Why this project is worth a look

Very low entry cost

Current resale asking prices start around THB 370,000–390,000. That opens the door to a very small absolute budget, but the difference between merely cheap and genuinely good value depends on condition, common-fee arrears, documentation and the refurbishment bill.

Completed older stock

There is no construction-completion risk because the building has been occupied for years and the exact unit can be inspected before purchase. The risk shifts toward ageing systems, lift and building maintenance, special assessments and the quality of condominium management.

Future Orange Line

The future Rat Phatthana MRT station is roughly one kilometre away. Passenger service is not operating as of September 2026; the eastern section is expected to open in early 2028, so any rail benefit should be treated as prospective rather than current.

The original developer is not publicly verified, and major databases disagree on completion year, storeys and unit count. The practical investment case therefore rests on today's building condition, juristic-person records and the selected unit's title rather than on a developer reputation story.

About the project

Niran Residence 8 is an older completed condominium on Rat Phatthana Road in Saphan Sung, eastern Bangkok. In 2026 it is not a developer-led new-build proposition with standardised inventory or a payment schedule; it trades as a low-cost resale building. Current listings are mostly compact one-bedroom units of roughly 25–28 sqm, with asking prices in the hundreds of thousands of baht. That makes the entry ticket unusually low for Bangkok, but the price should be read in the context of an ageing building. A buyer is taking over an existing home and a share of an established condominium community, so actual maintenance, lift condition, common areas, building systems and the condominium juristic person matter more than any original sales material.

The project identity is reasonably clear. Portals use both Niran Residence 8 and Nirun Residence 8, while Thai listings consistently refer to นิรันดร์ เรสซิเดนซ์ 8. The location also converges well. Thailand YellowPages gives 38 Rat Phatthana Road, Saphan Sung, Bangkok 10240, and current DDproperty listings place the condominium on the same road with coordinates around 13.7838, 100.7057. Think of Living publishes almost the same map point. Some databases use Saphan Sung as both subdistrict and district, while newer listings use Rat Phatthana within Saphan Sung district. These are address-label differences around the same physical project rather than evidence of separate developments.

The difficult part is the project's age and scale. FazWaz, Dot Property, Thaiger Property and related databases describe completion in January 2010, eight storeys and 144 units. Under the sourcing rules for this dossier, FazWaz takes priority when there is no official developer source, so those figures are used in the principal registry fields. A separate group of sources tells a materially different story: DDproperty and Think of Living state 1997, nine storeys and 79 units; Zmyhome also states 1997 and 79 units; and live DDproperty listings advertise units on the ninth floor and refer separately to Buildings A and B. This is not a minor data-entry mismatch. A serious buyer should verify the registered building details through the condominium juristic person and the selected unit's title documents before treating any portal profile as authoritative.

We could not verify the developer. Both DDproperty and FazWaz leave the developer field blank. There is an active Thai company called Nirun Residence Company Limited, registered in 1993 and involved in real estate, but none of the sources found directly connect that company to Niran Residence 8. Assigning it as the developer would therefore be an inference rather than a fact. For an older completed building, this does not prevent a useful project page, but it changes the due-diligence focus. The relevant records today are the condominium juristic person's documents, common-fund position, maintenance history, meeting minutes and the legal status of the specific unit being purchased.

Resale stock appears fairly consistent in format. September 2026 listings on DDproperty include units of about 25.29 and 25.52 sqm, while other active listings show approximately 27.16 and 27.50 sqm. The examples we found are one-bedroom, one-bathroom apartments. At this size, layout efficiency matters as much as the headline area. A 25 sqm home can feel workable or very tight depending on kitchen placement, storage, balcony depth and how much of the room has been lost to later alterations. Condition is equally important. In older stock, the real acquisition cost can include air-conditioning replacement, plumbing, electrical work, doors, windows, water-damage repairs and basic refurbishment immediately after transfer.

Communal facilities are modest by current Bangkok standards. The major portals consistently show security and parking; DDproperty and PropertyHub also list CCTV, while PropertyHub lists a lift. We did not find reliable evidence for a swimming pool, gym, sauna or the larger amenity package associated with many newer condominiums. Some buyers may actually prefer a simpler building because there are fewer facilities to operate, but that should not be mistaken for maintenance being irrelevant. Older lifts, pumps, roofs, façades and electrical systems can create large one-off costs. Buyers should ask for recent owners' meeting minutes and check whether major works or special assessments are being discussed.

The location serves everyday eastern Bangkok rather than the tourist core or the central Sukhumvit corridor. Rat Phatthana Road feeds into Ramkhamhaeng Road and the wider eastern road network. A future transport improvement is relevant: Rat Phatthana Station on the MRT Orange Line is around one kilometre away in several property databases. It is not an operating passenger station as of 9 September 2026. Bangkok Expressway and Metro expects the eastern section of the Orange Line to begin commercial service in early 2028. For that reason, the station is best treated as a future accessibility benefit rather than a current rail connection, and its timing should not be capitalised into a purchase decision as if the line were already open.

The visible resale market starts extremely low in absolute terms. FazWaz and Dot Property show asking prices around THB 370,000 at the bottom end, DDproperty around THB 390,000, with other examples extending to roughly THB 470,000–590,000. In this price bracket, a difference of THB 100,000–200,000 can reflect condition, floor, building, tenant status, furniture and transfer circumstances rather than simply a better or worse deal. The useful comparison is therefore not price alone. A buyer should check what is included, whether the unit owes common fees, whether it is vacant, how transfer costs are allocated and whether the required ownership route is actually available.

Foreign ownership needs particular care. DDproperty labels the project as freehold, but several current FazWaz unit listings are explicitly marked Thai Quota. A condominium can be legally registered for individual freehold ownership while a specific resale unit is still unavailable for transfer to a foreign buyer because the foreign quota is full or because that unit is being marketed within the Thai quota. Thai rules cap aggregate foreign ownership at 49% of condominium unit area, and the condominium juristic person must provide the relevant confirmation for transfer. This should be checked before a deposit. If the chosen unit cannot be transferred into foreign freehold, the seller or agent needs to explain the lawful alternative clearly; a buyer should not rely on nominee or improvised structures simply to force a transaction through.

Niran Residence 8 is best understood as a budget resale option rather than a lifestyle-led new condominium. Its attraction is the unusually low capital required to buy a small Bangkok apartment and the fact that the building is already there to inspect. Its weakness is equally clear: the public record is thin and even core specifications conflict across major databases. That makes unit-level due diligence more important than project branding. The strongest buying process here is practical: inspect the apartment and common areas, review the juristic person's records, and verify title and foreign-quota eligibility before committing funds. If those checks are clean, the low entry price can be meaningful. If they are not, a cheap unit can become expensive very quickly.

Ownership format

DDproperty lists the project as freehold. A foreign buyer can register condominium ownership in their own name only if foreign quota remains available in the building; Thai law caps aggregate foreign ownership at 49% of condominium unit area. Several current FazWaz listings are specifically marked Thai Quota, so foreign-freehold eligibility must be confirmed with the condominium juristic person for the selected unit before paying a deposit.
