Why this project is worth a look
Low-rise at scale
Six eight-storey buildings sit on roughly 19,200 sqm, with pools, gardens and pedestrian space planned between them. It offers a resort-style setting without relying on a high-rise tower, but it is still a large community of around 900 residences, so buyers seeking a genuinely boutique building may find it too busy.
Dedicated wellness hub
The six-level hub combines a clinic, work areas, gym, yoga and mobility space, massage, onsen, sauna, steam facilities, pools and relaxation areas. That is unusually extensive for a low-rise condominium; the important follow-up is how access and operating costs will be structured once the project is open.
34 to 165 sqm
The confirmed plan set ranges from compact one-bedroom units to large three-bedroom homes suitable for longer stays and families. Layouts with the same bedroom count can differ sharply in size, bathroom count and pool access, so comparing exact plan codes matters more than comparing headline categories.
Three-area crossroads
Thappraya Soi 15 sits between South Pattaya, Pratumnak and the route into Jomtien. That works well for residents who move across several parts of the city, but it is not a direct beachfront address and should not be sold as one.
Staged foreign payments
The published foreign-quota schedule puts 30% at contract, spreads further payments over the construction period and leaves 10% for handover. It reduces the initial cash requirement, but it also makes the contract’s completion date, grace period, default clauses and refund protections central to the purchase decision.
About the project
Zenith Pattaya II is a separate second-phase development rather than a renamed version of the original Zenith Pattaya. Its scale and site plan are different: six eight-storey residential buildings, roughly 900 apartments, and a standalone six-level health and lifestyle hub. The first Zenith is a smaller three-building, seven-storey project on the adjacent development cluster. That distinction matters because prices, completion schedules, floor plans and sales terms are not interchangeable between the two projects.
The site covers about 12 rai, or 19,200 sqm, off Thappraya Soi 15 in Nong Prue, at the meeting point of South Pattaya, Pratumnak and the Jomtien corridor. It is not a beachfront condominium; project sellers commonly place the beach at around 1.5 km away. The trade-off is a quieter position away from the main road while still keeping Thappraya Road within easy reach. Buyers who want a calm resort compound may find that balance useful, while anyone expecting to walk out of the lobby straight onto the sand should look elsewhere.

The project’s character comes from how a large low-rise estate is organised rather than from tower height. Residential buildings are set around water features and landscaped spaces, with lagoon-style pools, Japanese-inspired gardens, internal walkways, basement parking and controlled lobbies shown across the detailed plans. This makes unit position especially important. A residence facing an internal pool or garden can have a very different everyday feel from one oriented toward the street or outer edge, even when both have the same bedroom count and floor area.
The dedicated health and longevity hub is a six-storey building in its own right, not a small spa room attached to the gym. Current plans place the arrival lobby, restaurant and commercial area at ground level, management and a wellness clinic above, then a co-working lounge and private meeting rooms. The fourth floor is planned for a gym and yoga/mobility studio; the fifth combines massage, an infinity pool, jacuzzi, sauna, steam facilities and a Japanese onsen with hot and cold plunge pools; the sixth adds an open-air pool and more soaking areas. The concept is substantial, although real operating rules, access and long-term running costs will only be fully testable once the community is functioning.
The apartment mix is broader than the entry price suggests. Confirmed plans cover one-bedroom homes of roughly 34–58 sqm, two-bedroom layouts from 46–76 sqm, and three-bedroom residences from 76 sqm up to about 165 sqm. Some ground-floor configurations include direct pool access. That range makes Zenith II more than a small holiday-unit project: the larger layouts can work for long stays and family living. Buyers should compare bathrooms, kitchen arrangement, balcony position, pool access and building location rather than judging units by bedroom count alone.
As of 16 August 2026, the lowest public entry point found for Zenith Pattaya II is THB 3.2 million for a 34 sqm one-bedroom in selected buildings during pre-launch sales. Other current market pages cluster around THB 3.39–3.4 million at the bottom end, which is a useful reminder that there is no single project-wide price. Building, floor, orientation, view, sales release and ownership quota can all change the number. A buyer should therefore ask for the exact unit number, its ownership status and the payment schedule together with the quoted price.
For a foreign buyer, the practical ownership question is not simply whether a listing says freehold. Thai condominium law caps foreign freehold ownership at 49% of the aggregate unit area in a registered condominium. Zenith Pattaya II sales materials publish separate foreign-quota and Thai-quota payment schedules, so foreign freehold sales are clearly contemplated, but that does not prove quota availability for every unit at every moment. The remaining foreign quota should be confirmed for the specific residence before reservation and again before transfer.
The delivery timetable still needs contract-level confirmation. Several detailed sources place completion in Q2 2029 or specifically June 2029, while other current listings continue to show late 2028. Construction status is also described inconsistently: some databases label the project under construction, while other sales material still presents it as pre-launch with major works starting later. For an off-plan buyer, the useful response is not to guess which marketing date will win; it is to read the contract for the scheduled handover date, extension period, delay remedies and the payment milestones tied to progress.

Ownership format
A condominium unit can be registered in a foreign buyer’s freehold name only within Thailand’s statutory foreign quota, capped at 49% of the aggregate unit area in the condominium. Project materials show both Thai- and foreign-quota sales; foreign-quota availability for the chosen unit should be confirmed before reservation.
Unit types & sizes
The smallest confirmed layout and the current entry point into the project. It can work for one person or a couple, but building position and outlook matter more than usual in a large resort plan because they can materially change how a compact home feels.
A notably generous one-bedroom, closer to a long-stay apartment than a hotel-style unit. Its floor area overlaps with some two-bedroom plans in the same project, making the actual room arrangement more important than the category label.
A practical two-bedroom layout with two full bathrooms. It is better suited to a couple with a child, two adult occupants or longer stays than the smaller two-bedroom plans that share a single bathroom.
A slightly larger two-bedroom option. Four extra square metres do not explain the full value difference on their own, so this plan should be compared with the 68 sqm and 75–76 sqm alternatives by floor, orientation and outlook.
The most compact confirmed three-bedroom plan. It fits three separate bedrooms into an area often used for two, so buyers should inspect bedroom dimensions and storage rather than judging it by room count alone.
A large long-stay residence that is fundamentally different from the compact 76 sqm three-bedroom. Four bathrooms and more than twice the floor area turn it into a family-scale condominium home rather than simply a larger holiday unit.
The confirmed plan range is wider than the six examples above. Published materials also show one-bedroom units of 37 and 58 sqm; two-bedroom units of 46, 50, 75 and 76 sqm; and three-bedroom units of 82 and 165 sqm. Some ground-floor layouts are marketed with direct pool access. Prices are indicative and unit-specific; the exact unit number, current price, ownership form and payment schedule should be checked before reservation.

- Construction stage is described differently across current sources. PropertyScout and some sellers label the project under construction; My Pattaya Real Estate places the start of main works in Q1 2027, while THAI investproperty records the pre-sale opening on 11 January 2026. The actual on-site stage needs confirmation from a fresh construction report and the developer.
- Published common-area fees conflict. My Pattaya Real Estate states THB 60 per sqm per month, while Casa Pattaya shows THB 70 without equally clear periodicity. The current rate, billing period and included services should be obtained in writing before contract signing.
