More than size
Simplex homes span 24.75–107.75 sqm, while high-ceiling loft layouts offer a distinctly different spatial format. Buyers can choose among compact one-bedrooms, a one-bedroom with an extra multipurpose room, family-sized two- and three-bedroom homes, and vertical loft living; the exact plan matters particularly for the loft units.
Amenities with purpose
The common areas extend beyond a pool-and-gym checklist to workspaces with meeting rooms and private pods, club and game areas, a centre court and pet space. House rules still need to be read at handover, but the physical programme is designed to support work, downtime and social use within the development.
Pet rules matter
Sansiri markets the development as pet-welcoming, while a detailed independent review identifies Tower B as the Pet Welcome tower. A pet owner should therefore verify the selected tower and unit against the final rules on species, size and common-area circulation rather than relying on the project-wide headline.
Progress is visible
Sansiri's August 2026 update records EIA approval, an issued construction permit and pile-driving at 53% completion. The project is still at an early construction stage with expected completion in February 2029, but its status can be checked against a live official progress channel rather than launch renders alone.
About the project
XT 10 Ekkamai is a new Sansiri high-rise condominium on Sukhumvit 63, the main Ekkamai corridor. The site sits between Ekkamai Soi 10 and 12, which puts it inside the neighbourhood rather than directly beside the BTS station. Sansiri quotes Donki Mall at 150 metres, Thonglor Road at 600 metres and BTS Ekkamai at about 1.2 kilometres. That geography matters in daily use: shopping, cafés and local destinations are close at hand, while rail commuters should be comfortable with a walk, the project shuttle or a short ride to the station.
The development has two residential towers plus a separate parking building. Tower A is reported at 28 floors with 504 units, while Tower B reaches 29 floors with 429 units, bringing the project to 933 homes. The dedicated parking building provides 466 spaces, roughly half the number of apartments. This is a sizeable urban condominium rather than a boutique block. The scale supports a broad amenity programme and a wide unit mix, but buyers who value low resident density should look closely at the chosen floor, lift core and circulation routes rather than judging privacy from the marketing concept alone.

There are two distinct apartment families. Conventional simplex layouts run from compact one-bedroom homes of about 24.75 sqm through three-bedroom apartments as large as 107.75 sqm. The second family consists of high-ceiling loft layouts, with published one-bedroom size bands from 24.50 to 59.50 sqm and a two-bedroom loft at 54.50 sqm. The choice is more consequential than a difference in styling. A loft changes vertical circulation, storage and the way sleeping and living zones relate to each other, so the exact unit plan deserves more attention than a generic show-unit image.
Within the simplex range, standard one-bedroom units are published at 24.75–30.50 sqm. A separate one-bedroom-plus-multipurpose-room format occupies 34.25–35.75 sqm. Two-bedroom, two-bathroom simplex homes span 44.75–60.75 sqm, while three-bedroom, three-bathroom units run from 77.25 to 107.75 sqm. That makes the unit mix reasonably nuanced: a buyer who works from home may prefer the extra flexible room around 35 sqm, while a family should compare usable living space, bathrooms and storage rather than choosing solely by the bedroom count in the listing title.
Amenities are a major part of the proposition. Sansiri presents a centre court, a dedicated paw park, a lobby and day lounge, work areas with meeting rooms and private pods, club and social spaces, an arcade, gym and pools at the upper levels of both residential towers. The rooftop facilities are advertised as operating 24/7. That can be genuinely useful for residents with irregular schedules, but operating hours, guest access and noise controls ultimately depend on the condominium's management rules after handover, so the marketing promise should not be read as an unrestricted right to use every space in every way at any hour.
Pet ownership needs a more precise reading than the headline suggests. Sansiri markets XT 10 Ekkamai as pet-welcoming and includes a Paw Park in the common-area plan. A detailed BKK Citi Smart review, however, identifies Tower B as the Pet Welcome residential tower and Tower A as the general residential tower. Anyone buying specifically because they have a dog or cat should confirm the selected tower, allowed species and size limits, lift and common-area routes, and any additional rules or charges before reservation. A pet-friendly project label does not by itself settle those practical details.
Construction is still at an early stage, although important approvals are already in place. Sansiri's 10 August 2026 progress update states that the environmental impact assessment has been approved, the construction permit has been issued and pile-driving work was 53% complete. The same official update gives February 2029 as the expected completion date. Buyers should therefore treat this as an off-plan/under-construction purchase with a substantial period before handover, not as stock that can be occupied after transfer today.
Completion dates shown elsewhere are inconsistent. FazWaz still labels the project for September 2028, while some sales materials point to the second quarter of 2029. The February 2029 date used here comes from Sansiri's newer construction-progress page and is the strongest current reference. Even so, an expected completion month on a website is not the same as the contractual handover deadline for a particular unit. The sale agreement should be checked for the contractual completion wording, extension provisions and remedies rather than relying on a portal date.
Price needs the same source discipline. Sansiri's own project page showed a starting price of THB 4.39 million in late August 2026. PropertyHub, meanwhile, displayed a one-bedroom 25.25 sqm unit at THB 3.94 million, refreshed on 27 August. We use THB 3.94 million as a lower market anchor because it was the lowest current listing located in this review, but it is not a blanket developer price. The unit number, tower, floor, layout, seller, ownership quota and payment obligations attached to that offer all need to be verified before it can be treated as comparable to another apartment.
For a foreign buyer, the relevant ownership issue is the condominium foreign quota rather than ownership of the underlying land. Thai rules allow qualifying foreign buyers to register condominium freehold only within the statutory foreign quota, capped at 49% of the aggregate unit area in the registered condominium. Quota availability is therefore specific to the unit and the situation at transfer; the word 'freehold' in a listing is not enough on its own. If a different ownership structure is offered, its contractual rights and term should be reviewed separately instead of being treated as equivalent to condominium freehold.
The location works best for someone who wants to live within the Ekkamai–Thonglor ecosystem rather than someone whose first requirement is a doorstep BTS entrance. Sansiri lists Ekkamai International School at 600 metres, Thonglor Animal Hospital at 800 metres, Gateway Ekkamai at 1.4 kilometres and Samitivej Sukhumvit Hospital at 1.6 kilometres. Those distances make the address practical for local errands and neighbourhood life. A daily rail commuter, on the other hand, should personally test the roughly 1.2-kilometre route to BTS Ekkamai in Bangkok heat and rain before deciding that the station is 'close enough.'
Sansiri is developing XT 10 Ekkamai in partnership with Mitsui Fudosan Asia Development (Thailand), with the 2026 launch presented as a continuation of their joint development programme. The practical advantage for due diligence is not the partnership headline itself but the depth of public documentation: an official project page, a dedicated construction-progress channel and multiple detailed planning reviews are available. None of those replace the unit-level documents, however. The reservation form, sale and purchase agreement, attached floor plan, ownership-quota confirmation, final payment schedule and specification list should remain the decisive materials for a purchase.

Ownership format
A foreign buyer can register a condominium unit freehold only within the statutory foreign quota, capped at 49% of the aggregate unit area in a registered condominium. Quota availability is unit-specific and must be confirmed before transfer. Outside the quota, a leasehold structure is commonly considered, typically for a term of up to 30 years; any renewal depends on the contract and applicable law. No specific to the project leasehold package for XT 10 Ekkamai was confirmed in the reviewed materials.
Unit types & sizes
The most compact way into the project. It can suit one person or a couple who do not need a large living room, but storage and kitchen separation vary by layout and deserve a unit-level check.
The extra room creates a home-office, nursery or storage option without moving into a full two-bedroom price and size bracket. Its usefulness depends heavily on the exact shape and daylight of the selected plan.
This is a wide size band, so two listings both called '2 bedroom' may function very differently. Couples needing an office, sharers and small families should compare living-room proportions, bedroom widths and the placement of the two bathrooms.
The largest family-oriented simplex category in the published mix. With more than 30 sqm separating the smallest and largest versions, the floor plan and room proportions matter far more than the bedroom count alone.
Several size bands are published for the one-bedroom high-ceiling layouts. They add vertical separation, but buyers should inspect the stair, headroom, upper-level arrangement and the area stated in the unit's legal documents rather than inferring usable space from the visual volume.
A more unusual two-bedroom loft with one bathroom. It may appeal to buyers who want two separate sleeping rooms without moving into a large simplex footprint, although the internal stair and single bathroom are meaningful day-to-day trade-offs.
The size bands come from the detailed published project mix and are corroborated across several project reviews. More than forty layout variants are reported, so these ranges do not replace the plan for a specific unit. No calculated 'usable' or mezzanine area has been added for loft apartments because the public sources do not provide a sufficiently consistent basis to treat such a figure as a verified registry fact.
