Know the exact phase
The first due-diligence issue is identity. The adjacent earlier The Niche ID Serithai is a 455-unit condominium; Niche ID Serithai-Wongwaen is the later 434-unit project with its own juristic person and common areas. Similar names and inconsistent resale ads make title-level verification essential. This is one of those projects where a buyer can collect plenty of correct facts and still apply them to the wrong building if the phase is not pinned down first.
Low absolute entry cost
Fresh asking prices around THB 1.25M put the project in Bangkok’s low-ticket resale segment. That can be attractive to buyers who want a completed unit without a large capital commitment. Price alone is not enough, though. At this age, renovation quality, furniture, arrears, floor, outlook and building maintenance can easily matter more than a small difference between two listing prices.
Simple one-bedroom stock
The original product mix was unusually focused: roughly 26, 28 and 30 sqm, all one-bedroom. That makes comparison easier and keeps the project easy to understand. The 28 sqm show layout had an enclosed kitchen and sensible separation between living and sleeping space. The same simplicity becomes a constraint for families, remote workers who need a dedicated office, or buyers wanting a larger long-term home.
A local rental story
Current asking rents around THB 6,900–8,500 per month point to a practical local tenant market rather than a premium expatriate or short-stay profile. The investment case therefore depends on eastern-Bangkok employment and affordability. That is a healthier way to assess this asset than applying a generic Bangkok yield assumption; real signed leases in the same building are the evidence that matters.
Rail access is evolving
The Pink Line is already in service, while the eastern Orange Line is still under implementation with an MRTA target of January 2028. Buyers should separate those two facts. The project can benefit from improving rail connectivity, but today it is still best judged as a road-oriented eastern-Bangkok address rather than a walk-to-CBD-transit condominium.
About the project
Niche ID Serithai-Wongwaen is a completed low-rise SENA condominium in Khan Na Yao, eastern Bangkok, just off Seri Thai Road on Soi Seri Thai 81/2. SENA’s own project page identifies two eight-storey residential buildings with 434 units and condominium registration no. 4/2561, and marks the scheme as ready to move in. That changes the buyer’s job completely compared with an off-plan purchase. In 2026 the decision is about a specific resale unit: title, juristic-person records, foreign quota, arrears, actual condition, furniture and the running quality of the building matter more than the original sales brochure.
The name needs careful handling because this is not the earlier 455-unit The Niche ID Serithai next door. Launch-era material describes the two developments as separate phases sharing an internal approach road but having separate entrances, common areas and condominium juristic persons. The Wongwaen project is the later 434-unit scheme. Current resale ads sometimes shorten the project name and use inconsistent building letters, so a buyer should identify the unit by title deed, juristic person and exact building rather than relying on an agent’s headline alone.

The project is straightforward in physical terms: two eight-storey buildings, compact one-bedroom apartments and a modest amenity package. Historical project material puts parking at about 40% including tandem spaces and describes two passenger lifts per building. The ground level is largely parking and landscaping, with residential floors above; the shared pool, gym and garden were planned around one of the buildings. None of those facts should be treated as a present-day quality rating. Several years after completion, a site visit is more useful than a launch render: lift condition, pool upkeep, security, lighting, landscaping and juristic-person maintenance standards now determine how the complex actually feels.
Unit choice is deliberately narrow. The original schedule had three one-bedroom layouts at roughly 26, 28 and 30 sqm. The 28 sqm show unit was designed with a separate enclosed kitchen, a living-and-dining zone and a distinct bedroom, which is a sensible arrangement for a small apartment in a hot climate where cooking smells matter. The trade-off is obvious: there is no meaningful family-size inventory. Buyers who need a second bedroom, a permanent office or generous storage should treat that as a structural limitation of the project rather than something a clever fit-out can solve.
The resale market is active enough to provide real price discovery. PropertyHub was showing dozens of sale listings in early October 2026, with current asking prices around THB 1.25M at the lower end for roughly 28 sqm units. Rental listings at the same time were clustered around THB 6,900–8,500 per month for 28–29 sqm apartments. These are asking figures, not closed transactions, and duplicate ads are common. They are still useful because they show the project sits in a low absolute-ticket segment of Bangkok. A buyer should compare total condition, floor, outlook, furnishing and juristic fees rather than chasing the cheapest headline price.
Seri Thai is an eastern-Bangkok location with a road-first character. The project is close to local shops and services and has practical access toward Kanchanaphisek Outer Ring Road, while older location surveys place Fashion Island, The Promenade and Nopparat Hospital within a short drive. Rail access is improving but should not be oversold. The MRT Pink Line is already operating, while the eastern Orange Line through the Min Buri corridor is still under implementation and MRTA currently targets January 2028 for service. Until that opens, the project remains more convincing for people whose daily life is already in the east than for someone commuting every day to central Sukhumvit without a car.
As a rental proposition, the logic is local rather than tourist or CBD-driven. Small furnished one-bedroom apartments can suit workers and residents around Khan Na Yao, Min Buri and Bang Chan who want a manageable monthly rent and do not need a central-city address. The presence of current rental stock confirms that there is a functioning tenant market, but there is not enough verified transaction data to state an occupancy rate or investment yield. Anyone buying primarily for rent should verify recent signed leases in the same building, not extrapolate from asking rents or from SENA’s original marketing.
Foreign ownership is possible in principle because this is a registered condominium, but the legal form must be checked unit by unit. Thailand allows foreigners to hold condominium freehold only while foreign ownership stays within the statutory 49% ceiling by total condominium area. A resale unit can therefore be perfectly suitable for a foreign buyer in one case and unavailable for foreign freehold in another, even within the same project. Before paying a reservation or deposit, obtain the juristic person’s foreign-quota confirmation, check the unit title and debt-free status, and make sure the paperwork belongs to the 434-unit Wongwaen condominium rather than the earlier adjacent phase.
Ownership format
The project is a registered condominium and resale units are marketed on a freehold basis. A foreign buyer can register freehold ownership only while foreign ownership remains within the statutory 49% ceiling by total condominium area. The juristic person should confirm available foreign quota for the specific unit before transfer.

The smallest original layout, best suited to one resident or a couple prioritising purchase price over space. For resale, use the title deed rather than the old marketing label as the definitive area because current listings sometimes show more precise registered measurements.
This was the documented show-unit size. The reviewed layout used an enclosed kitchen, a small living-and-dining area and a separate bedroom, a practical arrangement for a compact apartment where cooking is part of daily life.

The launch schedule showed three one-bedroom sizes at 26, 28 and 30 sqm. - Building labels are inconsistent. Launch-era material describes the Wongwaen phase as Buildings C and D, while some 2026 resale ads use Buildings A and B. The title deed and condominium juristic-person records should be used to confirm the exact building and phase.
