Why this project is worth a look

Ekkamai without the commute

The project's clearest advantage is everyday access to BTS Ekkamai and Gateway Ekamai while the residential tower itself sits inside Sukhumvit 42 rather than directly on the main road. That makes the location easy to understand for both residents and tenants. It does not make every unit equally quiet, however, so floor, orientation and nearby urban activity still matter.

A transparent resale market

Because the building has been occupied for years, buyers can compare real units, actual common areas and a large pool of resale and rental listings instead of relying on launch material. That reduces uncertainty about the product but increases unit-specific diligence. Renovation quality, furniture, tenancy, debt, foreign quota and seller documentation can vary sharply from one apartment to another.

Amenities in the sky

The main leisure facilities sit on the 36th floor, including the saltwater pool, fitness room, sauna, sky lounge and landscaped areas. This concentrates the project's shared lifestyle space around the top of the tower and gives it an open city outlook. Buyers considering upper floors should still check proximity to amenity traffic, plant rooms and waterproofing history rather than assuming the highest floor is automatically best.

Parking needs a check

Sources consistently report about 267 formal parking spaces for 407 apartments, excluding tandem parking. That may be perfectly workable for a transit-oriented building, but a car owner should not leave the parking question until after purchase. Ask whether a bay is tied to the unit, how allocation works and what rules apply to tenants, guests and additional vehicles.

Quota before deposit

Foreign buyers need more than a listing that says freehold. A transfer into foreign freehold depends on space remaining within the building's statutory foreign quota at the time of transfer. Quota confirmation from the condominium juristic person should therefore sit near the beginning of the transaction process, especially before a large non-refundable deposit is paid.

About the project

Rhythm Sukhumvit 42 is an established Ekkamai high-rise rather than a new launch whose main story is future completion. The residential tower rises 36 floors and contains 407 units, with a separate eight-storey parking building plus two basement levels. The site covers about 3 rai 62 square wah and sits inside Sukhumvit 42 next to Gateway Ekamai. That shifts the buyer's due-diligence priorities. Construction delivery is no longer the central risk; the decision is now about the condition of the specific resale unit, the condominium juristic person's finances and management, foreign-quota availability, recurring costs and how the building has been maintained roughly a decade after completion.

The project was developed under AP (Thailand) Public Company Limited. Consumer-disclosure material for the original project also names Asian Property (2013) Co., Ltd. as the landowner and project operator during development. For a resale buyer today, that historical structure should not be confused with the transaction counterparty: the seller will normally be the current registered owner of the chosen unit, and the ownership transfer takes place at the Land Office. AP's track record helps explain the building's origin, but it does not replace unit-level checks on title, seller authority, outstanding common charges, juristic-person certificates and any registered encumbrances.

The location is the project's strongest practical case. Rhythm Sukhumvit 42 sits close to BTS Ekkamai but is set back from the main Sukhumvit traffic line. Published distances to the station range from roughly 90 to 250 metres depending on mapping point and source, while Gateway Ekamai is immediately adjacent to the site. For an owner-occupier, that means daily rail access, groceries, food and services are all available without relying on a car. For a landlord, the same connectivity makes the address easy to explain to prospective tenants. It is still a busy inner-city environment, though, so a serious buyer should inspect the chosen unit at more than one time of day rather than treating proximity to transit as an automatic quality guarantee.

The unit mix is relatively easy to understand. One-bedroom apartments are generally around 27–48 sqm, while two-bedroom layouts run roughly 56–80 sqm. Those broad labels hide meaningful differences. A 27 sqm one-bedroom is a compact city product; a 45–48 sqm one-bedroom is a different living proposition with more room for storage, dining and work. Two units carrying the same bedroom count can also feel very different depending on kitchen arrangement, window line, balcony, floor, aspect and whether the fit-out has been altered by previous owners. Resale comparison works best when buyers compare like with like rather than relying on headline price per unit.

The building layout also matters in everyday use. Sources describe three passenger lifts and one service lift in the residential tower, with two additional lifts serving the separate parking structure. Around 267 formal parking spaces are reported, excluding tandem parking, so the parking ratio is materially below one bay per apartment. Anyone who drives should ask how spaces are allocated in practice, whether rights attach to the unit, how guest parking works and whether tenants have the same access as owners. The ground level includes a double-volume lobby, mail area and controlled lift access. Most of the major leisure amenities are concentrated on the 36th floor, including a saltwater pool, fitness room, sauna, sky lounge and landscaped areas.

One distinctive design feature is the use of greenery at multiple levels rather than only at ground and roof level. Original project material and later building reviews describe garden areas inserted at roughly five-floor intervals. That is more useful to a buyer as a clue to how different parts of the building may feel than as a marketing claim. Units close to shared garden areas can have a different privacy, foot-traffic and outlook profile from otherwise similar apartments. During a viewing, it is worth walking the whole residential floor, not just the unit: corridor ventilation, lift noise, odours, common-area condition and the relationship to shared spaces can reveal issues that a polished listing cannot.

Running costs deserve the same attention as the purchase price. PropertyHub currently lists a common fee of THB 45 per sqm, but a resale buyer should verify the current rate and, more importantly, whether the chosen unit has any unpaid balance. Open-market sources disagree on the original sinking-fund figure, with THB 450 and THB 500 per sqm both appearing. We therefore do not treat either number as a confirmed current buyer liability; the first owner may have paid the original contribution years ago. The better transaction check is to obtain the juristic person's debt-free certificate, current common-fee schedule, rules for extraordinary assessments and recent owners' meeting records.

There is also a useful but limited building-condition signal. PropertyHub marks the project's structural check as safe, with an update dated 10 April 2025 and an evidence link. For a high-rise, that is better than having no public screening information at all, but it should not be turned into a blanket engineering guarantee. A buyer who cares about long-term condition should ask the juristic office for the underlying inspection document where available, together with records of major repairs and recent owners' meetings. Elevators, façade work, waterproofing, mechanical systems and reserve-fund planning can matter more to a ten-year-old building's future costs than the quality of the original sales brochure.

Rhythm Sukhumvit 42 now trades mainly as a resale and rental building. Property portals show a large volume of listings, although those counts should not be interpreted as unique available units because the same apartment is often advertised by several agents. The depth of listings is still useful: buyers can compare asking prices, furnishing, floors and tenancy status across many examples. In September 2026, a 27 sqm one-bedroom was advertised around THB 4.9M, and that particular unit was being sold with a tenant. A low headline price can therefore come with conditions. Existing leases, tenant deposits, notice periods, furniture inventories and the timing of vacant possession should be checked before comparing it with an empty unit.

For a foreign buyer, the project is potentially suitable for condominium freehold, but only while the statutory foreign-ownership quota remains available. Thai rules cap foreign ownership at 49% of the total unit area in a registered condominium. A resale advertisement does not prove that the unit can be transferred into the foreign quota on the intended transfer date. Before paying a material deposit, the buyer should obtain quota confirmation from the condominium juristic person and make sure the funds-transfer documentation will satisfy Land Office requirements. If a seller instead offers leasehold, that should be assessed as a different legal structure rather than treated as equivalent to freehold ownership.

Ownership format

A foreign buyer can acquire a condominium unit freehold if space remains within the foreign ownership quota, capped at 49% of the total unit area in the condominium. If quota is unavailable, leasehold structures may be offered in the market. The specific unit's tenure and current quota availability should be confirmed with the condominium juristic person before transfer.

Unit types & sizes

1 bedroom
27–48 sqm
Typically 1 bathroom

The range is wide. A 27 sqm unit is a compact city apartment, while examples around 45–48 sqm offer materially more room for storage, working from home and a proper dining area. Resale comparisons are most useful within a similar size and floor band; treating all one-bedrooms as interchangeable can produce a misleading price comparison.

Observed lower anchor around THB 4.9M for 27 sqm in September 2026 listings
2 bedrooms
56–80 sqm
Typically 2 bathrooms

Two-bedroom stock spans materially different layouts, from compact units around 56–57 sqm to larger homes around 77–80 sqm. Those sizes serve different households and rental profiles, so the bedroom count alone is not enough. Compare bathrooms, living-room shape, the true usability of the second bedroom, floor and any existing tenancy before judging value.

Current asking prices vary materially by size and floor; the specific unit needs a separate market check

Project profiles consistently describe two core formats: one-bedroom and two-bedroom units. Some resale listings label a 27 sqm apartment as a studio, but the original project material places that size within the one-bedroom range. Pricing above is a resale snapshot, not a project-wide price list, and the same unit may be duplicated by multiple agents. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms

  • Current price: From THB 4.9M in PropertyHub resale listings in September 2026, where a 27 sqm one-bedroom unit was offered at that price. This is a lower resale-market anchor, not a developer price list; availability, condition, tenancy or other encumbrances, foreign-quota eligibility and final terms must be checked for the specific unit.
  • Completed: 2016

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Buyers who want Ekkamai and frequent BTS use while preferring a residential tower set back from the main Sukhumvit traffic line.; Resale buyers who would rather inspect an operating building, real common areas and comparable market stock than take early-stage construction risk.; Foreign buyers seeking condominium freehold who are prepared to confirm quota availability for the specific unit before committing.; Rental investors who value a simple transit story and a deep pool of comparable listings, but who underwrite returns from the actual unit rather than project marketing.; Residents who want substantial shared amenities, including a rooftop-level pool, fitness area and lounge, rather than a bare-minimum common-area package.; may not suit: Buyers who specifically want a recently completed building with the newest generation of systems and very little operating history.; Households with two cars, or anyone requiring a guaranteed allocated parking bay, unless the parking rules are confirmed in advance.; Buyers seeking a substantially larger family home above roughly 80 sqm, which sits outside the core verified unit range for this project.; Anyone expecting a one-price, low-friction purchase: this is a resale building where seller documents, tenancy, debt, quota and unit condition all need unit-level verification..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • which units are free, and on which floors
  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the selected unit’s contractual handover date in the SPA — the published date is only a reference

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Public sources disagree on the completion year: some profiles say December 2015, while several Thai project databases and the current PropertyHub profile use 2016. The registry field uses 2016; the condominium registration date should be checked if the legal chronology matters.
  • Open sources conflict on the original sinking-fund contribution, citing THB 450 and THB 500 per sqm. We have not treated either figure as a current buyer liability; the juristic person should confirm the amount and payment status for the selected unit.
  • The building's current remaining foreign quota is not publicly confirmed. A foreign buyer should verify freehold quota availability with the condominium juristic person immediately before the transaction.
