A tangible product
The main source set treats Phase I as completed and there is visible resale and developer stock on the market. Buyers can inspect daylight, noise, stairs, pool condition, neighbouring homes and finishing quality in person rather than relying on renderings. For a completed scheme, those observations are more useful than broad marketing claims about future lifestyle.
Two house scales
Type A is roughly 285–291 sqm over three storeys; Type B is around 375 sqm over four storeys and Renthai reports a private lift. That is more than a size difference. Vertical circulation affects how well the home works for young children, older family members, frequent guests or anyone expecting to use the property long term.
Shared amenity layer
The project combines private pools with communal facilities including a pool, gym, security, CCTV, café and lounge/reception areas. For a small 21-home phase, that is a meaningful amenity package if it is fully operational and properly maintained. The management structure and recurring charges therefore deserve the same attention as the house itself.
Visible market pricing
There is enough active stock to see a real market range rather than a single launch figure. That helps buyers compare homes within the same development. Still, the lowest asking price is not automatically the best value: plot, furnishing, condition, outlook and ownership structure can matter more than a modest headline discount.

This is not a low-density beach resort on the outskirts, nor a conventional detached house on a large plot. The trade-off is clear: buyers get substantial internal space close to central Pattaya, but the scheme is denser and the experience can vary materially by row, plot and neighbouring units.
The Phase I facts are relatively consistent across the market. FazWaz, KaiBaanThai, HomesThailand and several Pattaya agencies all identify 21 homes and commonly show October 2024 as completion. Other portals use 2025 or 2026. The identity of the scheme does not change across those pages: the name, location, 21-unit count and layouts remain the same. The date discrepancy therefore appears more likely to reflect handover timing, residual works or the broader development programme than a separate project. For this record, Phase I is treated as completed in October 2024, while the selected property’s own transfer and registration history should still be checked.

There are two core house formats. Type A is a three-storey, four-bedroom, five-bathroom home. Renthai describes it at about 285 sqm, while active Type A listings show 291.33 sqm. Private pools and rooftop gardens appear across the published plans and listings. That makes the project viable for buyers who want several separate living zones, but the vertical layout is a genuine usability consideration, particularly for Type A where a lift is not consistently documented.
As of 15 September 2026, active public listings start at roughly THB 14.99M. Current stock appears around THB 14.99M–16.3M on several portals, while Cornerstone publishes a wider range up to THB 20.75M. The spread is not purely about internal floor area: public listings vary by plot size, furnishing and specific unit. The entry price is therefore useful as a market anchor, not as a universal developer price list. In a completed development, the more useful comparison is house-by-house: plan, plot, condition, furniture package, outlook and legal structure.
The shared facilities are supported by several independent listings: a communal pool, gym, 24-hour security, CCTV, lounge space, reception and a café. Renthai additionally lists a sauna, children’s area, co-working space, restaurant, gardens and parking. That is a relatively broad amenity set for a 21-home phase. A buyer should still distinguish between features shown in project marketing and facilities that are operating today, and should ask who manages them, what the common-area budget is and how recurring charges are calculated. Public listings do not disclose a consistent maintenance fee.
The legal and developer picture needs careful document-level checking. Thai company data shows an active Aura Villa Reserve Co., Ltd. in Nong Prue, and Lazudi names that company as the developer. FazWaz and related portals instead attribute the project to the Thavornasia brand. Those statements can coexist, but the purchase contract must identify the actual seller and the entity holding rights to the land and buildings. For foreign buyers, condominium rules should not be imported into a villa transaction: foreign individuals are generally not permitted to own Thai land directly. Public listings variously use “freehold”, “Thai name” and generic lease guidance, so the selected villa’s title and ownership route must be established from the documents rather than the listing headline.
The project company can be traced separately from the marketing brand. Thai corporate data shows Aura Villa Reserve Co., Ltd., registration number 0205556034948, as an active company at 88/88 Moo 9, Nong Prue, Bang Lamung, Chon Buri. The entity was originally incorporated in 2013 under another name and was renamed Aura Villa Reserve Co., Ltd. in October 2023; the published registered capital is THB 80M. That is useful for identifying the project-side entity, but it is not a substitute for transaction due diligence. A buyer still needs the land documents, seller authority, purchase agreement and clear payment instructions for the selected home.
Rental-income marketing is much less consistent than the physical project data. Some agency pages advertise a 6% guaranteed return for three years, others say six years, and certain listings add an annual personal-stay allowance. Those claims are not included as a project benefit here because no single primary document was found that confirms one current programme across all available homes. An investment-led buyer should ask for the actual management or guarantee agreement, identify who owes the payment, understand what the percentage is calculated on, list all costs and owner-use restrictions, and check termination clauses. Without that paperwork, the percentage is a sales offer tied to a specific seller or campaign rather than an inherent feature of the property.
There is also a scope issue around later phases. Global Property Pattaya refers to a 45-unit Phase II, while Cornerstone and Lazudi describe broader future expansion and a possible resort-style condominium component. The available evidence is not strong enough to merge those future elements into the 21 completed homes. This dossier therefore covers Phase I only. Any later 45-home release or condominium component should be treated as a separate development stage until it has its own confirmed plans, delivery dates, pricing and legal documentation.
