The tower is directly on Sukhumvit Road rather than being several sois away under a broad Ekkamai label. MQDC states about 250 metres to BTS Ekkamai, with Sukhumvit Hospital, Gateway Ekkamai and St Andrews International School also very close, which can make everyday family logistics unusually compact.
Homes, not micro-units
One-bedrooms start at 47 sqm and two-bedrooms at 87 sqm, so the core product is not built around very small floor plates. That gives couples, families and home workers more usable flexibility, although it also means the entry price sits well above Bangkok’s mass-market condominium segment.
Amenities with structure
The library and children’s room are on floor 2, the main pool and wellness programme is on floor 32, additional fitness space is on floor 33, and family living and private dining areas sit on floor 37. The vertical separation makes the common areas more than a single photogenic pool deck.
Specifications you can test
MQDC identifies 3-metre ceilings, wide-frontage layouts, a multipurpose balcony nook and ERV ventilation with indoor-air-quality and CO₂ monitoring. Those are concrete features that can be checked against the selected floor plan and specification rather than accepted as generic luxury language.
Late-stage, not finished
Construction was above 80% on 23 June 2026 with structural works complete, while finishes and building systems were still in progress. Handover is now scheduled for 2027, so the relevant buyer question is the current delivery path for the selected residence, not the outdated completion year shown on older portals.

Two-bedroom residences begin at 87 sqm. That tells you more about the intended buyer than the luxury label does. This is designed as a full-time urban home with enough space for couples and families, including households with more than one generation, rather than as a small investment unit built around the lowest possible entry ticket. The project company is Mulberry Grove Sukhumvit Corporation Limited, while MQDC is the developer brand behind it.
The address is one of the project’s clearest advantages because it is not merely ‘in Ekkamai’ in the broad marketing sense. The tower sits on Sukhumvit Road by Soi Sukhumvit 65 in Phra Khanong Nuea, Watthana. MQDC places BTS Ekkamai at about 250 metres from the residences. Its current location information also puts Gateway Ekkamai at roughly 300 metres, Sukhumvit Hospital at about 150 metres and St Andrews International School at around 30 metres. For a family, that is an unusually concentrated combination of rail access, healthcare and an international school. The trade-off is equally tangible: this is a building on a major road, so a noise-sensitive buyer should evaluate the exact orientation and floor of the selected residence rather than assume that every stack feels the same.

The most important status point in August 2026 is that Mulberry Grove Sukhumvit is still under construction. On 23 June 2026, MQDC said construction had passed 80%, all structural works were complete, and architectural finishes, building systems and interior fit-out were underway. That release planned ownership transfers for the first quarter of 2027; on 8 July, MQDC again described completion and handover as scheduled for 2027. This supersedes older marketplace profiles that still label the project as completed in 2023 or 2025. In practical terms, a buyer today is purchasing into the final construction phase, not a fully handed-over building, even if a resale portal presents a ‘year built’ field that suggests otherwise.
The unit mix is unusually straightforward. MQDC lists 144 one-bedroom residences from 47 to 56.5 sqm and 136 two-bedroom residences from 87 to 135 sqm. There are only two three-bedroom residences at 162 sqm, one duplex penthouse at 216.5 sqm, and four penthouses ranging from 180 to 241.5 sqm. The concentration in larger one- and two-bedroom homes matters: those are the core of the building, while the biggest family formats are genuinely limited in number. MQDC also says adjoining residences can be connected where configurations allow, which may be relevant to extended families, but that should be treated as a unit-specific design question rather than a blanket promise for any pair of apartments.
The amenity programme is spread vertically through the tower rather than compressed into a single clubhouse level. The lower levels include the arrival gallery, automated parking, a caregiver’s office, several landscaped courtyards and EV charging. The second floor adds a library, private study studio and children’s room. Floor 32 carries the densest wellness programme: an infinity sky pool, hydrotherapy pool, children’s pool, thermal pool, gym, sauna, private onsen, private spa and golf simulator. Floor 33 adds a patio gym plus yoga and ballet rooms. At the top, floor 37 provides family living and social spaces including a BBQ garden, private dining room and kitchen, private living room, children’s play room, games room and residents’ lounge. For buyers comparing luxury projects, the point is not the number of facilities but the range of family use cases they are designed to support.
Inside the residences, the current MQDC specification highlights a wide-frontage layout, a multipurpose ‘Nook’ balcony zone in every unit, an ERV ventilation system with indoor-air-quality and CO₂ monitoring, and 3-metre ceilings in principal spaces. These are more useful decision points than generic premium-language claims because they affect light, perceived room volume and day-to-day usability. They are particularly relevant in the one-bedroom range: 47 sqm and above gives noticeably more flexibility for working from home, storage and longer stays than the compact one-bedroom stock common around BTS stations. The exact finishes, ceiling heights in service zones, equipment package and any later specification changes should still be checked against the contract documents for the selected residence.
MQDC’s current project page shows a starting price of THB 12.6M. Independent listings in August 2026 show active one-bedroom offers around THB 12.8–13.3M for roughly 47.5 sqm, with two-bedroom homes materially higher, so the market evidence is broadly consistent with the developer’s entry anchor. It is not, however, evidence that a particular developer-held unit is still available at THB 12.6M. The building is already appearing across portals with a mixture of sellers, and some listings may represent assignments or private resale rather than fresh primary inventory. A buyer should therefore use the starting figure to frame the budget, then verify the actual seller, unit number, price, incentives and transfer structure before treating any listing as comparable.
For a foreign buyer, the legal structure is the standard Thai condominium framework. After condominium registration, foreign nationals may hold units freehold within the statutory 49% foreign ownership quota, subject to the quota available in that building at the time of transfer. Several current marketplace listings label individual Mulberry Grove Sukhumvit units as freehold, but a listing label is not a substitute for the quota certificate and transaction documents. MQDC’s late-2025 promotion still stated that condominium registration would follow completion. Before paying a reservation, a foreign buyer should therefore confirm the exact tenure for the selected residence, the seller’s role, the remaining foreign quota and which agreement governs the period before and after condominium registration.

Unit types & sizes
The largest single category in the building, with 144 residences listed by MQDC. Even the 47 sqm starting size gives more room for storage, working from home and full-time occupancy than a typical compact BTS-area one-bedroom. The project’s headline starting price sits at the lower end of the offer, but the exact residence available at that level must be confirmed.
There are 136 two-bedroom residences, making this the other core format in the tower. The range is broad: the smaller end works for a couple or small family, while 120–135 sqm is much closer to a conventional family apartment. When comparing two units, orientation, service-core position and any genuine option to connect adjoining residences matter as much as the headline floor area.
MQDC lists only two three-bedroom residences at 162 sqm. It is a true large-family format, but the tiny original count does not mean either residence is available today. A buyer needing three bedrooms should compare the actual remaining inventory with the largest two-bedroom plans and the penthouse formats rather than shop by bedroom label alone.
Only one duplex penthouse is listed in the project specification. Because it is a unique configuration, price, availability and the internal room programme need to be checked against the live offer for that exact residence rather than inferred from standard penthouses or secondary listings.
Four penthouses are included in the official mix. The 180–241.5 sqm range is wide enough that ‘penthouse’ does not describe one standard plan. Floor, orientation, terraces and the actual room arrangement should be established before comparing headline prices between these residences.
The official project page publishes unit types, sizes and the original count in each category, but it does not show live remaining stock by stack or floor. As of 29 August 2026, the project-level starting price is THB 12.6M; active independent listings place one-bedroom offers in a similar range, although those listings may represent developer stock, assignments or private resale.
