The estate itself is clear; the precise postal or title reference for each home may differ. The published coordinates in this dossier therefore use the 60/8 Moo 3 cluster with a deliberately broad radius rather than pretending to identify one exact legal parcel.

Running costs deserve their own review rather than being reduced to a condominium-style fee per square metre. Public project profiles do not provide a reliable estate-wide maintenance charge, while individual villas clearly operate with combinations of house staff, pool and garden care, security, management and periodic capital work. Before paying a deposit, a buyer should ask for the selected home’s actual recent expenses: electricity, water, internet, pool systems, landscaping, staffing, insurance, security or shared-estate contributions, and major repairs.
