Why this project is worth a look
Only six villas
The small scale creates more privacy and less of a mass-estate feel. The flip side is that access, security and shared maintenance are spread across a tiny owner base, so the management agreement and actual common-cost obligations matter more than a generic facilities list.
Very large homes
Current options are substantial: about 657 sqm for the four-bedroom house and 1,050 sqm for the six-bedroom villa. That can work well for full-time family or multi-generational living, but it also means higher ongoing exposure to pool care, air-conditioning, cleaning, maintenance and future refurbishment.
Hillside setting
Sugar Villa sits above Kamala rather than directly on the beach. Several homes are marketed with sea and mountain views, but the location is vehicle-dependent. The exact outlook, road approach and gradient should be assessed at the chosen villa instead of relying on a project-level location description.
Ready or build-to-order
Existing villas and a ten-month made-to-order route appear in the market at the same time. Those are fundamentally different purchases: a completed villa can be physically inspected, while a new build requires deeper review of construction specifications, milestones, payment security and delivery obligations.
Land rights matter
Foreign buyers cannot directly own Thai land. Current Sugar Villa offers separate the building from the land and describe the land as leasehold. The registered term, assignment mechanics and renewal clauses are therefore core deal documents, not administrative details to be checked after a reservation is paid.

The project is associated with Kamala Soi 8 in Kathu District, in the hill section behind Kamala rather than directly on the beachfront. Market profiles place Kamala Beach roughly 2.0–2.2 km away and Phuket FantaSea at about 2 km. In practical terms, this is a car-or-scooter location for most daily trips. The trade-off is elevation and outlook: listings repeatedly describe sea, mountain and green hillside views toward Kamala Bay. Buyers should verify the actual outlook from the exact home, because orientation, nearby vegetation and surrounding construction can make a meaningful difference even within a six-villa scheme.

There is no single standard Sugar Villa floor plan. Older project material shows three-bedroom layouts around 396–405 sqm, while the current market is dominated by much larger four- and six-bedroom homes. A live four-bedroom offer is listed at 657 sqm of indoor area on a plot of about 687 sqm. The six-bedroom villa is listed at 1,050 sqm with a plot around 907 sqm. These are substantial multi-level houses rather than compact holiday villas, with enough space to separate bedrooms, entertaining areas, terraces, pool zones and service functions. The size difference also means buyers should avoid comparing two Sugar Villa asking prices without first matching the exact configuration.
The development has a mixed lifecycle, and forcing it into a single completion date would be misleading. Some villas clearly exist and are marketed as ready property, while the market still carries a made-to-order offer with an advertised construction period of around ten months from purchase. A 2023 completion reference appears alongside a partial-completion status, while particular homes are also associated with earlier completion dates. The useful question is therefore not simply whether Sugar Villa is 'completed'; it is whether the chosen home is an existing resale, a ready developer-held unit, or a house that still needs to be built under a construction-linked contract.
The amenity proposition is mostly private rather than communal. Project and unit descriptions consistently show private pools, jacuzzis, gardens, terraces or decks, balconies and parking. Smart-home systems and solar panels are part of the project description, and a recent four-bedroom listing specifically mentions a solar energy system. Estate-level features include 24-hour security and CCTV. This is not a resort-style development where the buyer is paying primarily for a large communal clubhouse, gym and shared leisure deck. The day-to-day value sits inside the villa itself, so the quality and condition of the exact house matter more than a long facilities checklist.
As of 3 September 2026, a reliable lower market anchor is around THB 37 million for the 657 sqm four-bedroom villa. A 1,050 sqm six-bedroom house has been marketed around THB 79.1 million. Other asking prices appear online, including lower figures, but some of those listings contain conflicting location or property metadata. They should not automatically replace the more reliable project-level price anchor. For Sugar Villa, the sensible comparison unit is a specific home with its own built area, plot size, condition, view, furnishing, legal land structure and build status—not the project name alone.
The published payment schedule applies to the made-to-order construction route. It starts with 2% on reservation and 28% within 30 days after signing, taking the initial commitment to 30%. The remaining balance is linked to construction milestones: 15% after the basement stage, 20% after the concrete structure, 15% after walls and roof tiles, 10% after floor and interior finishing, and 10% on handover. A completed resale should be treated differently, with payment timing driven by due diligence, the sale-and-purchase agreement and registration. Buyers should not assume that a staged developer payment plan is available on every Sugar Villa currently offered for sale.
Land tenure is the central legal issue for a foreign buyer. Thai law does not allow a foreign individual to own the underlying land directly, so the villa structure and the land rights need to be reviewed separately. Current four- and six-bedroom Sugar Villa listings state that the building may be held by a foreign buyer while the land is leasehold. Before paying a meaningful deposit, the buyer should see the registered lease, its original registration date, the unexpired term, assignment provisions and the actual wording on renewals. A marketing shorthand such as '30+30+30' is not the same thing as 90 years of already-registered land rights.
Because there are only six homes, Sugar Villa behaves more like a small private estate than a large managed development. That supports privacy but makes management quality more important. Security, CCTV, access roads, lighting and any shared infrastructure are funded and maintained across a very small owner base. A maintenance figure of about THB 10,000 per month appears for the project, but it should be checked against the current management agreement for the selected house. With a development this small, buyers should understand exactly what the fee covers, who manages the estate, how budgets are approved and what happens if major shared repairs are required.
The strongest fit is a buyer who genuinely wants a large private pool villa in Kamala and accepts a hillside, vehicle-dependent lifestyle in exchange for space, seclusion and views. It is a weaker fit for someone who wants flat walkability to the beach, condominium-style simplicity, or a small lock-up-and-leave unit with minimal private maintenance. Sugar Villa itself is easy to understand; the complexity sits at individual-villa level. Age, condition, view, plot, land lease, management obligations and whether the house is already built all have more influence on the purchase than the project label. A viewing and legal review therefore need to be villa-specific from the beginning.
