Why this project is worth a look
Low unit count
With 57 residences in a single eight-storey building, VIA 61 is genuinely small by central Bangkok new-build standards. The practical value is not the word 'exclusive'; it is the lower number of households sharing entrances, lifts and amenities. Sansiri still places BTS Ekkamai at about 370 m, so the smaller residential scale does not require giving up a central Sukhumvit address.
Liveable unit sizes
Current homes start at roughly 55 sqm and focus on one to three bedrooms. One-bedroom units are large enough for a real dining or work zone, while current two-bedroom listings around 93–104 sqm offer the kind of second room and living space that can work for a couple, a young family or a home-office setup. The apartment itself is a major part of the value proposition here, not just the postcode.
Pets are welcome
Sansiri states that pets are allowed in every unit. For a dog or cat owner, that removes a major screening problem in central Bangkok, where many otherwise attractive condominiums prohibit animals. The detailed juristic-person rules still need to be reviewed before purchase, but the project-level policy is clearly pet-friendly.
Ready to inspect
VIA 61 was completed and being marketed as ready to move in by June 2026. A buyer can inspect the actual common areas, test noise in the selected unit, look at the real view and walk the route to BTS before committing. That is materially different from underwriting a premium price from plans and renders alone.
Multiple sale channels
With more than 70% sold by June 2026, the market now includes more than the developer's original inventory. Current agent and resale listings create price dispersion, including asking prices below Sansiri's June direct range. That can create opportunity, but only if the buyer compares like for like: tenure, floor, view, furniture, condition and transfer terms all matter.
About the project
VIA 61 is a completed low-rise condominium by Sansiri inside Sukhumvit 61, positioned between Ekkamai and Thong Lo. It is deliberately different from the large Bangkok towers built around hundreds of compact units. Sansiri's current material lists 57 residences in one eight-storey building on roughly 1,600 sqm of land. That scale matters in everyday use more than it does on a brochure: there are fewer households sharing the entrance, lifts and amenity areas, and the building reads more like a small urban residence than a high-volume project. The address is still central. Sansiri lists BTS Ekkamai at about 370 m and BTS Thong Lo at about 750 m. By June 2026 the developer was presenting VIA 61 as completed and ready to move into, so a buyer can inspect the actual building, common areas and a specific unit rather than making a decision mainly from renders and construction promises.
The unit sizes are one of the clearest reasons to put VIA 61 on a shortlist. The current developer material focuses on one-, two- and three-bedroom homes, with an overall marketed range of roughly 54–55 to 155 sqm. There are no studio-sized 25–35 sqm products in the current positioning. That changes who the project works for. A 55–66 sqm one-bedroom can support a proper dining or work area; two-bedroom units seen in current listings are around 93–104 sqm; a current three-bedroom listing confirms 127 sqm. Those are dimensions aimed at people who expect to live in the apartment rather than simply own a compact investment box. The original sales matrix also included penthouses, but Sansiri stated in June 2026 that both penthouses had already sold, so they should not be treated as part of normal remaining inventory.

By June 2026, Sansiri said more than 70% of VIA 61 had been sold. That makes the market more nuanced than a simple developer price list. Remaining direct stock, agent allocations, contract resales and secondary-market units can coexist, and the same nominal bedroom count can carry a materially different price because of floor, view, furniture, condition and tenure availability. On 27 August 2026, public listings showed an entry point around THB 10.9M for a one-bedroom of roughly 55.5 sqm, while Sansiri's June ready-to-move announcement quoted a direct price range of THB 15–39M. Those figures are not necessarily contradictory: they describe different available units and channels. For a buyer, the lower number is useful as a market anchor, but it should not be read as a promise that any preferred unit can be bought at that price.
The project is explicitly pet-friendly, with Sansiri stating that pets are welcome in every residence. In central Bangkok, that can be a decisive filter rather than a cosmetic amenity. Owners with a dog or cat often have a much smaller set of new condominiums to choose from, and VIA 61 solves the basic eligibility question. The detailed house rules still matter. Before transfer, a pet owner should ask for the current condominium juristic-person regulations covering registration, size or number limits, lift use, shared areas, cleaning obligations and any fees. Buyers without pets should also treat the policy as part of the living environment: animals will be present in lifts and common spaces. The project is therefore a particularly good fit for people who value pet acceptance, but less suitable for someone who specifically wants a pet-free building.
The amenity package is compact but purposeful. Sansiri lists a sky lounge, private dining room with a pantry, meeting room, Technogym-equipped gym, saltwater swimming pool with Jacuzzi and a rooftop terrace. In a 57-residence building, that is a more meaningful combination than a long checklist of rarely used themed rooms. Residents have places to exercise, work outside the apartment, host a small meal or spend time outdoors without the building becoming a resort-scale complex. Parking is another practical point. The main project page and Sansiri's June announcement state parking at approximately 115% of unit count, unusually generous for a central low-rise project. A FAQ block on the same site still shows 108%, so the final registered count and whether a space is fixed, shared or subject to house rules should be confirmed for the selected purchase.
The location works because daily needs are distributed around the building rather than concentrated only at the BTS station. Sansiri lists Park Lane Ekkamai at about 10 m, Major Cineplex Sukhumvit at 160 m, Gateway Ekkamai at 650 m and Sukhumvit Hospital at 750 m. St. Andrews International School is listed at roughly 1.4 km. VIA 61 sits inside the soi rather than directly on the Sukhumvit Road frontage, and Sansiri describes Sukhumvit 61 as a quieter dead-end street. That creates a straightforward trade-off: the building gains separation from the main road, while residents still have to cover the last stretch to BTS Ekkamai. The stated 370 m is short, but Bangkok heat and rain make the quality of that walk worth testing in person. For drivers, the project's strong parking provision also means the location is not designed around rail access alone.
Foreign buyers should separate the idea of a freehold condominium from the availability of foreign freehold quota in a particular unit. Thai law allows qualifying foreign purchasers to own condominium units on a freehold basis within the statutory foreign quota, which in aggregate may not exceed 49% of the total condominium unit area in the building. Current VIA 61 listings describe units as freehold, but public project pages do not show how much foreign quota remains at any given moment. The practical due-diligence question is therefore unit-specific: can the chosen residence be transferred into foreign freehold on the intended completion date? The condominium juristic person and transfer documents need to confirm that. If the quota is not available for a particular transaction, a buyer should not assume the economic or legal terms are identical to a foreign-freehold purchase.
VIA 61 is best assessed as an existing central Bangkok home with a live market around it, not as a yield promise. Sansiri has published projected rental returns in its marketing, but those estimates are not a fact about an individual buyer's outcome. Actual performance depends on entry price, fit-out, floor and view, vacancy, management costs, taxes and the rental market when the unit is offered. The more useful evidence is already visible: the building is complete, one- to three-bedroom units are trading and renting, pet-friendly rules broaden the tenant pool for some households, and there is enough current inventory to compare real asking prices. A buyer can therefore make the decision around a specific unit, tenure and budget rather than around a generic investment claim.

Ownership format
Foreign freehold is possible within the statutory foreign condominium quota, capped in aggregate at 49% of the condominium unit area in the building. Quota availability for the selected unit must be confirmed at the time of transfer; an alternative tenure should not be assumed to be economically or legally equivalent.
Unit types & sizes
The entry format is still substantially larger than a typical compact Bangkok one-bedroom. Current 2026 listings show units around 55–56 sqm as well as larger versions around 66 sqm. That gives enough room for a genuinely separate bedroom and living area, a usable work position and a proper dining zone rather than a studio-like layout. Pricing varies materially by floor, fit-out and sale channel, so the bedroom count alone is not enough for comparison.
Two-bedroom homes are the most straightforward family format at VIA 61. Current listings show roughly 93 and 103–104 sqm, and Sansiri also provides an official virtual tour of a 103.25 sqm two-bedroom. The extra space changes how the apartment can be used: the second bedroom does not have to double as the only office, and the living room can still hold a proper dining area. The higher acquisition ticket also means rental economics should be tested on the specific unit rather than inferred from a generic area yield.
Three bedrooms make VIA 61 an alternative not only to other condominiums but also to some urban houses for families who want a central address without maintaining a separate plot. A current listing confirms a 127 sqm three-bedroom, while Sansiri's current overall range for the remaining residential product reaches roughly 155 sqm. The complete launch matrix is no longer available because both penthouses have sold, so buyers should search live inventory rather than rely on early project brochures.
Current availability is focused on one- to three-bedroom homes; both penthouses reported by the developer have already sold. Older databases still show the earlier 61-unit configuration and different size bands, so the cards above use live 2026 evidence rather than reproducing the original launch matrix.
