Why this project is worth a look
Low entry price
A recently updated 39 sqm studio is offered at THB 1.1M. That creates a genuinely low-cost route into a Central Pattaya condominium, provided the buyer prices in the apartment's actual condition and the building's current obligations.
Urban location
The building is off Sukhumvit-Pattaya 42 in Nong Prue, with Central Pattaya services and the Sukhumvit corridor close at hand. It suits buyers who value everyday city access more than a beachfront resort setting.
Larger floor areas
Verified resale evidence includes 39 sqm and 48 sqm studios and a 97 sqm two-bedroom apartment. It is not a complete original unit schedule, but it confirms that the building contains substantially sized apartments by modern budget-condo standards.
Simple amenity trade-off
Security, CCTV, parking and lifts are documented, while a pool and gym are not. The proposition is therefore about space, location and acquisition cost rather than a resort amenity package.
Inspect what exists
There is no construction-delivery risk to analyse because the building is long completed. The due-diligence burden moves elsewhere: juristic-person finances, maintenance history, common-property condition, owner arrears and the exact foreign-quota status of the chosen unit.
About the project
Pattaya Pad Condominium is best approached as an established Central Pattaya resale building, not as a new launch. The buyer is not waiting for construction or relying on a developer's future amenity plan; the real work is to understand the specific unit, the condominium's current management and the legal position at transfer. Several independent Thai sources converge on one building with 11 floors and 336 units. The completion year is less tidy. PropertyHub, Scancondo, ZmyHome and My Pattaya Real Estate point to 1991, while a cluster of international property platforms carries December 2012. We use 1991 as the working completion year because it is supported by several separate local datasets, but the discrepancy should be treated as unresolved until the condominium's own registration records are checked.
The location is much easier to pin down than the history. The building sits off Sukhumvit-Pattaya 42 in Nong Prue, on the Central Pattaya side of the city rather than in a beachfront resort strip. OpenStreetMap identifies the building footprint at 12.93044, 100.89653. A current resale listing places King Power Pattaya about 240 metres away and Harbor Pattaya about 346 metres away, with Central Pattaya at about 1.46 kilometres. Those figures are useful as orientation rather than promises about travel time. What matters is that the building is embedded in an urban service area and has direct access to the Sukhumvit corridor, which can be more practical for everyday living than a resort address that is closer to the sea but less convenient for routine errands.

Pattaya Pad has a deliberately simple common-area profile by today's standards. Parking, 24-hour security and CCTV are consistently listed, and PropertyHub also shows lifts while marking a swimming pool and gym as absent. That distinction is central to the value proposition. A buyer who wants a modern resort-style condominium with a large pool deck, fitness centre and lifestyle facilities will probably find the building too basic. A buyer focused on usable internal area, a central address and a lower acquisition budget may see the simplicity differently. It should not, however, be assumed that fewer amenities automatically mean low running costs. For an older condominium, the more important numbers are the juristic person's current budget, arrears, reserve position and planned capital work.
The resale evidence also shows why unit-by-unit analysis matters here. A studio of 39 sqm on the 10th floor was listed at THB 1.1M and updated on 12 August 2026. A separate PropertyHub listing offers a two-bedroom, two-bathroom unit of 97 sqm at THB 2M. Hipflat records a 48 sqm studio sale on 25 January 2026 at THB 1.1M. These are not interchangeable price points and should not be turned into a single 'project price'. Renovation condition, floor, outlook, ownership quota, outstanding common charges and the seller's urgency can all move the number materially. Pattaya Pad is therefore a building where the apartment itself matters at least as much as the project name.
Foreign ownership needs a specific check for every apartment. Thai condominium law permits foreign freehold within the statutory foreign quota, capped at 49% of the condominium's total unit area. Current Pattaya Pad listings do show individual units described as foreign-quota or foreign freehold, including the 39 sqm studio used for the current price anchor. That is useful evidence that foreign freehold exists in the building, but it does not establish availability for the next unit. Before paying a reservation or deposit, the buyer should obtain the condominium juristic person's quota confirmation and make sure the transfer structure is acceptable to the Land Office. A Thai-name unit is not automatically convertible simply because another apartment in the same building has foreign freehold.
The developer history is not clean enough to present as a settled fact. My Pattaya Real Estate attributes the project to Y S D Group Co., Ltd., a Thai company whose corporate profile describes a residential real-estate business. Scancondo and RentcondoBKK instead identify Pattaya Pad Condominium Co., Ltd. as the project owner. We did not find a primary project website, original brochure or official historical record that clearly resolves the relationship between those names. With a completed older building, this uncertainty is less important than it would be for an off-plan purchase, but it still matters for provenance. The practical focus today should be the condominium juristic person: accounts, outstanding owner debts, major repair decisions, lift and building-service maintenance, insurance and any planned special assessments.
The unit count also has a smaller but real data conflict. Most sources we reviewed use 336 units, while ZmyHome and Condothai list 348. We retain 336 in the registry because it is the most consistently repeated figure across independent local and international sources, but it should not be treated as a substitute for the condominium registration documents. Exact unit count can affect foreign-quota calculations and the structure of common-property obligations, so a serious buyer should rely on the juristic person's formal documents rather than a portal summary.
Taken as a whole, Pattaya Pad is a low-entry-cost urban resale option rather than a lifestyle-branded condominium. Its appeal is straightforward: central Pattaya access, evidence of relatively large unit sizes and asking prices that can sit well below newer projects. The trade-off is equally straightforward. The building is old, the amenity package is basic, and online records contain contradictions that require document-level verification. This is not a project to buy on the strength of a generic listing page. It is a project where a good purchase depends on choosing the right unit, confirming foreign-quota status, checking the condominium's finances and maintenance record, and pricing the apartment against its actual condition rather than against an advertised project average.

Ownership format
A foreign buyer can hold condominium freehold only within the building's 49% foreign-ownership quota. If the selected unit cannot be transferred within that quota, another lawful structure, commonly leasehold, has to be considered; the exact status of the chosen unit should be confirmed with the condominium juristic person and at the Land Office before transfer.
