Why this project is worth a look
A transport-first address
The strongest case for Nusasiri Grand is physical proximity to Ekkamai BTS, with several project directories describing a direct or near-direct connection. That is a durable advantage in Bangkok because it reduces the last-mile friction that many nominally ‘BTS-area’ projects still have. A buyer can verify it in minutes on site rather than taking it on trust from a brochure.
You can inspect reality
This is a completed, lived-in building rather than an off-plan promise. The buyer can see the exact unit, corridor, lifts, common areas and neighbourhood conditions before committing. The trade-off is that building-age questions become part of the decision, so juristic-person records and major-maintenance plans deserve more attention than the original launch materials.
More space than expected
The resale market includes 80 sqm apartments and substantially larger family layouts, which can be difficult to match in newer central projects at the same transport convenience. That creates a real use-case for owner-occupiers, not only investors. Published historic size ranges are inconsistent, though, so the title deed and current plan should settle the size of any unit being considered.
Resale pricing is granular
Nusasiri Grand does not have a single developer price list. Asking prices vary sharply by renovation, floor, view, tenancy, furniture and quota status. That makes the project suitable for buyers willing to compare individual units carefully, but less suitable for anyone looking for a standardized package where every apartment can be assessed from one brochure and one payment plan.
About the project
Nusasiri Grand is an established resale condominium at the Ekkamai end of Sukhumvit, with the project sitting beside the BTS station rather than several sois away from it. That location is the main reason the building still attracts attention despite having been completed in 2007. Buyers are not choosing between launch packages here; they are comparing individual apartments in a mature, occupied building. The development contains 303 units in two towers, with active sale and rental listings across several major portals. For someone who values a short, predictable walk to rail transport, the address is more meaningful than a long list of lifestyle claims.
The developer name can look confusing in current databases. The project was developed under the Nusasiri name, while the listed company formerly known as Nusasiri Public Company Limited officially changed its name to Stella X Public Company Limited effective 2 January 2025. That is a corporate rename, not evidence that Nusasiri Grand changed identity or was transferred to an unrelated developer. On a resale purchase, however, the seller will normally be the current unit owner, so the transaction should be checked at unit level rather than relying on the history of the original developer alone.

The apartment mix is one of the more interesting parts of the project. Historic project directories describe studios, one-, two- and three-bedroom units plus duplex penthouses. Several of the older layouts are large compared with many newer Sukhumvit launches, and current resale stock includes 80 sqm homes as well as much larger family-sized apartments. The catch is that public databases do not agree perfectly on the original size bands, and current listings also show configurations outside those old ranges. A buyer should therefore treat the published mix as a guide and use the title deed and current floor plan as the final reference for a specific apartment.
Common facilities repeatedly reported across project directories include a swimming pool, gym, jacuzzi, steam room, sauna, parking, lobby, landscaped or outdoor areas, key-card access, CCTV and 24-hour security. Some sources also show on-site retail and direct BTS access. Because this is a 2007 building, a sensible inspection is less about whether a brochure once listed a sauna and more about how the shared systems are being maintained now. Current juristic-person accounts, planned capital works, lift condition, waterproofing, mechanical systems and the actual state of the pool and common areas matter far more to a resale buyer than the original specification sheet.
Pricing is broad because Nusasiri Grand is not a standardized new-build inventory pool. DDProperty showed active resale stock from THB 4.9 million on 7 October 2026, while larger or renovated apartments were listed much higher on the same project page and on other portals. The low end should therefore be used as a search anchor, not as a promise that any preferred layout can be bought at that price. Floor, view, renovation quality, tenancy status, furniture and ownership quota can all change the asking price materially. The most useful comparison is between several live units in the building that match the buyer’s actual size and ownership requirements.
For a foreign buyer, the legal route is the normal Thai condominium route: freehold ownership is possible while the building remains within the statutory foreign quota. Live listings at Nusasiri Grand include units marked Foreign Quota and others marked Thai Quota, so quota cannot be assumed from the project name. Before paying a meaningful deposit, the buyer should have the juristic person confirm quota availability for the selected unit, verify the title deed and outstanding common charges, and make sure the remittance documentation required for transfer can be produced. In an older completed project, this unit-level verification is where most of the real due diligence sits.
Ownership format
As a registered condominium, units can be owned freehold by foreign buyers while the building remains within Thailand’s foreign-ownership quota. Current resale listings include both Foreign Quota and Thai Quota units, so the selected unit’s quota status should be confirmed by the condominium juristic person before transfer.
Unit types & sizes
The smallest format in the historic project data. Current resale stock includes similarly sized homes, but the title deed should be treated as the final source for the exact registered area.
The range is unusually wide, so ‘one bedroom’ can mean very different homes here. Size, bathroom count, floor and the actual internal layout are more useful comparison points than the bedroom label alone.
Current resale listings also show larger two-bedroom apartments, so this historic band should not be treated as a hard limit. Buyers should check whether a unit has been altered or combined and confirm the registered area before relying on the advertised layout.
Large family apartments are one reason owner-occupiers may consider the building. Live listings also show smaller three-bedroom configurations, reinforcing the need to verify the exact unit rather than assume the old project matrix applies to every resale apartment.
Several project directories mention duplex penthouses, but the sources reviewed do not provide one reliable size range. Rare upper-level units should be checked individually against their registered plans and title documents.
Historic size bands are inconsistent across project databases. DDProperty lists 37 sqm studios, 37–80 sqm one-bedrooms, 80–123 sqm two-bedrooms and 155–180 sqm three-bedrooms, while FazWaz reports wider ranges for some categories. Live resale stock also contains atypical configurations, so the mix is a guide only; the selected unit’s registered area and plan should control the decision. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 4.9M in active DDProperty listings checked on 7 October 2026. This is a lower resale-market anchor, not a project-wide price: the exact unit, condition, ownership quota, furnishings and transaction terms need to be checked separately.
- Completed: 2007
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: A good fit for buyers who put rail access ahead of new-build presentation. The BTS advantage is physical and easy to verify, not a broad neighbourhood claim.; Suitable for owner-occupiers who want to inspect the exact apartment and common areas before committing. Resale stock lets buyers compare renovation quality, views and furniture within the same building.; Worth considering for anyone who needs more internal space than many recent Sukhumvit launches provide. The building has a meaningful stock of larger two- and three-bedroom homes, subject to unit-level verification.; Potentially relevant to investors who are comfortable underwriting a specific resale unit after fees, maintenance and vacancy assumptions. The location can support tenant appeal, but no rental return should be treated as guaranteed from the project name alone.; may not suit: Less suitable for buyers who want a brand-new building, developer warranties and a uniform new-launch specification. Nusasiri Grand was completed in 2007, so condition varies by both unit renovation and long-term building maintenance.; Not ideal for someone who wants to buy from a single price list without unit-level due diligence. Quota, title, common-charge status, renovation history and the juristic person’s current finances matter in a resale transaction.; Buyers who require perfectly standardized public data may find the project frustrating. Major databases disagree on the second tower’s floor count and on parts of the historic unit-size matrix, so official unit documents need to resolve the final details..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- which units are free, and on which floors
- the legal entity in the SPA and the payee’s bank details
- the title format and what is registered against the unit
- the selected unit’s contractual handover date in the SPA — the published date is only a reference
Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Public sources conflict on the second tower’s height: DDProperty shows Building A at 28 floors and Building B at 22, while PropertyHub’s narrative says 28 and 33 floors even though its structured field again shows 22 and 28. The main floors field therefore uses the 28-floor figure repeated across major directories without claiming a verified floor count for each tower.
- The building-wide foreign quota availability is not publicly confirmed. Current listings include both Foreign Quota and Thai Quota units, so a foreign buyer should obtain unit-specific confirmation from the condominium juristic person before paying a material deposit.
- A CAM figure of THB 35 per sqm per month and a THB 550 per sqm sinking-fund figure recur across several databases, but the 2026 juristic-person budget and any additional unit-specific charges were not verified in public records. Current statements should be requested for the selected apartment.
