Walkable Ekkamai

Noble Development’s own annual report places Noble Reveal about 200 metres from Ekkamai BTS on Sukhumvit 63. In Bangkok that is a functional advantage rather than a marketing extra: daily trips can start on the rail network without a long feeder ride through the soi. A unit inspection should still test road noise and orientation because the tower is close to an active urban corridor.

Mature resale stock

The building has been operating since 2011, so buyers can inspect the real unit, the common areas and the way the condominium is being maintained. A large visible resale pool also makes it easier to compare floors, views, renovations and asking prices. Portal listing counts should not be read as unique inventory because one apartment can be marketed by several agents.

Varied unit sizes

Noble Reveal contains materially different layouts rather than one narrow unit format. Two plan examples that match across independent sources are the 47.86 sqm A4 one-bedroom and the 117.80 sqm B3 two-bedroom. Other plan codes carry conflicting area figures online, which makes the title deed and unit-specific floor plan more important than a generic portal specification.

Inspect before buying

A completed building lets a buyer test most of the practical questions before committing: outlook, noise, refurbishment, lifts, pool, common areas and building management. The trade-off is age. For a 2011 condominium, reserve funds, major-maintenance plans and the physical condition of shared systems matter alongside the finish of the private apartment.

Noble Reveal is a completed high-rise condominium on Ekkamai Road, or Sukhumvit 63, in Phra Khanong Nuea, Watthana. For a buyer today, the relevant story is no longer the launch campaign but the building’s established resale life. Noble Development’s own 2018 annual report describes Noble Reveal as a 27-storey condominium about 200 metres from Ekkamai BTS on Sukhumvit 63. Multiple independent project databases consistently identify one building, 273 units and completion in 2011. That gives the project a clear identity: Noble Reveal Ekkamai and Noble Reveal Ekamai are market aliases for the same condominium rather than separate phases or towers.

The address is the core practical advantage. Noble Reveal sits near the mouth of Ekkamai rather than deep inside the soi, so a resident can reach the BTS without relying on a car or motorcycle taxi for every trip. That matters in a district where road traffic can be slow even over short distances. Ekkamai also has a dense mix of retail, food, healthcare and transport services around Sukhumvit Road. The location should not be reduced to a walking-distance claim, however. In a 27-storey building close to a busy urban road, floor level and orientation can make a meaningful difference to road noise, outlook and privacy. Two units with the same nominal size can therefore feel very different in person.

With 273 units in a single tower, Noble Reveal is neither a small boutique building nor a thousand-unit mass-market complex. The internal stack also changes as the building rises. A detailed third-party project review places the lobby, pool and gym around the ground level, parking on floors 2 to 5, and the first residential level together with garden and family facilities on floor 6. Typical residential floors continue above that, while the upper levels use a slightly different floorplate. For a buyer, this is more useful than a generic amenity list: proximity to facilities, number of neighbours on the floor and the position of a unit within the tower can all affect day-to-day living.

The unit-mix evidence needs careful handling because the public databases do not agree perfectly. Noble Development’s legacy description refers to one- and two-bedroom homes. Later project databases and floor-plan reviews also show units labelled as studios. Some plan codes carry different areas across different sources. Rather than choosing whichever number looks most convenient, the sensible approach is to treat the title deed and the unit-specific plan as controlling for a resale purchase. The discrepancies may reflect outdoor areas, floor-specific variants or later market labelling, but the available sources do not prove one single explanation, so the dossier does not turn that possibility into a fact.

There are, however, plan examples that are consistent across independent sources. Type A4 is shown as a one-bedroom unit of 47.86 sqm, while B3 is shown as a two-bedroom layout of 117.80 sqm. Current resale stock covers a wider spread of advertised sizes. Listings checked in September 2026 include one-bedroom apartments from the low-40s to above 60 sqm and two-bedroom homes from the mid-60s into the 80s and 90s, with larger examples also appearing. Buyers should not assume every advertised size maps neatly to an original developer type after fifteen years of ownership, refurbishment and possible internal alterations.

The amenity programme is straightforward for an urban condominium: swimming pool, fitness room, landscaped areas, children’s space, lobby, parking, security and CCTV are repeatedly documented across project profiles. Several sources place the pool and fitness area on the first level and the garden and playground on floor 6. The more important question in a completed 2011 building is current condition rather than the original brochure list. A serious inspection should include the common areas, lifts, façade condition, waterproofing, mechanical systems and evidence of planned major works. The condominium juristic person’s financial position and recent meeting minutes can be as important as the private unit’s renovation quality.

Noble Reveal has a deep visible resale and rental market. At the time of review, major portals were carrying many sale and rental advertisements, giving a buyer several units to compare within the same building. That is helpful for understanding the real spread between floors, views and renovations, but listing counts should not be mistaken for the number of unique homes because the same unit can be marketed by several agencies. FazWaz showed an asking-price floor of THB 5.0M on 8 September 2026. PropertyHub and DDproperty carried numerous higher-priced units at the same time. The THB 5.0M figure is therefore a search anchor, not an indication that a typical unit can automatically be acquired at that price.

Foreign ownership is a unit-level issue. Market portals describe Noble Reveal as a freehold condominium, but a foreign buyer can register freehold only while the building remains within Thailand’s statutory 49% foreign-ownership quota by condominium area. Current advertisements include both Thai-quota and foreign-quota labels, so the quota cannot be inferred from the project name or even from a previous listing. Before paying a meaningful deposit, the buyer should obtain confirmation from the condominium juristic person that the selected unit can be transferred under foreign quota and ensure the required foreign-currency evidence is available for Land Department registration.

Because Noble Reveal was completed in 2011, there is no useful reason to reproduce an old developer instalment plan as if it applied to a current purchase. A resale transaction turns on title, seller authority, encumbrances, juristic-person clearance, the foreign-quota position and the agreed allocation of transfer taxes and fees. A tenanted unit needs another layer of review covering the lease term, deposit, handover and any obligations that survive the sale. The benefit of a completed building is that the physical product can be inspected before purchase. The trade-off is that each unit has its own ownership history and condition, so project-level facts are only the beginning of due diligence.

Noble Reveal is best assessed as an established Ekkamai address with strong transport access rather than as a new-development story. The project offers a known location, a mature resale market and the ability to compare real apartments before committing. In return, the buyer needs to accept the realities of a building from 2011: private renovations vary, common systems have aged, and the legal and quota status must be checked for the exact unit. If those points are verified, Noble Reveal can be a very understandable central-Bangkok purchase. If they are not, two listings under the same project name can represent materially different propositions.

Ownership format

A foreign buyer may hold a registered condominium unit on a freehold basis within the statutory 49% foreign-ownership quota by unit area. Where foreign quota is unavailable, leasehold structures can appear in the market; the exact tenure for the selected resale unit must be confirmed before any deposit.

B3 is a large two-bedroom plan whose 117.80 sqm area is consistent between PropertyHub and PropertyScout’s detailed project review. It should not be treated as the standard size for every two-bedroom home in the tower; current resale listings include materially smaller examples. Price comparisons only become useful after confirming that the units are genuinely comparable.

Public sources show a wider plan set, including homes marketed as studios, while Noble Development’s legacy project description mentions only one- and two-bedroom units. Several plan codes also carry conflicting area figures across databases.
