Why this project is worth a look
A building you can inspect
The project was completed in 2018 and SOKEN now marks it as sold out. A buyer can judge the actual common areas, parking pressure, building management and a specific unit instead of making a decision from renderings or a construction schedule.
Accessible resale entry
Current September 2026 listings included a resale unit at THB 1.49M. That is a relatively accessible Bangkok entry point, but the headline price does not standardise the stock: floor, outlook, condition, furniture, outstanding charges and ownership eligibility remain unit-specific.
A focused unit mix
The original scheme is overwhelmingly one-bedroom, roughly 24–38.5 sqm. That makes like-for-like comparison easier because the meaningful differences are usually size, orientation, floor and condition rather than a complicated mix of family-sized layouts. Buyers needing two proper bedrooms should look elsewhere.
Pink Line is operational
Bang Chan station on the Pink Line is the nearby rail link, and the line has been in service since the end of 2023. What was still future infrastructure in the 2017 launch material can now be tested in real life. Published walking and route distances vary, so check the actual path from the chosen building entrance.
Visible rental activity
PropertyHub showed multiple live rental listings in September 2026 across several unit sizes. That confirms an active rental market inside the project, but it is not evidence of a guaranteed yield: achieved rent, vacancy, furnishing, repairs and management costs still need to be assessed unit by unit.
About the project
The Cube Station Ramintra 109 is an established east-Bangkok condominium rather than a development still being sold off-plan. The project consists of two eight-storey buildings with 406 units and was completed in 2018. That changes the buyer's job in 2026. The main questions are no longer whether construction will finish or whether promised facilities will materialise, but how a specific resale unit has been maintained, how the common areas are operating, and what the condominium juristic person can confirm before transfer. SOKEN's official page marks the project as sold out, so today's stock is primarily owner resale rather than developer inventory. The benefit is that buyers can inspect a lived-in building; the trade-off is that condition and terms vary materially from unit to unit.
The original unit mix is unusually focused. Historical floor-plan material describes essentially an all-one-bedroom scheme ranging from roughly 24 to 38.5 sqm, with recurring layouts around 24, 26.5, 28–29 and 34 sqm. Smaller units use compact planning and, in several layouts, a sliding glass partition between the sleeping area and living space. Larger versions create clearer separation and more usable kitchen or storage space. Some current resale ads label individual units as studios, which conflicts with the original project floor-plan descriptions. That makes the actual registered layout and current physical plan more important than the portal category. It is also a mature resale building, so any original furniture package should be treated as historical information only; current furniture, appliances and alterations belong to the individual unit.

Low-rise does not mean small-scale here. With 406 homes across two buildings, the project has a substantial resident base. Historical project data cites around 150 non-fixed parking spaces, which is a practical point for anyone who relies on a car: parking rules and evening availability deserve an on-site check rather than an assumption that every unit effectively has a space. The shared facilities are broader than the entry-level resale pricing might suggest. Multiple project databases identify a pool and gym on the second floor, plus a sauna, library or reading area, landscaped garden, lobby, security, CCTV, key-card access, conventional parking and backup power. PropertyHub and FazWaz both publish a common fee of THB 36 per sqm per month; because this is an operating condominium, the current juristic-person invoice should take priority over any portal figure.
The location makes the most sense as an east-Bangkok residential base. Access is from Phraya Suren Road, also known here as Soi Ramintra 109, just off the wider Ramintra corridor. Bang Chan station on the MRT Pink Line is the nearby rail connection, and the Pink Line is now an operating system rather than the future infrastructure described in 2017 launch reviews. Published distance estimates to the station differ depending on route and measuring point, so a buyer should check the actual walk from the chosen building entrance. Fashion Island and The Promenade are major retail anchors in the broader Ramintra area, while day-to-day shops and services line Ramintra 109 itself. This is not a central-Bangkok, step-out-and-walk-everywhere location; it is better understood as a practical outer-city address for people whose work, family or daily routine already sits in Ramintra, Min Buri and the surrounding eastern districts.
The secondary market is active enough to provide real comparison points. In late September 2026, PropertyHub showed multiple sale listings, including a 24 sqm one-bedroom unit at THB 1.49M, while other current units were listed higher depending on size, floor and fit-out. The same portal also showed several rental listings that month, with asking rents for roughly 24–34 sqm units starting in the low THB 7,000s and moving upward for larger or differently furnished units. These listings demonstrate market activity, not a guaranteed return. A landlord still has to account for vacancy, management, repairs, furnishing and the difference between asking rent and achieved rent. For this project, comparing several live units inside the same building is more useful than relying on a single project-wide average.
Foreign ownership needs to be checked early, not after the price has been agreed. DDproperty lists the condominium tenure as freehold, but Thai condominium law limits aggregate foreign freehold ownership to 49% of the total unit area in the building. For a resale transfer, the condominium juristic person must confirm that the foreign quota is available for the specific transaction. There is no reliable public source showing the current remaining quota at The Cube Station Ramintra 109. Two otherwise similar resale units can therefore differ in a way that is not visible in the listing photos: one may be transferable to a foreign buyer in freehold while another may not be, depending on quota status and seller circumstances. That is a document-level question and should sit alongside the title, debt-free certificate and unit condition in the buyer's first round of checks.
Ownership format
The project is a freehold condominium. A foreign buyer can register freehold ownership only while foreign quota is available: aggregate foreign ownership may not exceed 49% of the total condominium unit area. The specific resale unit therefore needs a quota confirmation letter from the condominium juristic person; no public source confirms the remaining quota for this project.
Unit types & sizes
The compact entry layout in the original scheme. The bedroom is separated with a sliding glass partition and the kitchen is open-plan. Units of this size often sit near the lower end of the resale market, although current condition and fit-out depend on the owner.
Similar in concept to the 24 sqm plan but with slightly more depth around the living, kitchen and sleeping zones. It is one of the recurring sizes in both historic floor plans and current resale stock, which makes direct unit-to-unit comparison easier.
A mid-size one-bedroom with more breathing room in the living area. The original 28 sqm plan shifts the dining area toward the living zone, while current resale stock frequently includes units around 29 sqm. It is a more practical long-term size for one person or a couple than the smallest layouts.
The larger one-bedroom formats are less common. Historic 34 sqm plans show clearer separation between kitchen, living room and bedroom, while the overall project range extended to roughly 38.5 sqm. On resale, actual alterations and condition matter as much as the headline area.
Original project material describes an essentially all-one-bedroom mix of roughly 24–38.5 sqm. Some current resale portals label individual units as studios; this appears to be listing metadata rather than a distinct original layout series. Check the registered unit plan and title details for the specific resale unit. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 1.49M in a PropertyHub resale listing refreshed on 28 September 2026. This is a lower secondary-market anchor, not a developer price: SOKEN's official project page marks the development as sold out. Availability, unit condition, furniture, ownership eligibility and final terms must be checked for the specific listing.
- Completed: 2018
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: A buyer looking for a completed Bangkok one-bedroom with a resale budget starting around THB 1.5M and willing to compare several live units rather than buy from a developer price list.; A single resident or couple whose daily life is centred on Ramintra, Min Buri or east Bangkok and who values access to the operating Pink Line.; A long-term rental investor who prefers an existing rental market to a projected one and is prepared to calculate returns from a specific unit after vacancy, furnishing, repairs and management costs.; Someone who wants an eight-storey condominium with a pool, gym and shared facilities but does not need a large family layout.; may not suit: Families needing two or more proper bedrooms: the original project mix is almost entirely one-bedroom units.; Buyers who want central Bangkok and a highly walkable daily routine; this is an outer east-Bangkok address.; Investors requiring guaranteed rent, a hotel operator or a project-wide managed-return programme; no such current structure was verified.; Foreign buyers unwilling to confirm foreign quota for the specific resale unit before committing funds..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- which units are free, and on which floors
- the legal entity in the SPA and the payee’s bank details
- the title format and what is registered against the unit
- the selected unit’s contractual handover date in the SPA — the published date is only a reference
Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Public databases use inconsistent administrative labels for the same address, alternating between Min Buri and Bang Chan / Khlong Sam Wa. The street address and coordinates are consistent; use the title deed and condominium juristic-person records for the formal district wording.
- The remaining foreign freehold quota is not publicly confirmed. The selected resale unit needs a current quota certificate from the condominium juristic person before ownership transfer.
- PropertyHub and FazWaz publish a common fee of THB 36 per sqm per month, while historical sources cite roughly 150 non-fixed parking spaces. Confirm the current fee and actual parking rules with the condominium juristic person.
