That matters to buyers who want a central location without paying primarily for the scale and amenity spectacle of a new mega-development. The market is resale-led, so value is driven much more by the individual unit and entry price.
Clear unit hierarchy
The original mix is easy to compare: about 30.5 sqm studios, 38.5–51.5 sqm one-bedrooms and roughly 65.5–66 sqm two-bedrooms. That makes internal comparisons relatively straightforward. Buyers should still verify the registered plan because resale agents sometimes re-label a small studio as a one-bedroom after furnishing or partition changes.
Inspectable, not promised
The building is complete and mature. Buyers can evaluate the exact floor, orientation, noise, corridor condition, pool, gym, parking and apartment finishes before committing. In a fifteen-year-old condominium, that physical inspection is more decision-useful than generic brand reputation because two nominally identical units can carry very different renovation costs.
Active rental market
Both sale and rental stock remain visible in 2026, including units offered with tenants in place. That is evidence of an operating rental market, not evidence of a guaranteed return. A real underwriting exercise still needs the actual rent, lease expiry, vacancy assumptions, owner-paid charges, furnishing condition and management costs for the selected apartment.
Familiar legal structure
As a registered condominium, Hive can support foreign freehold ownership when the selected unit falls within the statutory foreign quota. The main transaction question is therefore availability of quota and clean seller documentation, not an unusual ownership structure. Those items should be verified before transfer rather than inferred from a portal's freehold label.

Hive Sukhumvit 65 is an established low-rise Sansiri condominium tucked into Soi Sukhumvit 65 in the Ekkamai part of Bangkok. The development has one eight-storey building with 124 units on roughly 2,200 sqm of land. It is no longer a developer-sales story. By September 2026, the original developer sales programme is closed and the stock visible today comes from individual owners on the resale market. That changes the due-diligence priority. A buyer does not need to underwrite construction delivery, but must spend more time on the actual apartment, the condition of the common areas, the seller's paperwork and the condominium juristic person's records. Two units based on the same original plan can now be very different assets: one may be renovated and tenanted, another may need new air-conditioning, cabinetry, plumbing work or a full cosmetic refresh.
The scale is relatively intimate for central Sukhumvit: one building, eight floors and 124 residences. Compared with newer Ekkamai towers, the amenity programme is straightforward rather than elaborate. The most consistent sources list a swimming pool, fitness room, garden, parking, lobby, 24-hour security, CCTV and key-card access. Published facility layouts place the lobby on the ground floor and the pool and gym on the second. That can be enough for a buyer who wants a functional city base and does not value the large club lounges, multiple pools, co-working floors or entertainment decks found in recent launches. Age, however, matters more than the original amenity list. By 2026 the building has been operating for around fifteen years, so the maintenance history and current physical standard of those facilities carry more weight than the brochure specification from launch.

Historical project material and current databases consistently describe studios of about 30.5 sqm, one-bedroom layouts from roughly 38.5 to 51.5 sqm and two-bedroom homes of about 65.5 to 66 sqm. This is a city-oriented scheme rather than a family project built around large three- or four-bedroom apartments. Resale descriptions are less tidy than the original schedule: a 30–31 sqm apartment may now be advertised as a one-bedroom even though the launch typology treated that size as a studio. Buyers should therefore compare title area and actual layout rather than relying on the agent's bedroom label. The useful questions are how the room is partitioned, whether the kitchen is open or enclosed, where the balcony sits, how many bathrooms the unit really has and whether alterations match the registered plan.
Location is the strongest reason the project remains relevant. Hive sits inside Soi Sukhumvit 65, also referred to as Soi Chaiyaphruek 1, in Phra Khanong Nuea, Watthana. Ekkamai BTS is walkable, although published distances vary materially. Older project material quotes roughly 360 metres, while current listing maps show around 760–790 metres on foot. That difference is not necessarily a contradiction about where the building is; mapping services measure from different points and station exits. The sensible approach is to open the actual walking route rather than buy on a brochure number. The surrounding district offers the everyday advantages buyers expect from Ekkamai: Gateway Ekkamai, Major Cineplex, Sukhumvit Hospital, restaurants, convenience retail and fast access to the wider Sukhumvit corridor.
Pricing should be treated as live resale evidence, not a project price list. In early September 2026, the lowest resale anchor we found was about THB 2.99M, while a number of fresh active listings started closer to THB 3.2M. Around 38–40 sqm, active asking prices can range from the mid-THB 3 millions into the THB 4 millions, while larger units around 48–62 sqm move higher. The spread is understandable in a mature building: sellers have different renovation standards, furniture packages, views and urgency, and some apartments are sold with an existing tenant. An owner-occupier should compare total post-transfer cost, not just the headline asking price. A rental buyer needs the actual lease, expiry date, owner-paid charges and house rules. Portal yield badges are not a substitute for a unit-level cash-flow check.
For a foreign purchaser, the critical legal point is not the word 'freehold' in a listing but whether the chosen unit can be transferred within the condominium's available foreign quota. Thai condominium rules allow qualifying foreigners to hold units in freehold only while aggregate foreign ownership stays within the statutory 49% threshold. The condominium juristic person must confirm the foreign proportion for the transfer process. This matters particularly in established resale buildings: two similar apartments can be marketed side by side but have different ownership-transfer circumstances. The buyer should also obtain confirmation of outstanding common charges, the current monthly common fee, sinking-fund position and any special assessments. Public databases currently conflict on the common-area fee at Hive, so a historic portal figure should not be placed directly into a 2026 ownership budget.
Hive Sukhumvit 65 makes most sense when assessed as an existing physical asset rather than as a brand promise. A buyer can visit the building, test the route to the BTS, hear the noise level on the chosen floor, check sun exposure, see the corridors and pool at busy hours, observe parking pressure and inspect the exact apartment. For owner-occupation, a second visit at a different time of day can be more useful than another online listing. For rental, the unit's actual lease history matters more than a generic neighbourhood yield. For future resale, entry price should be judged against comparable units of similar size, floor and condition inside the same building. Sansiri is clearly the original developer, which is useful background, but the 2026 investment case depends on today's juristic-person management, the building's upkeep and the legal and physical condition of the specific resale unit.

Resale listings are commonly marked as freehold, but the selected apartment still needs confirmation of available foreign quota from the condominium juristic person before transfer. If foreign quota is unavailable, any alternative structure should be assessed separately rather than described as foreign freehold.

Resale listings sometimes market apartments around 30–31 sqm as one-bedrooms, so buyers should check the actual registered plan and title area before comparing prices. In practical terms, this size works better as a compact city base or small rental unit than as family accommodation.

A spread of almost 13 sqm means two one-bedroom units can feel materially different in living area, storage, bedroom size and overall usability. Headline price alone is therefore a weak comparison; condition, floor area and layout need to be normalised first.
The largest confirmed original format. At around 66 sqm it is still compact for a two-bedroom home, making living-room width, storage and the position of the two bathrooms especially important. It can suit a couple needing a study, a small household or a renter wanting a separate guest/work room, but it should not be mistaken for a large family apartment.

- Street numbering is inconsistent. DDproperty and a current business listing use 9 Sukhumvit 65, the OpenStreetMap object shows 9/125, and Hipflat uses 63 Chaiyaphruek 1. The project geometry and identity match, so the public address omits the disputed street number and the coordinates rely on the mapped OSM project object.
