Why this project is worth a look
Low entry cost
Resale units still appear around the low THB 1M range, giving buyers a relatively inexpensive route into a central Pattaya address. The trade-off is that value depends heavily on the exact unit, renovation quality, building position and common-area condition.
Layouts are not uniform
The building appears to have started with many compact studios, while larger one- and two-bedroom homes were often created through combinations or later alterations. Buyers should judge the registered and physical layout, not just the bedroom count in a listing title.
Management drives ownership
The original developer cannot be reliably identified, but in a condominium completed decades ago the more important counterparty is the juristic person managing the building today. Accounts, maintenance, arrears, house rules and planned capital works deserve close attention.
Inspection history matters
A municipal building-inspection entry dated 21 October 2024 carries a not-passed status. It does not establish the building's current condition, but it makes an updated certificate and evidence of remedial work a sensible pre-purchase requirement.
Foreign freehold can work
Current listings include units offered under the foreign quota. A foreign buyer can hold freehold if the statutory quota remains available, but the juristic-person certificate for the exact unit is what matters at transfer, not the agent's label.
About the project
Pattaya Plaza Condotel is a long-established resale condominium on the Sukhumvit side of central Pattaya, in Nong Prue, Bang Lamung, Chon Buri. The strongest project profiles agree on the core identity: completion in December 1987, 12 storeys and an active secondary market rather than developer-led primary sales. A total of 352 units is the most consistently repeated figure. The address at 59/1 Sukhumvit Road is specific enough to identify the complex, and the mapped location aligns closely with a Thai government record for equipment installed at Pattaya Plaza Condotel 1. For a buyer, the important point is that this is a mature condominium where the condition and paperwork of the exact unit matter more than a glossy project specification.
Its age changes the due-diligence priorities. There is no construction-completion risk left, but a building from the late 1980s comes with decades of wear, repairs and management decisions. Lift condition, water systems, common-area waterproofing, pool maintenance, reserve funding, fire-safety systems and planned capital works are all more meaningful than the original brochure would be even if one still existed. A nicely renovated apartment can sit inside a building that needs major spending, while an older interior can be perfectly rational if the juristic person is well run. A serious viewing should therefore include the common areas, parking, service spaces where accessible, and a review of the condominium's current financial and maintenance documents.

The original developer has not been verified. Major portals list the developer as unavailable, while some local agency pages use the generic label 'Local Developer' without naming a legal entity. That is not unusual for an older Pattaya resale building, but it means the project should not be attached to the reputation of any modern developer group without evidence. In practical terms, today's buyer is purchasing from an existing owner and will rely on the condominium juristic person for building management, ownership certificates and common-area administration. The registry record therefore leaves the developer field blank rather than converting an unverified generic label into a fact.
The unit mix is less standardised than in a modern launch. One local project specialist says the development originally centred on roughly 38 sqm studio layouts and that many larger homes were created by combining units. Current market evidence fits that description: studios are advertised around 38–48 sqm, one-bedroom units range from compact 38 sqm apartments to substantially larger 56–76 sqm layouts, and two-bedroom stock around 76 sqm also appears. The bedroom label alone is therefore a weak guide to what a buyer will actually get. Layout geometry, number of bathrooms, balcony arrangement, kitchen placement and the quality of past alterations can vary materially, so the registered plan and any approved alteration records deserve as much attention as the room count in the advertisement.
The entry price is one reason Pattaya Plaza Condotel still appears in the resale market. An active 38 sqm listing refreshed on 1 September 2026 was offered at THB 1.19 million, with other units priced higher depending on size, renovation and floor. The rental side also remains visible, with recent advertisements around THB 8,000–11,000 per month for smaller units. Those figures should be treated as a market snapshot, not a yield promise. Duplicate agency listings are common, renovated and unrenovated apartments are not directly comparable, and older-building costs can change the net economics considerably. The project is best understood as a low-entry-cost city resale option where unit selection matters heavily, rather than as a homogeneous investment product.
The repeatedly confirmed communal facilities are straightforward: a swimming pool, gym, car parking, 24-hour security, CCTV and lifts. Some sources also describe an on-site shop, laundry and restaurant. For an older condominium, the existence of an amenity matters less than its present condition and operating quality. A buyer should look at the pool deck, lift service, lighting, access control and parking usage in person rather than relying on a facility checklist. Online common-fee information is inconsistent as well: one data set shows a fixed THB 1,000 monthly charge, while another quotes THB 15 per sqm per month. The current juristic-person statement for the selected unit is the only sensible basis for budgeting ongoing charges.
The location favours road connectivity over a beachfront lifestyle. Pattaya Plaza Condotel sits by Sukhumvit Road with access toward Central Pattaya Road, and local project pages repeatedly reference nearby everyday destinations such as King Power, Big C Extra and Foodland. This can suit a resident who drives, uses a motorbike, works around the city or values quick access to the Sukhumvit corridor. It is less compelling for someone whose priority is to walk out of the building and be on Pattaya Beach within a few minutes. Traffic noise, outlook and ease of entering or leaving the complex can also differ significantly by building, floor and orientation, so the exact unit position is part of the buying decision.
Foreign ownership is feasible but unit-specific. Thai condominium law allows foreign freehold ownership up to 49% of the total unit area in a registered condominium, and several current Pattaya Plaza Condotel listings are explicitly marketed as Foreign Quota. That marketing tag does not replace the juristic-person certificate required for transfer. The buyer should confirm the quota status for the exact unit, obtain the debt-free and foreign-ownership certificates required for registration, and make sure the payment trail meets the Land Department requirements. If the advertised ownership status and the juristic office's documents do not match, the documents win.
There is also a building-level point that deserves direct verification before purchase. The most recent municipal inspection entry found in the public index for Pattaya Plaza Condotel is dated 21 October 2024 and carries a 'not passed / objection' status. The entry does not explain the defect, its severity, or whether it was later remedied, so it would be wrong to convert that line into a claim that the building is currently unsafe. It does, however, justify asking the juristic office for the latest mandatory building-inspection certificate and evidence of any corrective work. This is exactly the type of issue that matters more in an older resale condominium than a generic list of amenities.
Public sources also disagree on the physical composition of the project. The most consistent project profiles describe a 12-storey, 352-unit development, while some Pattaya agencies call it a two-tower complex and quote different totals, including 500 units. Current listings refer to Building C, and informal descriptions mention Buildings A and C; municipal records separately use the name Pattaya Plaza Condotel 1. The market clearly treats these references as one familiar condominium complex, but the legal building structure is not cleanly documented online. The registry therefore uses the best-supported 352-unit figure while flagging the building-count discrepancy for document-level confirmation if it becomes relevant to the selected unit.

Ownership format
A foreign buyer may hold condominium freehold within the statutory 49% foreign-ownership quota measured by the total unit area of the building. Current resale listings at the project include units marketed as Foreign Quota, but the exact unit status and quota availability should be confirmed through the condominium juristic person before transfer registration.
Unit types & sizes
Current and recent listings show studios around 38, 45 and 48 sqm. In a building of this age, interior condition and layout can vary sharply from one unit to the next, so area alone is not a reliable proxy for quality.
One-bedroom stock ranges from compact 38 sqm units to 56–76 sqm homes, with some larger layouts likely reflecting combined original units. Bathroom count and actual internal planning vary, so each apartment needs unit-level review.
A current 76 sqm two-bedroom listing confirms that this format exists in the resale stock. There is no reliable published original unit schedule, so this should be treated as a real market example rather than a standard project specification.
The mix above is reconstructed from actual resale listings rather than an original developer schedule. One specialist source says the project was largely built around roughly 38 sqm studios and that many larger homes were later created by combining units. The registered plan of the selected apartment should be checked against its present physical layout. Location
- Sukhumvit Road in Nong Prue gives direct access to Pattaya's main north-south road corridor.
- The complex sits close to the Central Pattaya Road direction and is described locally as being by the Sukhumvit/Central Pattaya junction.
- King Power, Big C Extra and Foodland are repeatedly cited among the practical nearby city destinations; this is an urban road-side location rather than beachfront frontage.
- Reaching the beach area normally involves a drive or local transport, so the location works best for buyers comfortable with road-based mobility.
