Why this project is worth a look

Walkable BTS access

The tower is on the main Sukhumvit line and Ekkamai BTS is within a short walk. That can materially reduce dependence on cars and motorcycle taxis for daily routines. The same main-road position creates a unit-selection issue, however: noise, heat and outlook can vary sharply by orientation and floor, so the address alone does not tell you how a particular apartment will feel.

A visible resale market

This is not a launch where the only reference price is a developer price sheet. Many resale units are advertised at the same time, giving buyers a useful comparison set. The work is in understanding why one apartment is cheaper than another. Quota status, floor, condition, tenant situation, urgency and layout can move the asking price more than the project name itself.

Genuinely varied layouts

The single tower contains studios, conventional apartments, duplex lofts and larger upper-floor homes. That variety is useful, but it makes simplistic price-per-square-metre comparisons less meaningful. A roughly 45 sqm duplex and a single-level apartment of similar size can deliver very different usable space because of stairs, ceiling volume, storage and furniture placement.

Top-floor amenities

The pool, gym, garden and lounge are placed on the 28th floor. The arrangement gives the shared spaces a clear separation from ordinary residential corridors and opens them to city views. In a resale purchase, the important question is no longer how the facilities looked in the launch brochure but how well they are maintained and how crowded they are now.

Quota changes eligibility

The project is marketed as freehold, yet a foreign buyer cannot assume every resale apartment can be registered in their name. Current listings include both Foreign Quota and Thai Quota units. The legal suitability of the specific apartment therefore needs to be confirmed before a material deposit is paid, together with the condominium juristic person's quota letter for the transfer.

About the project

The Lofts Ekkamai is an established high-rise condominium on the main Sukhumvit corridor rather than a project that still depends on a future delivery promise. Raimon Land describes it as a single 28-storey tower with about 263 units, construction starting in 2014 and completion in 2016. That shifts the buyer's due-diligence priorities. Completion risk is no longer the central question; the condition of the actual unit, the performance of the condominium juristic person, recurring building costs and the way the property has been maintained over time matter more. The resale market is deep enough to make one-off asking prices less informative. Buyers can compare similar layouts by floor, outlook, renovation standard, furniture, ownership quota and the seller's actual motivation instead of treating one listing as the market.

The building sits directly on Sukhumvit Road between Soi 63 and Soi 65 in Ekkamai. This is a practical location advantage rather than an abstract neighbourhood claim: Ekkamai BTS is within a short walk, with published distances varying by the exact measurement point, and Gateway Ekkamai, the eastern bus terminal and everyday retail are close by. The trade-off is equally concrete. This is a main-road building in a busy urban setting, not a quiet low-rise compound deep inside a soi. A serious viewing should therefore include noise with the windows both open and closed, the unit's orientation, afternoon heat, the quality of the glazing and the actual view from that floor. A good lobby and a convenient pin on the map do not answer those unit-level questions.

The design identity is loft-inspired, with open planning, extensive glazing and a number of duplex layouts, but the project name should not be read as meaning every residence is a double-height loft. The building includes studios, conventional one- and two-bedroom apartments, larger residences, duplex lofts and upper-floor units. The practical result is an unusually broad set of choices within one tower. A compact buyer may be looking at a studio near the BTS; another may prefer a roughly 45 sqm duplex because the vertical volume changes how the home feels; a family may focus on two- or three-bedroom stock. Gross area alone does not make those alternatives comparable. Stair position, ceiling conditions, storage, bedroom proportions and furniture planning determine how much of the quoted floor area works in daily use.

The main shared amenities are concentrated on the top floor. Current project profiles place the swimming pool, gym, garden and lounge on level 28, while other project records also list a sauna, jacuzzi, controlled access, CCTV and parking. In an occupied resale building, the current state of those facilities matters more than launch-era photographs. Buyers should look at pool finishes, gym equipment, lift condition, corridors, façade maintenance and how busy the common areas are at the times they expect to use them. The same logic applies inside the units. Two apartments with the same plan can require very different post-purchase budgets once air-conditioning, appliances, built-ins, glazing seals, bathrooms and flooring are examined rather than taken from listing photographs.

There is substantial visible resale and rental inventory across the major property portals. Listing counts differ widely because portals syndicate stock and the same apartment can appear through several agents, so the headline number should not be mistaken for unique supply. The useful part is the transparency created by that volume: it is possible to compare floor, size, furnishing, ownership-quota label and asking history across many competing offers. The lowest sale listing located in the current search was around THB 4.55M for a studio marked Thai quota. That distinction matters. A foreign buyer should not treat the cheapest search result as their effective entry price if the unit cannot be transferred into foreign freehold ownership.

Ownership needs to be checked at unit level. Raimon Land states that the project is freehold, while current resale portals show a mix of units labelled Foreign Quota and Thai Quota. Thai condominium rules limit aggregate foreign ownership to 49% of the total unit area in a registered condominium. For a foreign buyer, the relevant evidence is therefore not simply a brochure saying 'freehold' but a confirmation from the condominium juristic person that the specific transfer can be registered within the foreign quota. If a seller or agent says a Thai-quota unit can be bought by a foreigner, the proposed legal structure should be described precisely. A long lease, if offered, is a separate contractual right and should not be presented as the same thing as registered freehold title.

There is also a completion-date discrepancy worth preserving rather than smoothing over. Raimon Land's project page records construction completion in 2016, and a developer news item shows the 28-storey tower topping out in February 2016. FazWaz and some current market profiles instead show completion in 2017, sometimes specifying November. If one reference year is needed, 2016 is the stronger value because it is the developer's own completion date, while the discrepancy should still be kept visible. For a purchase, the practical documents are the condominium registration, the individual unit title deed and the seller's chain of ownership. Those records matter more than whether a portal's project card displays 2016 or 2017.

The Lofts Ekkamai is therefore best evaluated as a specific, operating Bangkok building with strong transit access and a highly observable secondary market, not as a generic promise of capital growth or rental yield. Its strengths are tangible: a walkable BTS connection, a central Sukhumvit address, varied layouts and amenities that can be inspected today. Its constraints are tangible as well: exposure to a busy road, meaningful differences in unit condition, an active resale market that rewards comparison, and foreign-ownership eligibility that changes from unit to unit. The decision usually becomes clearer after viewing several apartments in the same building and comparing their documents, orientation, renovation needs and all-in cost rather than relying on the project's overall branding.

Ownership format

The developer describes the project as a freehold condominium. A foreign buyer can register a unit in their own name only while aggregate foreign ownership remains within 49% of the total unit area in the building, and the condominium juristic person must confirm the quota for the specific transfer. If a unit is in Thai quota and cannot be moved into foreign quota, direct foreign freehold is not available; any long lease would be a separate contractual arrangement rather than ownership.

Unit types & sizes

Studio
about 28–29 sqm

The most compact format in the original project mix. Some resale listings show slightly larger studio areas, so comparisons should use the area on the unit title rather than relying only on an agent's portal card.

Duplex loft
about 44–45 sqm

One of the formats that genuinely delivers on the project's loft concept. The vertical volume changes the feel of the home, but the stair consumes floor area, so the layout needs to work for the buyer's actual living pattern.

1 bedroom
roughly 35–51 sqm

The broadest everyday category, ranging from compact homes around 35 sqm through roughly 45 sqm units to larger variants. Size alone does not reveal whether the layout is conventional or uses a different internal volume.

2 bedrooms
roughly 60–74 sqm

The core family-oriented format. Resale stock includes configurations with different bathroom counts, so the bedroom label alone is not enough to understand how functional a particular unit will be.

3 bedrooms
roughly 104–128 sqm

A larger and less common format than the studio, one- and two-bedroom stock. Floor, outlook, exact plan and current condition matter particularly here because the resale comparison set is normally thinner.

Penthouse
roughly 129–166 sqm in one published project schedule

Large upper-floor units are not classified consistently across portals. Some sources use a distinct penthouse category while others group the larger residences differently, so the unit title and actual plan should govern any specific comparison.

The ranges above combine published project schedules with current resale stock. Portals do not classify every larger unit or some roughly 51 sqm layouts in exactly the same way, and listing areas can differ from the original project schedule. For a transaction, the specific unit title and floor plan should take precedence over any project-wide range. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location

  • The address is on the main Sukhumvit Road between Soi 63 and Soi 65, in Phra Khanong Nuea, Watthana.
  • Ekkamai BTS is within a short walk; published distances generally fall in roughly the 150–300 m range depending on the measurement point.
  • Gateway Ekkamai, the Ekkamai bus terminal and everyday Sukhumvit retail are nearby, so routine transport and shopping do not require a car-first lifestyle.
  • The main-road position is convenient for connectivity, but units on different sides of the tower should be compared for noise, sun exposure and outlook.
  • Published project coordinates converge around 13.71843, 100.58768; they are best treated as a site-level reference rather than a claim of door-level pin precision.

Price & purchase terms

  • Current price: From THB 4.55M in the resale listings found on 2 October 2026. The lowest listing located was marked as Thai quota, so this is not a guaranteed entry price for a foreign buyer. The specific unit, foreign-quota eligibility, condition and transaction terms need to be checked separately.
  • Completed: 2016

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: An owner-occupier who values a walkable Ekkamai BTS connection and wants to inspect an operating building rather than buy into a future delivery story.; A foreign buyer seeking registered condominium ownership in central Bangkok, provided the selected unit is confirmed as transferable within the foreign quota.; A buyer who prefers comparing completed resale apartments by actual condition, floor and view instead of relying on a developer's off-plan price sheet.; Someone interested in more than conventional single-level layouts, including duplex lofts and larger upper-floor residences.; A rental investor prepared to model the economics of the specific unit after recurring costs and verify real tenant demand rather than rely on a promised project yield.; may not suit: A buyer who specifically wants a brand-new home with a developer instalment plan, fresh handover warranties and the ability to choose finishes before completion.; Someone whose priority is a quiet, low-density residential compound away from a major road; The Lofts Ekkamai sits directly on Sukhumvit.; A foreign buyer who intends to choose purely by the lowest portal price and is not prepared to verify ownership quota, seller documents and the condition of the individual unit..

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Raimon Land records construction completion in 2016, while FazWaz and some current market profiles show 2017, sometimes November 2017. For a buyer, the condominium registration and the specific unit documents matter more than a portal's project card.
  • Most address sources located use 1413 Sukhumvit Road, while current DDproperty listings show 1415. The building location and coordinates align, but the street number should be checked against the documents for the specific transaction.
  • No authoritative public figure for the building's remaining foreign quota as of 2 October 2026 was found. Current listings include both Foreign Quota and Thai Quota units, so eligibility for a foreign freehold transfer must be confirmed for the selected apartment.
