Why this project is worth a look

Straightforward housing format

The original product is simple: two-storey homes inside a managed residential estate, without a hotel component or rental-pool structure. That makes the physical property easier to understand, although a foreign buyer still needs a separate land-and-building ownership review.

Two distinct home scales

The townhome and semi-detached house differ meaningfully in both usable area and plot size. Bedroom count alone does not capture that difference, especially after years of owner renovations and extensions.

An established estate

Completion in 2018 means there is no construction wait and the real environment can be inspected today. The trade-off is normal resale due diligence: roofs, bathrooms, air-conditioning, water, electrics, drainage and common-area maintenance matter more than launch specifications.

East Pattaya trade-off

The estate suits buyers who value a house and everyday access around Nong Prue more than a walkable beach location. It is less convincing for someone without private transport or for a rental thesis built mainly around short-stay beach demand.

About the project

The Delight Cozy is a completed low-rise housing estate in Nong Prue, on the eastern side of Pattaya. It is not a beach condominium and it is no longer a developer-led off-plan sale: a buyer is choosing an existing home with an observable street, established neighbours, mature common areas and a specific resale title to inspect. The original development comprises 117 homes on roughly 18 rai. Its core product mix was straightforward — two-storey townhomes and two-storey semi-detached houses, both originally planned around three bedrooms, three bathrooms and parking for two cars. That makes the estate more naturally suited to full-time living and longer tenancies than to a short-stay resort strategy.

The two original house types are materially different. Project profiles describe the townhome at about 147.5 sqm of usable area, with the original land plot around 22.8 square wah, while the semi-detached house was marketed at about 195.1 sqm on roughly 40 square wah. Resale stock no longer follows those numbers perfectly. Owners have renovated, furnished and altered homes over the years, and current listings include larger four-bedroom configurations and different stated floor areas. The original specification is therefore useful for understanding the estate, but the selected house must be measured and assessed on its own merits.

The address is around Soi Mab Yai Lia 28 off Pattanakarn Road, Nong Prue, Bang Lamung, Chon Buri. This is an East Pattaya residential location rather than a walk-to-the-beach address. Daily life is much easier with a car or motorbike, and the value proposition is different from central Pattaya: more internal living space, on-plot or at-home parking, and a neighbourhood pattern built around local roads rather than a seafront promenade. Buyers whose work, schools, family routines or preferred services are already on the eastern side of the city may find that trade-off much more sensible than paying for a coastal postcode they do not need every day.

Shared facilities are repeatedly described as including a clubhouse, communal pool, landscaped or public garden space, children's play area and jogging track, with controlled entry, CCTV and 24-hour security also listed by major portals. For a project completed in 2018, the relevant question is no longer whether those items were promised at launch, but how they operate now. A well-renovated private house can still sit inside a poorly maintained estate, so an inspection should include the roads, drainage, lighting, pool, landscaping, security procedures and the condition of the common areas, not just the interior of the home.

Pricing is now entirely resale-driven. FazWaz showed active stock from about THB 3.59 million when checked on 16 September 2026, while other portals displayed a broader range depending on house type, size and renovation level. Historical launch prices around THB 2.5–2.7 million are useful only as background and should not be treated as a current developer offer. When comparing two houses in the estate, headline price is only part of the decision: land size, actual usable area, roof and water condition, renovations, furniture, air-conditioning, seller title and estate obligations can easily explain a substantial price difference.

For a foreign buyer, the house and the underlying land need to be treated as separate legal questions rather than as one portal label. A listing may describe a resale as freehold, but that does not by itself mean a foreign individual can register the land in his or her own name. The practical review starts with the land title, registered owner, building documentation and what the seller is actually transferring; only then can an appropriate lawful structure be assessed. Narrow statutory exceptions to the general land-ownership restriction exist, but they should never be assumed from a normal residential listing. On an established estate, it is also sensible to obtain confirmation of any outstanding common charges and to check whether major alterations to the house were properly documented where required.

The core identity of The Delight Cozy is well corroborated across several large sources: Mee Dee Estate is named as developer, the estate is consistently described around 117 homes, the original product is two-storey townhome plus semi-detached house, and completion is placed in 2018. Some portal-level details are less reliable. Hipflat, for example, shows a much smaller unit count in parts of its interface while its own descriptive text still states 117 homes, and common-fee units are reported inconsistently across different platforms. For a resale purchase, those inconsistencies are a reason to rely on the selected title deed, sale agreement and current estate/juristic-person statements rather than a portal summary alone.

Ownership format

These are landed homes, so condominium foreign-quota rules do not apply. A foreign individual generally cannot acquire the land in an ordinary personal freehold purchase in Thailand; for any selected house, the land title, building ownership and any lawful lease or other ownership structure must be checked separately.
