The project website gives the address as 323/92 Moo 13, Nong Prue, Bang Lamung, Chon Buri 20150 and markets the location as Sukhumvit–Pattaya 71. A local Pattaya agency describes the site as roughly 200 metres east of Sukhumvit Road, which matches the map markers published by other property platforms. That positioning is important for expectations: you are close to Pattaya’s main north–south road and can reach central shopping, hospitals and beach areas by car, but this is not a walk-to-the-sand address. For daily life, a car, driver or frequent taxi use is the realistic pattern.
The project is unusually consistent in its basic product. Every home is presented as a four-bedroom, five-bathroom detached villa with two floors, a private pool and two parking spaces. The developer’s own website gives a usable-area range of 362–394 sqm and land plots of 66–101 square wah. Current marketplace inventory shows several individual footprints within that envelope, including villas around 362 sqm, 375–377 sqm, 389–390 sqm and just over 394 sqm. That means buyers are not really choosing between different bedroom programmes; the meaningful differences are plot size, internal arrangement, outdoor space, fit-out and position within the 15-home site. A project-wide range is therefore not enough for a purchase decision. The floor plan and schedule attached to the exact villa should be reviewed before a reservation is made.

As of September 2026, the safest overall status is completed, although online databases disagree on the formal completion year. A Dot Property listing dated 4 September 2026 and current FazWaz project pages state June 2026, while Cornerstone uses 2026 as the build year. Lazudi still shows 2025 and PropertyScout shows 2023. The 2023 entry conflicts with a separate Pattaya agency account saying construction began in early 2025 and a show villa was ready by September 2025. For the registry record, June 2026 is therefore the best-supported completion marker and the project is treated as completed. Buyers should still confirm the handover date of the particular home they are considering. In a finished development, the more useful exercise is to inspect the exact villa, test systems and document defects rather than rely on a generic project completion date.
The legal developer name on the project website is KUN TAI ZIYE COMPANY LIMITED. DataForThai lists the same company under registration number 0205562042353, incorporated on 13 November 2019, active, with registered capital of THB 5 million and a business classification covering the purchase and sale of residential real estate owned by the company. That gives buyers a traceable Thai entity, but it does not establish a long development track record. The major public developer profiles found during research largely point back to Lavender Pool Villas itself, rather than to a broad portfolio of completed schemes. For a buyer, this shifts due diligence toward the asset in front of you: title, permits, construction quality, warranties, utilities, common-area obligations and the contractual seller. The advantage of a completed villa is that much of this can be inspected and documented instead of inferred from renderings.
Pricing is more fluid than the project website suggests. The developer site still advertises a starting level around THB 24 million, while a fresh Dot Property listing on 4 September 2026 shows THB 19,904,000 for a 362 sqm four-bedroom house. Cornerstone publishes the same THB 19,904,000 figure, and recent PropertyScout stock has been marketed from THB 19.9 million. At the same time, Lazudi and other portals still carry villas in the roughly THB 24.88 million to THB 31–33 million range. The spread appears to reflect different plots, house sizes and potentially different furniture or fit-out packages; one current advertisement explicitly distinguishes a THB 19.9 million starting point from a THB 24 million furnished package. For that reason, THB 19,904,000 is used here only as a lower market anchor. It should not be treated as a developer price promise or as directly comparable with a larger furnished villa.
Location is one of the project’s more practical features for a buyer who wants a substantial private home without moving far into East Pattaya. Cornerstone’s location material points to Big C Extra, Foodland, Central Festival Pattaya Beach, Pattaya Beach, Bangkok Hospital Pattaya and Bangkok Hospital Jomtien, along with motorway and highway access. Those are driving references rather than walkability claims. Sukhumvit remains the dividing line between the villa and the beachfront side of central Pattaya, and travel time will move with traffic. The trade-off is straightforward: Lavender Villa offers more private indoor and outdoor space than most central condos while keeping city services within a normal drive. Someone prioritising cafés, nightlife and the beach on foot will probably prefer a different location; a family that drives daily may find the east-of-Sukhumvit position much easier to live with.
Common facilities are described with some variation across platforms, but several features recur: gated access, 24-hour security, CCTV, a clubhouse and a gym. FazWaz also lists a sauna and reception or lobby area. At villa level, the private pool and two parking spaces are confirmed by the project website. The overall scale matters: with only 15 houses, this is not a resort community built around a long amenity list. That can be attractive if privacy and a quieter shared environment matter more than extensive communal services. It also makes the management structure worth checking carefully. Public pages do not provide a single current developer-issued common-area fee schedule for every villa, and third-party listings contain unit-specific fee and management claims that should not be generalised across the entire project.
Foreign ownership needs to be approached as a land transaction, not as a condominium purchase. Thailand’s 49% foreign quota applies to condominium unit area and is not the legal route for a detached villa. The Department of Lands publishes separate rules for land acquisition by foreigners, with only narrow statutory exceptions to the general restrictions and additional approval requirements.
