The developer presents three core designs rather than a long catalogue of minor variations. CEDAR provides 147 sqm with three bedrooms plus flexible space; TEAK moves to four bedrooms and 181 sqm; ASH is the largest at 222 sqm with three bedrooms and a separate multipurpose room. That makes the first filter straightforward: choose the amount of house you actually need, then compare the individual resale plots and condition.
Designed for daily life
Every official house type includes three bathrooms and two parking spaces. The programme fits full-time family living, work-from-home needs and car-based routines better than a holiday-home brief. For a buyer considering personal use or long-term tenants, that practical layout is more meaningful than lifestyle branding.
Estate facilities included
Confirmed shared facilities include a pool, fitness area, landscaped space, children's play area, clubhouse, walking or jogging route, CCTV and 24-hour security. The estate therefore offers some of the convenience normally associated with a condominium while retaining individual houses. The trade-off is ongoing management: a resale buyer should inspect the common areas and confirm the current fees and rules.
Finished homes can be inspected
By 2026 the market contains actual houses for sale and long-term rent, so a buyer can assess the property rather than rely on renderings. Plot position, road noise, neighbouring homes, fit-out and common-area maintenance can all be checked in person. That is particularly useful here because online sources disagree about the formal completion year of the overall development.
About the project
Engel Haus Rongpo-Motorway 7 is a low-rise housing estate by Life and Living in the northern Greater Pattaya corridor, around Rong Po and the road network linking Bang Lamung, Sukhumvit Road and Motorway 7. It is not a beachfront resort and it is not a central Pattaya address built around walkability. The proposition is much more suburban: two-storey houses, two-car parking, three or four bedrooms and shared estate facilities. That makes the project most relevant to households that value internal space and road access more than being able to walk to the beach or central entertainment districts. The developer's current project page presents three house designs — CEDAR, TEAK and ASH — with stated usable areas ranging from 147 to 222 sqm. All three have three bathrooms and two parking spaces, while CEDAR and ASH add flexible multipurpose space that can work as a study, family room or occasional bedroom depending on how the owner fits it out.
The first due-diligence issue is identity rather than specification. Online portals split the development between the correct Engel Haus spelling and the frequently repeated Engle Haus typo, while Motorway is also misspelled as Motoway on several syndicated pages. These are not separate estates. They point back to the same Life and Living project in Rong Po, and some portals even show the two spellings as neighbouring developments only a few metres apart. For a buyer this matters because listings, rental stock and historical project data can appear fragmented between duplicate profiles. This dossier consolidates those aliases into one development and uses the developer's official Engel Haus Rongpo-Motorway 7 naming. We found no evidence of independently marketed phases or towers with their own delivery dates and specifications.

Several current portals, including PropertyScout, PropertyHub and LivingInsider, state a total of 300 homes. Earlier pre-launch coverage did not yet publish a final unit count, which is one reason older profiles can look incomplete. The confirmed amenity set is more consistent across sources: communal swimming pool, fitness space, landscaped green areas, children's play space, a walking or jogging route, a clubhouse, CCTV and 24-hour security. Early project material also describes licence-plate recognition at the entrance. Those features make the estate more self-contained than a stand-alone house on a public road, but they also create an ongoing management question. A resale buyer should check the current common-area fee, estate rules, maintenance standard and which facilities are actually operating, because an amenity list alone does not tell you what ownership costs or day-to-day management are like.
The development can now be assessed through occupied and resale homes rather than purely from launch material. Fresh September 2026 listings show houses for sale and long-term rent, with the lowest sale asking price we found at THB 4.89 million for a three-bedroom home. Four-bedroom stock is advertised higher. That number is a market listing anchor, not a developer price list and not an assurance that any specific home is available at the same figure. Resale houses vary materially in land size, measured internal area, furniture, landscaping and fit-out. Even when two homes began as the same developer type, the practical value can diverge after occupation. A sensible comparison therefore goes beyond headline price: check the land title, surveyed boundaries, the original house plan, additions made by the owner, included furniture and the physical condition of the building before comparing one listing with another.
Completion data is inconsistent enough that it should remain visible rather than being smoothed away. FazWaz, Dot Property, Hipflat and PropertyScout classify the project as completed in 2025, with several of those profiles specifying July 2025, and current listings describe move-in-ready houses. By contrast, Homenayoo's pre-launch review gave an expected 2027 completion and PropertyHub still carries 2027 as the project completion year. Life and Living's public project page does not currently state a single estate-wide completion date. For a buyer inspecting a finished resale home, the disagreement does not prevent physical due diligence. It does mean that anyone who needs the legal completion status of the wider estate should rely on the documents for the particular plot and house, not on a portal's year-built field.
Location labels also vary. Current FazWaz, Hipflat and PropertyScout pages classify the project under Takhian Tia, while Homenayoo, BaanFinder and some current DDproperty advertising use Nong Pla Lai. They all converge on the same Rong Po / Motorway 7 area in Bang Lamung, Chon Buri. Hipflat gives the street-level address as S R Road. For a viewing, that is enough to establish the physical corridor and the project's road-oriented character. For conveyancing, it is not enough: the tambon, parcel number and registered title on the selected property must be checked against the seller's documents. The location is therefore best understood as a car-dependent northern Pattaya/Bang Lamung estate with access towards Sukhumvit and Motorway 7 rather than as a central Pattaya neighbourhood.
Foreign ownership needs a separate explanation because a house-and-land transaction is not governed like a condominium purchase. Thailand generally does not allow a foreign individual to take direct ownership of land in an ordinary residential transaction, although the Land Code contains narrow exceptions subject to substantial investment and government approval. Some commercial property portals label homes in Engel Haus as freehold, but that listing label should not be read as proof that a foreign buyer can register the underlying land in their own name. The open project page does not publish the title or foreign-buyer structure for individual resale plots. Before discussing price or yield, a foreign buyer therefore needs the selected title deed checked, the registered landowner identified, the building ownership position understood and any proposed lease or other lawful structure reviewed for that specific transaction.
Seen in that context, Engel Haus Rongpo-Motorway 7 is easier to understand as a practical family housing estate than as a one-size-fits-all investment product. It offers meaningful house sizes, two-car parking, communal facilities and an observable long-term rental market, but the quality of a particular purchase depends heavily on the individual plot and home. An owner-occupier should compare commute patterns, privacy, garden size and the actual condition of shared facilities. A landlord should compare achievable long-term rent with recurring estate and maintenance costs rather than rely on advertised gross-yield claims. A foreign buyer should resolve title and land-rights questions before treating a low asking price as an opportunity. Once those points are clear, the project can be compared on normal housing fundamentals instead of marketing language.

The most compact official format by usable area, on plots from 39.2 sq wah, with two parking spaces. The flexible area gives the layout more room to adapt as a study, play area or occasional extra room without moving to the larger house types.
The four-bedroom layout starts on plots from 39.1 sq wah and includes two parking spaces. It is the only official type with four dedicated bedrooms, which can suit a larger household or buyers who want a proper guest or work room rather than converting flexible space.
The largest official type, with plots from 53.1 sq wah, 222 sqm of usable area and two parking spaces. It keeps three main bedrooms but adds substantially more internal space and a dedicated multipurpose room, so the value of a resale example depends on how that extra area has been fitted and used.
