Major Development explicitly identifies the condominium as pet-friendly, while FazWaz describes a dedicated pet area. That is a meaningful differentiator in central Bangkok rather than a cosmetic amenity. The current building rules are not published in enough detail to confirm limits on breed, size, number of pets or fees, so the latest juristic-person regulations should be checked before a buyer relies on this feature.

More than standard layouts

The building offers conventional one- and two-bedroom apartments, but it also includes 66.45–67.56 sqm one-bedroom duplexes, 93.93–116.68 sqm two-bedroom duplexes and penthouses up to 166.32 sqm. These are different living products, not merely larger versions of the same plan. Resale comparisons should therefore account for ceiling height, internal stairs, glazing, orientation and renovation condition rather than bedroom count alone.

Top-floor amenities

The shared facilities are stacked across the upper floors, with the pool, gym and lounges placed high in the tower. The developer also lists an onsen, boxing room, rooftop garden and barbecue area. This gives residents common spaces with a city outlook, but it also makes the condition of floors 21–22 an important part of a resale inspection rather than something to assume from old launch material.

Ekkamai-Thonglor connection

The entrance is on Ekkamai 12, close to Ekkamai Road, while the local street network connects toward Thong Lo 10 and Pridi Banomyong. That can be useful for car and taxi access across the neighbourhood. It is not a doorstep-BTS project, however: published site reviews put Ekkamai station roughly 1.2–1.3 km away, so buyers who depend on walking to rail should price that inconvenience into their choice.

A visible resale market

There is enough current stock to compare real units rather than chase a single rare listing. Late-September 2026 portals showed multiple one- and two-bedroom options as well as larger units. That creates room for selection, but it also exposes the spread in condition and asking price inside one building. A cheap entry price may simply reflect a lower floor, dated fit-out, tenancy or a less desirable ownership position, so the specific unit matters more than the project average.

About the project

M Thonglor 10 is an established resale building rather than a project being sold off-plan. The core facts are unusually consistent across the developer page and the strongest independent databases: one 22-storey tower with 173 units. A completed-building review from 2016 describes the property as finished and ready to occupy that year, while FazWaz and recent DDproperty listings record December 2016 completion. That changes the way the project should be assessed. Buyers can inspect an actual unit, the common areas, lift performance, noise, views and the condition of the building instead of relying on renderings or construction promises. There is still substantial listing activity in 2026, both for sale and for rent, but portal listing counts should not be treated as true vacant inventory because the same apartment is often marketed by several brokers.

The name needs a location footnote. The building is not physically inside Thong Lo Soi 10; its entrance is at the beginning of Soi Ekkamai 12, also known as Charoen Chai, just off Ekkamai Road. That lane connects across the area toward Thong Lo 10 and also provides access toward Pridi Banomyong, so drivers and taxis have more than one useful route. The trade-off is rail access. Independent site reviews put Ekkamai BTS at roughly 1.2–1.3 km, which is too far to describe as station-adjacent. A shuttle was part of the original project facilities and PropertyHub still lists one, but a resale buyer should confirm whether it currently operates and on what timetable rather than assuming the launch-era service is unchanged.

The unit mix is more varied than the building size suggests. Major Development's current project page lists six distinct categories, from 29 sqm one-bedroom suites through standard one- and two-bedroom apartments to large duplexes and penthouses of up to 166.32 sqm. Think of Living's completed-building review places the one-bedroom duplex layouts around floors 6–7 and the larger two-bedroom duplex layouts around floors 17–18. This matters because a search filtered only by bedroom count can hide very different products in the same building. A compact 30 sqm one-bedroom, a 60 sqm two-bedroom and a high-ceiling duplex do not compete for exactly the same buyer or tenant. On the resale market, the actual floor plan, orientation, view line and renovation history deserve more weight than the generic portal label.

Shared amenities are concentrated at the top of the tower. The 2016 completed-building review describes residential floors running broadly from 6 to 20 with the main facilities stacked on floors 21 and 22; FazWaz also places the pool and gym on the 21st floor and lounges at the top of the building. Major Development currently lists a salt-water pool, onsen, boxing room, pool table, rooftop garden and barbecue area. The project is also explicitly pet-friendly on the developer page, and FazWaz describes a dedicated pet yard. That is still a relatively distinctive feature in central Bangkok condominiums. Public sources, however, do not set out the current pet rules by size, breed, number of animals or fee, so the building's latest juristic-person regulations matter before committing to a specific unit.

Because the building is now roughly a decade old, due diligence is different from buying a new launch. Age itself is not a verdict on quality; it simply moves the buyer's attention toward observable maintenance and the condominium juristic person's finances. The selected unit should be checked for renovation history, water intrusion, air-conditioning and electrical condition, while the building review should include lifts, common areas and any planned major works. PropertyHub continues to publish a common fee of THB 50 per sqm per month, consistent with older project sources, but a current invoice or confirmation from the juristic person is preferable because fees can change. A resale transfer also requires confirmation of outstanding common charges and, for a foreign buyer, the building's foreign ownership ratio at the time of transfer.

Current asking prices are broad enough that there is no meaningful single 'M Thonglor 10 price'. A DDproperty listing published on 29 September 2026 offered a 30 sqm freehold unit at THB 3.79M. PropertyHub's late-September inventory included a 29.8 sqm one-bedroom at THB 4.3M, two-bedroom examples around THB 7.9M to THB 12.5M, and a large three-bedroom unit near THB 35M. These are asking prices, not verified transaction prices. Floor, view, fit-out, tenancy, maintenance history and whether foreign freehold quota is available can all change what two apparently similar units are worth to a buyer. A sensible comparison is therefore unit-to-unit within the building first, then against nearby completed projects of similar age and specification, without manufacturing a yield estimate from portal rents.

Ownership format

The project is marketed as a freehold condominium. Foreign freehold can be registered only while the building remains within the statutory foreign quota of no more than 49% of the total unit area. Quota availability is unit-specific; listings outside the foreign quota may be offered on leasehold terms, which must be checked in the actual contract.

Unit types & sizes

One-bedroom suite
29–29.8 sqm

The smallest layout family in the project. It offers a separate bedroom at the lowest area band, but furniture planning and storage matter more here because there is little spare space to compensate for an awkward fit-out. Resale condition can make two nominally similar 29 sqm units feel very different.

One-bedroom
30.94–35.97 sqm

The core one-bedroom range provides a little more room than the suite layout and appears frequently in current resale inventory. With several examples on the market, buyers can compare floor, aspect, view, fit-out and mechanical condition rather than accepting the first unit that meets the bedroom filter.

One-bedroom duplex
66.45–67.56 sqm

A distinctive split-level layout, placed around floors 6–7 in the completed-building review. The area is much larger than a conventional one-bedroom, but a duplex uses some of that space for circulation and stairs, so the quality of the internal arrangement matters as much as the headline square metre figure.

Two-bedroom
50.6–61.59 sqm

The conventional two-bedroom category has a wide enough area spread that a 51 sqm unit and a 61 sqm unit should not be treated as the same product. The practical differences are likely to show in living-room depth, dining space, storage and bedroom separation, all of which are best judged from the actual plan and viewing.

Two-bedroom duplex
93.93–116.68 sqm

A large duplex category associated with floors 17–18 in the completed-building review. It offers stronger separation between living zones than a standard two-bedroom, but buyers should inspect the tall glazing, air-conditioning across both levels and daytime heat gain rather than assuming the dramatic volume is automatically more practical.

Penthouse
129.43–166.32 sqm

The largest unit family in the building. These homes appear less frequently than standard one- and two-bedroom resales, so value is more sensitive to the exact floor, outlook, renovation and layout. A penthouse should be benchmarked against other large completed units in Thonglor and Ekkamai rather than against the building's small-unit asking prices.

  • Ekkamai 12 provides a cross-neighbourhood connection toward Pridi Banomyong, while Thong Lo 10 sits across the Ekkamai Road junction. That gives cars and taxis useful route choice, although local reviews also note steady traffic through these connecting sois during the day.
  • Two independent editorial reviews publish nearly identical coordinates, around 13.73076, 100.58676. The registry therefore uses a 150 m map radius instead of pretending the conflicting street-number formats found across portals represent a perfectly verified cadastral pin.
