Why this project is worth a look

Three-way city access

Thappraya Road links South and Central Pattaya with Pratumnak and Jomtien. That is useful for daily movement around the city, but it is not the same proposition as direct beach frontage and buyers should price that difference consciously.

Resort-scale amenities

The scheme includes ground and rooftop pools, sports courts, fitness, an onsen, dining, children’s areas and underground parking. The package is meaningful for residents who will use it, while post-handover operating rules and management quality remain just as important as the facility list.

Unusually broad unit mix

Grand Solaire ranges from roughly 20 sqm studios to private-pool VIP homes and a five-bedroom rooftop duplex. That breadth creates choice across very different budgets, although a published plan is not proof that the layout is still available.

Published core charges

The developer discloses THB 40 per sqm per month for common-area maintenance, THB 500 per sqm for the sinking fund and a 50/50 title-transfer fee split. Those are useful anchors even though they do not represent every future ownership cost.

Current listings show a wide spread in asking prices and not all portals agree on completion or unit count. The safest process is to verify the exact unit number, quota status, outstanding instalments, seller and handover position before treating any headline price as comparable.

Grand Solaire Pattaya is a large high-rise condominium on Thappraya Road near Soi 15, positioned between South Pattaya, Pratumnak Hill and the route toward Jomtien. It is not a beachfront building, and that distinction matters. Its location is about city connectivity: Thappraya is one of the main links between South Pattaya and Jomtien, with public songthaew service along the road. SLR Development Co., Ltd. currently describes the scheme as a 67-storey development on roughly 14.5 rai with 2,470 residences. Buyers should read that scale as a defining feature rather than a marketing statistic. This is a very large residential community with resort-style common areas, not a boutique tower.

As of 15 August 2026, the safest status is under construction. The developer’s current website still states expected completion at the end of 2026, and Grand Solaire’s official channels published a July 2026 construction update. Several property portals nevertheless label the building as completed or built in 2025. Those portal dates are not reliable enough to override the developer’s live construction information. For a buyer, the practical issue is straightforward: before committing funds, verify the readiness of the specific unit, the handover sequence, inspection access, the expected registration date and any payment milestone tied to completion.

There is also a persistent unit-count discrepancy. Grand Solaire’s live official site says 2,470 residences, while FazWaz, DDproperty and a number of syndicated databases use 2,326. We retain 2,470 as the primary figure because it comes from the developer’s current site, but the buyer takeaway is similar under either number: this is one of Pattaya’s largest condominium communities. That can support a broad set of facilities and services, yet it also creates a lot of internal competition. An owner thinking about future resale or letting should compare a unit with similar stock inside Grand Solaire, not only with neighbouring buildings.

The Thappraya location works best for buyers who value access to several parts of Pattaya rather than direct beach frontage. The developer describes the site as connecting Central Pattaya, Pratumnak Hill and Jomtien, while major databases place it in Nong Prue, Bang Lamung, Chon Buri. FazWaz puts Dong Tarn Beach at about 2.4 km from the project. Thappraya allows movement toward Jomtien or South Pattaya without first returning to Sukhumvit Road, which is useful in daily life. The trade-off is that road exposure, traffic noise and the quality of the outlook will vary materially by orientation and floor; the project name alone tells you very little about an individual unit’s experience.

The apartment mix runs from very small studios to unusually large private-pool and penthouse homes. The official unit-plan page lists studios, one-, two- and three-bedroom layouts, VIP two- and three-bedroom formats, and four-bedroom VIP homes with private pools. The developer’s live price gallery currently shows a 20.5 sqm studio, one-bedroom units from 25.5 to 45 sqm and two-bedroom units at 41, 58 and 60.5 sqm, while independent project profiles show some two-bedroom plans up to 73 sqm. At the extreme end, the official site describes a five-bedroom rooftop duplex of 1,260 sqm. This breadth is useful, but it should not be confused with live availability: a published plan type may already be sold or only available through another seller.

Grand Solaire’s amenity programme is closer to an urban resort than a conventional condominium lobby-and-pool package. The developer lists ground-level and rooftop pools, an artificial beach area, a children’s pool, tennis and badminton, football and basketball courts, putting golf, a two-level gym, yoga and relaxation areas, an onsen spa, children’s facilities, restaurants, a bar, a business lounge and multi-level underground parking. Those facilities have real value for residents who intend to use them. They also raise a second question that brochures cannot answer: after handover, buyers should check which venues actually open, their operating hours, resident access rules, capacity and how the juristic person manages a community of this size.

The published ownership costs are unusually specific. The developer currently states a sinking fund of THB 500 per sqm, a common-area maintenance fee of THB 40 per sqm per month paid annually, and a title-transfer fee shared equally between buyer and seller. These figures are useful anchors, but they are not a complete annual ownership budget. The chargeable area, any advance-payment period, utilities, optional services and future juristic-person decisions still need to be read from the sale contract and management documents. It is better to keep the disclosed rates intact than to manufacture a “total cost” from assumptions that the sources do not support.

For foreign purchasers, live listings include units explicitly marketed under the Foreign Quota, meaning they are intended for freehold registration in a foreign buyer’s name subject to quota availability. Under Thailand’s Condominium Act, foreign ownership is capped at 49% of the aggregate saleable floor area of a condominium building. That makes quota status a unit-level due-diligence point, not a generic feature of the project. Grand Solaire’s official site also publishes a separate payment structure for foreign ownership: THB 100,000 booking, 25% fourteen days after contract, then 16.25% payments every four months, with 10% at the expected end-2026 completion. The website text does not state how many of the 16.25% instalments apply, so buyers should obtain the current signed schedule rather than reconstruct it mathematically.

Pricing is best understood by separating developer stock from the open listings market. On 15 August 2026, a live Dot Property listing shows a 29 sqm one-bedroom unit on the ninth floor, labelled Foreign Quota, at THB 2.65 million. That is a lower market-listing anchor, not the developer’s official starting price. Grand Solaire’s own live gallery currently shows a 20.5 sqm studio from THB 3.075 million, a 25.5 sqm one-bedroom from THB 3.825 million and a 29 sqm one-bedroom from THB 4.35 million. The gap is not inherently contradictory: in a large off-plan project, developer inventory, assignments and private seller stock can coexist. A serious comparison therefore starts with the exact unit number, floor, view, ownership quota, remaining instalments, seller identity and transfer costs.

Grand Solaire makes the most sense as a large, amenity-heavy city condominium rather than as an all-purpose Pattaya recommendation. It suits buyers who want to sit between Central Pattaya, Pratumnak and Jomtien, who will actually use extensive communal facilities, and who appreciate having everything from compact entry units to large VIP layouts in one development. The same characteristics create its main cautions: high density, an unfinished construction programme, inconsistent portal data and a wide spread between seller asking prices. The right way to shop this project is unit-first. Pick the exact apartment, then verify every important fact around that apartment instead of buying the project story in the abstract.

Ownership format

Foreign Quota units can be registered freehold in a foreign buyer’s name within Thailand’s current 49% cap on aggregate foreign-owned saleable floor area. Live Grand Solaire listings include units marked Foreign Quota, but quota availability must be verified for the exact apartment before payment; tenure and terms outside the quota may differ.
