Why this project is worth a look

Only 25 homes

The estate is far smaller than many suburban Bangkok developments. That does not guarantee silence or flawless management, but it lets buyers judge an established community rather than a high-volume launch. The position of the specific house still matters: distance from the gate, clubhouse, water, neighbouring plots and internal traffic can change the living experience.

Genuinely large layouts

The confirmed core plans range from 281 to 536 sqm with four or five bedrooms. That suits households that need real separation for children, guests, work or staff. The same scale also means higher cooling, cleaning, repair, garden and mechanical-maintenance costs, which should be considered before treating extra floor area as a pure benefit.

Completed and inspectable

The project was completed in 2017, so buyers can judge the actual house rather than a construction promise. Due diligence shifts to roof and waterproofing condition, moisture, electrical and air-conditioning systems, later extensions and whether physical alterations match the registered property documents.

Useful shared amenities

A clubhouse, pool, gym, sauna and landscaped areas add real value for a family that will use them. On the resale market, the relevant question is how they operate now and what they cost owners, not simply whether they appeared on the original facility list.

Eastern Bangkok fit

Ramkhamhaeng makes the most sense for households already anchored to eastern Bangkok, nearby schools, Suvarnabhumi or road links towards Bang Na and Chon Buri. Buyers who commute deep into central Bangkok should test the route at true peak times. A large house does not compensate for an unsuitable daily journey.

About the project

Perfect Masterpiece Ramkhamhaeng is a small community of large two-storey detached homes by Property Perfect in eastern Bangkok. Major project databases repeatedly identify only 25 residences, while the clearest core house plans run from about 281 to 536 sqm. That is more useful to a buyer than the marketing label attached to the project: even the smallest verified plan is a substantial family house, and the estate itself is unusually limited in scale. The sensible way to shop here is therefore house by house, looking at the individual plot, position, condition and any changes made since the original handover.

The estate is completed, so the current market is primarily about finished homes and resales rather than a promise of future construction. Buyers can inspect the streets, landscaping, clubhouse, neighbouring properties and the actual house before committing. The trade-off is that two homes that started with the same plan can now be very different. One may have a recent interior, pool or extension, another may remain close to the original fit-out, and a third may contain alterations that affect mechanical systems or the registered layout. Asking price alone is therefore a weak comparison tool unless it is paired with a physical and legal review of the specific property.

The core range that can be tied confidently to Perfect Masterpiece Ramkhamhaeng consists of four plans: Recency at 281 sqm, Regist S at 397 sqm, Regal S at 453 sqm and Regent S at 536 sqm. Original specifications show four or five bedrooms, five or six bathrooms and three or four parking spaces. The practical difference between the plans is not simply floor area. Larger layouts allow clearer separation between formal entertaining and everyday family life, and they leave more room for a proper study, staff accommodation, an older relative or long-stay guests without turning every spare bedroom into a compromise space.

Shared facilities include a clubhouse, communal pool, gym, sauna, landscaped areas and controlled access. Project databases also list a children's pool, children's area, jacuzzi, jogging space and rooms for yoga or group exercise. With only 25 homes, the amenity-to-house ratio looks generous on paper. For a resale buyer, however, the operating reality matters more than the launch specification. The useful questions concern current maintenance standards, security procedures, any deferred major works and the fees owners are actually paying now.

Property Perfect's official page showed a starting reference of THB 24.9 million when checked on 7 October 2026. Current resale listings include homes around THB 25 million and substantially above that depending on house size, plot and condition. One listing at THB 15.395 million continues to be refreshed on portals, but the listing text itself states that the promotional price expired on 31 May 2026. It should not be treated as a live market floor simply because the page remains active. The price that matters is the seller's current number for the chosen house, together with the cost of any work needed after purchase.

The location is fundamentally car-oriented, built around the Ramkhamhaeng corridor, Bangkok's eastern ring-road network and motorway connections. International and Thai schools, hospitals and major retail serve the broader eastern Bangkok catchment. The MRT Orange Line is under implementation along Ramkhamhaeng Road, and MRTA currently targets January 2028 for opening of the eastern section. That may improve transport choice over time, but this is not a completed rail-based location today. Buyers should still test real school and office journeys at the hours they will actually travel.

There is a genuine address discrepancy in the source set. DDproperty and ThinkOfLiving place the project at Soi Ramkhamhaeng 164 in Saphan Sung, while FazWaz, Dot Property and Home.co.th use Ramkhamhaeng 174 and Min Buri. Mapped coordinates cluster around 13.77982, 100.71416, so we use 164 / Saphan Sung. The disagreement does not appear to indicate two different estates because the developer, 25-home count and main plan set remain consistent. Even so, the legal address for any resale should come from its title and registration documents rather than a portal.

Foreign buyers face an additional issue that is more important than the house specification: the land. Portals may describe the homes as freehold, but that does not mean a foreign buyer can automatically take direct ownership of the underlying land. Thai law generally restricts foreign land ownership, subject to narrow statutory exceptions. A foreign purchaser therefore needs a transaction-specific review of who owns the land, what lawful right the buyer will have to use it and how ownership of the building itself is structured. The familiar foreign-quota condominium framework does not apply to a detached house in the same way.

Ownership format

The project consists of detached houses on individual land plots. For a foreign buyer, the key issue is not only ownership of the building but the legal right to the land: direct foreign land ownership in Thailand is generally restricted, subject to narrow statutory exceptions. The ownership of the structure and the lawful land-use arrangement therefore need to be checked for the specific property and transaction documents; nominee-company structures should not be treated as a substitute for that review.

Home types & sizes

Recency
281 sqm
5 bathrooms

The original specification has 4 bedrooms, 5 bathrooms, living and dining areas, staff accommodation and parking for 3 cars. It is the smallest of the four clearly verified core plans, yet still a large family house by Bangkok standards. A resale home's current layout may differ from the original plan.

Regist S
397 sqm
6 bathrooms

Five bedrooms, six bathrooms, separate family spaces, a kitchen, staff room and four parking spaces. It is a meaningful step up for a household that wants everyday family areas separated from more formal entertaining space. During inspection, check whether rooms have been merged, extended or otherwise altered.

Regal S
453 sqm
6 bathrooms

Five bedrooms, six bathrooms and four parking spaces; the original plan also identifies a dedicated prayer room. On the resale market that space may have been repurposed as a study, family room or storage, so the current floor plan should be checked against both the original layout and registered documents.

Regent S
536 sqm
6 bathrooms

The largest of the four core plans, with 5 bedrooms, 6 bathrooms, an additional family lounge, kitchen, staff room and parking for 4 cars. At this size, the condition of air-conditioning, water systems, roof and other services deserves to be budgeted as carefully as the purchase price itself.

The cards include the four core plans repeatedly tied to Perfect Masterpiece Ramkhamhaeng. Empress, Emperor and Empire are excluded because Property Perfect currently presents Perfect Masterpiece (The Signature) Ramkhamhaeng on a separate official page with a different price range and map point. Resale houses may also have altered areas or layouts, so the original plan is a reference rather than a substitute for inspecting the actual property.

Location

  • The registry address used here is Soi Ramkhamhaeng 164, Saphan Sung, Bangkok 10240, Thailand, placing the estate in Bangkok's eastern Ramkhamhaeng corridor.
  • Daily driving is shaped by Ramkhamhaeng Road, the eastern ring-road network and motorway connections. The sensible way to judge the location is to drive the family's real school and office routes at the hours they would actually be used.
  • Property Perfect lists Ruamrudee International School, Triam Udom Suksa Nomklao School, Kasem Bundit University Romklao Campus and Sarasas Witaed Minburi School among the surrounding education options.
  • The eastern MRT Orange Line is under implementation along Ramkhamhaeng Road, with MRTA currently targeting January 2028 for opening. Keha Ramkhamhaeng is one of the stations on this section, but the practical route from a specific house should be checked once the line and surrounding access works are complete.
  • Sources disagree on the street reference: several platforms use Ramkhamhaeng 174 and Min Buri instead. That does not appear to indicate a different project, but the legal address of the selected resale house should be matched to its title before purchase.

Best for: A family that genuinely needs a four- or five-bedroom detached home and already spends much of its time in eastern Bangkok.; A buyer who prefers an established completed estate and wants to inspect the real environment and individual property before committing.; A car-owning, multigenerational or staff-supported household that benefits from large common areas, multiple parking spaces and separation between private and entertaining zones.; A buyer prepared to compare houses on engineering condition, plot quality, renovations, layout changes and future upkeep rather than asking price alone.; may not suit: A car-free buyer who needs a genuinely walkable rail-based lifestyle today.; A foreign buyer expecting the house and its land to transfer under the same straightforward foreign-freehold framework used for qualifying condominium units.; Anyone prioritising low running costs and minimal maintenance over space, land and privacy.; A household whose daily work and commitments are deep in central Bangkok and that has not tested the actual peak-hour commute..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • which units are free, and on which floors
  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the selected unit’s contractual handover date in the SPA — the published date is only a reference

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Major sources disagree on the street and district reference: Soi Ramkhamhaeng 164 / Saphan Sung versus Ramkhamhaeng 174 / Min Buri. we use 164 / Saphan Sung because it aligns with the mapped coordinates and several project sources; the legal address of any selected house still needs to be checked against its title.
  • Published total project area figures conflict materially, ranging from roughly 23–25 rai to more than 63 rai. The project-area figure has therefore been omitted rather than reconciled by assumption.
  • Most sources, including DDproperty, ThinkOfLiving and Home.co.th, give 2017 as the completion year, while FazWaz displays January 2018. we use 2017 and preserves the discrepancy here.
