sprawling housing scheme. The unresolved side of that simplicity is ownership and upkeep of the entrance, access road and any shared services.
An urban family layout
Three bedrooms across two floors can serve a family or a home-working couple in Denpasar. The appeal still depends on the actual room dimensions, and the conflicting bathroom counts make an individual floor plan essential.
Plot size changes the offer
Advertised house sizes are similar, but plot areas are not. The distinction can change parking arrangements, outside space and privacy far more than a headline bedroom count suggests.
Daily-life location
Schools, medical facilities and shopping are prominent in the sellers' location pitch. Those can be practical benefits for someone based in Denpasar, provided the true gate location and everyday journey times match the pitch.
Room to verify value
Different sales channels advertise different numbers for what appears to be one four-home project. Comparing exact unit plans, land sizes, title documents and an itemised final price will tell the buyer much more than choosing the lowest figure online.
About the project
Omah Kubu Pratama is a four-home residential cluster advertised on Jalan Imam Bonjol in West Denpasar. Its defining feature is not a pool, a resort operator or an elaborate amenity package. It is a small urban housing proposition: two storeys, three bedrooms and a gated entrance, according to the available sales material. That distinction matters on an island where the word “property” can describe anything from a serviced holiday villa to an ordinary family house. Here the stronger use case is everyday city living. The project name, four-home concept and broad location appear across several property portals. Yet the evidence still stops short of identifying the legal developer, establishing handover status or showing a title deed for a particular plot. Buyers have enough information to identify the proposition, but not enough to treat it as a fully verified purchase.

The geography helps explain who might prefer it. The more detailed listings place the homes around Imam Bonjol in Pemecutan Kelod, within Denpasar Barat, Kota Denpasar. The estate is marketed with access to malls, schools and hospitals. That points towards a daily routine built around work, school runs and city services rather than a holiday schedule. It does not, however, establish where the gate actually stands. Imam Bonjol covers a substantial corridor, and neither a plot number nor a definitive map pin is published in the sources reviewed. A short journey described in an advertisement may depend heavily on the starting point, direction and traffic. Before choosing a house on the strength of a commute, the buyer needs the actual site location.
There are two versions of the floor-area story circulating. Devata Property sets out types A, B and C as 75 sq m buildings on plots ranging from 69.5 to 88.5 sq m. Type D is described as a 75 sq m house with 87 sq m of land. A separate Pinhome advertisement for the named project supports the 75/69.5 configuration, identifying the former as building area and the latter as plot size. Other adverts mention a 61 sq m plot and sometimes show an 80 sq m building instead. These may describe a different specification, an earlier offer or inaccurate listing fields; the material does not let us decide which. Even with the same three-bedroom headline, the amount of usable outside space and the exact room arrangement could change the experience substantially.
Bathrooms are another unresolved point. The Devata Property page advertises three, whereas Pinhome and the low-priced independent-agent listings refer to two. That is a meaningful difference in a compact two-storey family home. Marketing descriptions also mention a balcony, parking, a garden, storage and a laundry area, although they do not establish which elements apply to every type. One seller calls the parking a garage; another describes a carport. Without a dimensioned floor plan, there is no reliable way to say how the staircase, kitchen, bedrooms and storage fit within the claimed building area. A layout can work well for a couple or family and still be a poor match for somebody requiring a large ground-floor room or generous outdoor space.
The shared facilities are deliberately modest. Devata Property promotes a single controlled entry, a barrier and 24-hour security, a setup that could be appealing to owners who like some separation from street traffic. It is not evidence that a guard is currently employed or that the service is included indefinitely. No published management budget explains staffing, shared maintenance or what owners are expected to pay after handover. Nor did the sources establish a shared swimming pool, fitness space or rental-management programme. Buyers should not infer an established resort service just because the homes are marketed as an exclusive cluster. The more relevant questions concern the actual entrance, access rights and how four owners will maintain whatever they share.
Asking prices require care because they are not presented on a consistent basis. Devata Property quotes IDR 1.985 billion for A, B and C, and IDR 2.25 billion for D. In contrast, a Rumah123 advertisement using the same project name has shown approximately IDR 1.78 billion, with another agent describing a first-two-buyer promotion and a smaller 61 sq m plot. Pinhome carries a listing at about IDR 1.985 billion for a 69.5 sq m plot. There is no current sales ledger linking each asking price to a numbered house, exact plot area and availability. The lowest advertisement is included as a market reference only. It should not be treated as a universal starting price for all four homes, a guaranteed discount or confirmation that the advertised property can still be reserved.
The advertised transaction package deserves just as much attention as the sticker price. Devata Property says that title documentation, an IMB building permit, notarial work and a transfer of name are included; it presents the BPHTB property acquisition tax incentive as limited to the first two houses. Another listing offers cash purchase or Indonesian bank mortgage arrangements and cites a 30% mortgage down payment. Those are agent descriptions, not a reviewed developer payment schedule or a bank approval for a particular buyer. “Free” transfer costs are meaningful only when the sale agreement says what is included and who bears every remaining fee. There is also no basis to assume that a foreign buyer would qualify for the same financing or transaction structure as the domestic audience these offers appear to target.
This last distinction is especially important because the property is marketed with SHM, a certificate associated with Hak Milik land ownership. Under Indonesia's Basic Agrarian Law, Hak Milik is not a title a foreign individual can simply register in their own name. Indonesia has other housing-related rights, including Hak Pakai, but the available adverts do not provide a document-backed alternative acquisition structure for Omah Kubu Pratama. It would be misleading to turn a sales term into a promise of foreign ownership. The relevant questions are who holds the existing land title, what each home is legally being sold with, and what a particular eligible buyer would actually receive under an enforceable agreement. None of those questions is settled by a property portal's SHM label.
Construction and occupation records are also unverified. One agent includes the abbreviations IMB and SLF in its listing, but the supporting documents were not available to inspect. Indonesia's current building-approval framework uses PBG for building approval, while SLF concerns fitness for use; a reference to an older IMB should not be assumed to mean that every present requirement has been met. We found no verified completion date, handover record, site-specific PBG or SLF, cadastral identifier or publicly evidenced contractor/developer entity. The wording “built to order” in some offers suggests that specifications may still be discussed with a seller, but it does not establish the actual stage of construction in October 2026. Devata Property markets the homes; that alone does not make it the legal developer or landowner.
The sensible reading is therefore quite specific. Omah Kubu Pratama could suit a buyer who wants a compact three-bedroom house in the Denpasar urban area and values a small gated setting more than a holiday-home amenity package. The relatively small collection may be easy to understand once all four unit plans and plot boundaries are in hand. Today, however, differences between the adverts and the absence of transaction-level documents remain central to the decision. Someone buying primarily for holiday rentals has no published operating history, verified rental programme or credible project-specific yield to rely on. The right next comparison is between identified, documented houses with their full acquisition costs—not between optimistic snippets from unrelated marketing channels.
Home types & sizes
Devata Property groups these three homes at the same advertised price while showing different plot sizes. The 75 sq m figure refers to the building, not to an identical land parcel for every purchaser. Floor plans for A, B and C were not available, so bathroom arrangements, the width of individual rooms and the exact parking allocation remain open.
Get floor plans and current pricesType D carries the highest stated asking price despite the same headline building area. The publicly available description does not establish what accounts for the difference. A purchaser would need the specific plot layout, unit specifications and any distinguishing features before deciding whether its premium is justified.

Location
- Listings consistently point to Jalan Imam Bonjol around Pemecutan Kelod in West Denpasar. That is useful street-level geography, but not a disclosed street number, registered parcel or verified entrance pin. A map marker at the centre of the district would give false precision.
- Trans Studio Mall, Level 21 Mall, JB School Bali and Siloam Hospitals form part of the Devata Property location pitch. They help define the urban catchment rather than proving exact door-to-door journey times, which have not been independently checked.
- A Pinhome seller highlights Simpang Enam Teuku Umar, Sanglah Hospital and the airport instead. Different travel-time estimates are unsurprising when the actual gate is not specified. Frequent commuters should assess the route from the disclosed parcel, not from a general area label.
- Seminyak and Double Six Beach are presented as destinations reachable by road. The sources do not support a beachfront or walk-to-the-beach description. Buyers seeking a holiday-oriented coastal location should treat this as a separate, city-based proposition.

Best for: An owner-occupier who wants a modest three-bedroom house in the Denpasar area rather than an apartment or holiday villa. A two-storey arrangement could offer separation between shared and private rooms, once the exact floor plan has been confirmed.; A household whose decisions revolve around city amenities, schooling and access to healthcare. The marketed location is consistent with that lifestyle; the actual journey patterns still depend on the undisclosed site entrance.; Someone attracted to a four-home setting rather than a large residential estate. It may offer a simpler day-to-day environment, provided the responsibilities and recurring costs of the gate, shared road and promised security are properly defined.; A buyer willing to compare individual plots and complete purchase packages. The commercial value lies in understanding which house, with which land dimensions and legal title, is actually available at the agreed price.; may not suit: A holiday-home buyer expecting a private pool, resort facilities or a professionally managed short-stay rental programme. None of those features has been established for this project in the sources reviewed.; A foreign individual expecting to register the advertised Hak Milik land title directly in their own name. The advertised SHM label does not remove the legal restriction or prove that a different permissible structure is on offer.; Someone requiring an immediately deliverable house with a verified inspection record, confirmed title papers and a fully itemised price. The available marketing does not yet provide that degree of certainty..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Asking prices and specifications conflict. Devata Property shows IDR 1.985–2.25 billion and plots of 69.5–88.5 or 87 sq m, while a Rumah123 offer is around IDR 1.78 billion and refers to a smaller plot. Listings also differ on building area and whether there are two or three bathrooms. No current, unit-by-unit reconciliation is available.
- Devata Property markets the homes, but the legal developer, landowner and contracting seller have not been evidenced. The advertised SHM is not a substitute for the actual land certificate. No project-specific IMB or PBG, SLF, title schedule or supporting transaction documents were available for review.
- The precise parcel, site coordinates, construction progress, completion date and handover status remain unverified. Some listings discuss built-to-order customisation, but this does not establish whether work has started, whether any house is ready to occupy, or how many of the four homes are still available.
