That variety creates choice, but it also makes headline project averages less useful: plot, condition, alterations and legal structure need to be compared house by house.

This is a mature resale community rather than a developer-led launch. After more than fifteen years, individual houses have diverged through renovations, extensions, furnishing choices and, in some cases, the addition of private pools. That is why current listings range from three to seven bedrooms and roughly 200 to 430 sqm of internal area in the verified examples. Those figures should not be read as an original developer floor-plan catalogue; they describe today’s resale stock, where two houses in the same village may be materially different products.

The lowest current public sale anchor found on 22 September 2026 is THB 7.8M for a three-bedroom, three-bathroom house with 200 sqm of living area on a 212 sqm plot. Another agency is marketing a three-bedroom house of 250 sqm at THB 8.39M. Other verified listings include a five-bedroom house at THB 11M, a six-bedroom private-pool villa at THB 12.9M and a seven-bedroom private-pool villa at THB 14.9M. The spread reflects different plot sizes, layouts, renovation levels and ownership structures. Treating these numbers as a single project price list would be misleading; they are better used as live resale comparables.

Shared facilities are straightforward. FazWaz, Dot Property and other directories consistently show a communal swimming pool, parking and 24-hour security. This is therefore closer to a compact urban housing village than to a newer resort compound with a clubhouse, gym and extensive amenity programme. Casa Pattaya also publishes a common fee of THB 20 per sqm per month, but the page does not make clear what area is used as the charging base or whether the same rate applies across the estate. Until the village’s current fee statement is reviewed, that figure should remain a question rather than a fixed ownership cost.

Sources describe the address differently but still place the estate in the same central-Pattaya context. Casa Pattaya uses Soi Arunothai, Hipflat labels it Pattayaklang 1, and FazWaz classifies the project under Nong Prue. A map-index entry for the estate also uses a different street label. The working coordinates in this dossier therefore use a 500-metre radius instead of presenting a false pin-level precision. For a transaction, the address on the selected property’s land title and house documents should take priority over portal labels.

For an international buyer, the ownership structure is more important than the bedroom count. Current listings include properties described as Thai-name ownership and others described as Thai-company ownership. Those are not interchangeable labels. Thailand’s land rules materially restrict ordinary direct foreign ownership of land, subject to narrow statutory exceptions that are not the normal route for purchasing a house like this. The selected property therefore needs a document-by-document review of the land title, registered landowner, building rights, any registered lease and the chain of ownership. If a company structure is presented, the buyer also needs to understand whether the transaction concerns the real estate itself or shares in a company, and what liabilities sit inside that company.

There is visible long-term rental activity. FazWaz currently shows asking rents around THB 35,000–45,000 per month for three- to five-bedroom houses. That is useful evidence that tenants do rent within the estate, but it is not a defensible yield calculation. The sale and rental listings are not the same houses, the properties differ in size and condition, and running costs and vacancy are unknown. For an investment purchase, the relevant comparison is the selected house against genuinely similar homes with the same plot size, pool status, furnishing and maintenance level.

The appeal of Thanyawan Place Village is fairly specific: it offers detached-house living inside Pattaya rather than in a more remote eastern suburb, while remaining a small estate with familiar shared facilities. The trade-off is that the project is old enough for the condition of each house to matter more than the original sales brochure. A proper inspection should cover roof and waterproofing, electrical work, plumbing, pumps, private-pool equipment where present, extensions and any alterations that may not match approved plans. In a 2009 resale estate, two apparently similar houses can require very different post-purchase budgets.

Ownership format

These are landed houses, so foreign ownership does not work like condominium freehold. Current listings show Thai-name ownership and Thai-company ownership structures; ordinary direct foreign ownership of the land is not the standard route. For any selected house, the land title, registered landowner, building rights and legally valid acquisition structure need to be checked individually; nominee arrangements are not treated as an acceptable solution.
